Abstract
The objective of this Marketing Research is to provide a comprehensive
study on possible real estate development in Opol, Misamis Oriental. The study
includes the analysis of the following, population, income, location and
infrastructure. Cagayan de Oro City has been very progressive

II. Introduction

The Municipality of Opol is a 2nd class municipality in the


province of Misamis Oriental, Philippines . According to the 2007 census, it has a
population of 47,187 people in 11,482 households. Opol town is divided into
14 barangays namely, Awang, Bagocboc, Barra, Bonbon, Cauyonan, Igpit, Limonda,
Luyongbonbon, Malanang, Nangcaon, Patag, Poblacion, Taboc, and Tingalan.
Key economic activities in Opol include commercial fishing, farming,
tourism/hospitality, and light industry. Notable economic infrastructure includes
the San Miguel/Coca-Cola bottling plant, Lechem Food Marketing, and fishing port at
Luyong-Bonbon as well as the municipal market building, located adjacent to the
Opol municipal centre. The Cagayan de Oro - Iligan highway passes through Opol,
alongside the coast. The highway is a key inter-regional transport route and
comprises an integral part of the Cagayan de Oro - Iligan Corridor Special
Development Project. This is a major infrastructure development initiative which is
likely to result in significant economic growth for Opol, Misamis Oriental and the
adjoining province of Lanao del Norte in coming years.

Opol is home for the Philippine Ostrich & Crocodile Farm is the first
combined ostrich and crocodile farm in the Philippines. The farm is home to several
hundred ostrich and several dozen crocodiles, with both species being cultivated for
leather and meat. The farm is open to the public for supervised tours. Apple Tree
Beach Resort (formerly called Lauremar Beach Resort, after being under new
management) is a popular tourist resort located on the main beach in central Opol.
Opol Aviary and Mini Zoo features a wide variety of native birds and animals
(Closed as of 2014). San Pedro Beach Resort is the first beach resort in Misamis
Oriental. With big halls and cottages that could cater to seminars, weddings and
other large gatherings. It also has medium to small size open air cottages for cozy
and more private family or friends gathering. It also has affordable air-conditioned
rooms with own bathroom and TV. D. Yasay Beach Resort is an affordable party
place for family/barkada gimik and company events. With clean open air cottages,
social hall and air-conditioned rooms to choose from, guests are sure to find one
that is just right for their budget. Seven Seas Waterpark and Resort is an upcoming
resort about to be finished building near Barra. It provides resort entertainment
such as long and big slides, pirate ships, and more.

El Salvador (Cebuano: Dakbayan sa El Salvador; Filipino: Lungsod ng El Salvador) is


a city in the province of Misamis Oriental on the island of Mindanao, southern part
of the Philippines. According to the 2015 census, it has a population of 50,204
people. The city serves as a pilgrimage site for Divine Mercy devotees, that is why it
is also called "The City of Mercy", "City of The Saviour", and "The Christ City of the
Philippines".

El Salvador is located in the Province of Misamis Oriental in Northern


Mindanao (Region X). It is bordered by the Municipality of Alubijid to the west, Opol
to the east and Manticao and Naawan to the south. On the north, lies Macajalar Bay
of the Bohol Sea. Administratively, El Salvador is subdivided into 15 barangays
namely Amoros, Bolisong, Pedro Sa. Baculio (Bolo-Bolo), San Francisco de Asis
(Calongonan), Cogon, Himaya, Hinigdaan, Kalabaylabay, Molugan, Poblacion,
Quibonbon, Sambulawan, Sinaloc, Taytay, and Ulaliman. One forms the center of the
city (poblacion) whereas the other 14 are in the outlying areas. Some of them are
even several kilometers away from the center of the city.

El Salvador hosts several companies, plants and factories west of Misamis
Oriental. These are Asia Brewery, Tanduay Rhum, Virgin Cola Bottling Plant (Visayas
and Mindanao region distributor), Highland Fresh Daily Products, Monark
Equipment, The Aoso, Zest-O Corporation, WL Foods Corporation, Universal Robina
Corporation and Union Plywood Corporation.

With regards to financial institutions, Rural Bank of El Salvador and lending


institutions such as FICCO, Oro Coop, M Lhuillier and others are accessible at office
hours in this place.

Some of the attractions of El Salvador City are Divine Mercy Shrine (Misamis
Oriental), located in the Divine Mercy Hills, PSB-Ulaliman which is overlooking
Macajalar Bay. The shrine has a 50-foot statue of the Divine Mercy Christ, the
biggest in Asia. It serves as a pilgrimage site for the Divine Mercy devotees. As a
pilgrimage and sacred site, visitors are not allowed to wear shorts and other
revealing clothing. Those who do so will be forced to cover themselves with a blue
cloth provided by the shrine administrators. Burias Island, located just a few
kilometers off the coast of Molugan or about 3 km west of the town of Opol. El
Salvador Night Café and Market, is set up on Friday night at Barangay Poblacion.
Tagnipa-ons and visitors gather to have barbecue, enjoy the live band music, beer,
and also the great bargains from the nearby Night Market Our Lady of Snows Parish
Church, newly constructed church located within the city. Abaga & Sikiop Falls,

III. METHODS
The researchers have analyzed that Cagayan de Oro City is becoming
congested. It is most likely possible that real estate development will shift to the
Municipality of Opol extending to El Salvador City. Evidently, the population of
Cagayan de Oro City has greatly increased from 553,966 (2007) to 602,088 (2017).

VI. Scope and Limitation

The scope of the study is limited to the Municipality of Opol and the included
real estate development is focused merely on the said area.
