facts, observations, opinions, questions



Theres been some activity in St.Marie with cars and
people looking around. So I found out that theres ads on the
internet under Survival Reality.Com and Glasgow AF BaseCommercial and Residential Property- $500,000. Pictures of the
hospital, school, and bunkers and stating 50 + houses in a 55+
community with several ready for occupancy starting at $15,000
and all property offered in its as is condition.

The mentioned housing is the NorthStar Senior Village CoOp....big difference compared to a condominium or townhouse.
1. Typically condo or townhouse owners pay cash or secure a
mortgage. They purchase their own unit and pay their own
taxes and association fees that provides maintenance and
insurance. They hold property title and build equity.
2. Co-Op buyers secure loans and are not really buying property,
but are shareholders in a LLC (limited liability corporation).
So shareholders are NOT property owners and pay HOA
(home owner association) payments as well as any Special
Assessments. Will the NorthStar Senior Village Co-Op
provide maintenance and insurance and pay the property
taxes?
3. 43% of New York City non rental housing are property CoOps....but THIS AINT NEW YORK CITY! This is St. Marie
Montana. And these properties are not comparable to a well
maintained high rise building in high demand.
4. With all the back taxes, water, and association bills due
(some state of foreclosure), could a Lis Pendens appear?
Written notice that a lawsuit has been filed involving claimed
ownership or property title in question? With liens and
litigation in progress could a lis pendens come about?
5. As the ad mentions, a due diligence inspection trip for
evaluation is recommended since all property is offered in its
As Is condition. One hopes that potential share purchasers
do a preliminary or abstract title search of the offered Co-Op
properties and get answers to the above mentioned questions.
As in past years, one comes away with nothing if an LLC or
Co-Op goes bankrupt. Caveat Emptor....or Buyer Beware.

Otto Thill (guiding the
Falcons to five state titles),
is thrilled at the chance
to host a clinic at Sullivan
Park for 3rd through 8th
grade girls on Saturday
and Sunday, August 20-21st
from 10:00 am noon and
1:00 to 3:00 p.m. both days.
Otto learned the basics
of fast pitch softball in what
he refers to as the capitol of
fast pitch, Havre. He was
born and raised here in
Glasgow. His father was a
railroader and when Otto
was 16 years old, the family
transferred to Havre in 1962.
Now Otto would like
to return a favor to Glasgow
where he enjoyed growing
up as a kid.
Registration for the
softball clinic will begin at
9:30 on Saturday, August
20th at Sullivan Park. The
cost is $20 per participant
and check should be made
out to Mike Thill. Attendees
are asked to please RSVP
to Stacey Johnson at 406599-7154 by THURSDAY,
AUGUST 18TH in order
to get a head count.

registration cost back to
the Glasgow Scotties High
School Fast Pitch Softball
program.
Attendees are asked to
bring a glove along with any
other softball gear they have.
Otto will cover pitching,
hitting, base running,
sliding, and throwing. He
will also spend extra time
after each day to work
with those girls who are
interested in pitching.

I am hoping that we get
several girls to attend as our
softball program is a good
one but it could be a great
one if we could get more
younger girls interested,
said Stacey Johnson.
