    DEED OF ABSOLUTE SALE

    KNOW ALL MEN BY THESE PRESENTS:

    I, ERIN GABRIELE T. SANTOS,

    of legal age, Filipino, single, and a resident of Brgy. Taculing,


    City of Bacolod, Negros Occidental, Philippines.

    for and in consideration of the sum of FIVE HUNDRED


    THOUSAND PESOS (P500,000.00), Philippine currency, to me in hand
    paid by

    FRANK T. CASTLE,

    Filipino, of legal age, and a resident of Brgy. Taculing, City of


    Bacolod, Negros Occidental, Philippines, do hereby SELL, TRANSFER,
    and CONVEY, absolutely and unconditionally unto Frank T. Castle, his
    heirs and assigns, that certain parcel of land together with the
    building and improvement thereon, situated in Bacolod City, Negros
    Occidental, which parcel of land is more particularly described as
    follows, to wit:

    TRANSFER CERTIFICATE OF TITLE NO. 4331894

    “A parcel of land, lot no. 05, in the name of Erin


    Gabriele Santos, situated in Riyal St., Brgy. Taculing,
    Thass II Subd., City of Bacolod, Negros Occidental,
    Island of Visayas. Bounded on the NE., points 2 to 5 by
    Subdivision Road (10.00 m. wide); on the SW., points 5
    to 1 by Lo 4, of the Subdivision Plan; and on the NW.,
    points 1 to 2 by Lot 3, Block 4; containing an area of
    FORTY THOUSAND SQUARE METERS (40,000 Sq.m.),
    more or less.”

    of which I am the registered owner in fee simple in accordance with


    the Land Registration Act, my title thereto being evidence by Transfer
    Certificate of Title No. 4331894, issued by the Register of Deeds of
    Bacolod City.

    It is hereby mutually agreed that the vendee shall bear all the
    expenses for the execution and registration of this deed of sale.

    IN WITNESS WHEREOF, I have hereunto signed this deed of


    sale, this 05th day of January, 2019, at Bacolod City, Philippines.
