The A - Z of Property
The team at Anne Duncan Real Estate have put together an easy guide of the most important things to remember when buying or
selling your home. We all know that its our biggest investment so make sure you try to avoid potential stress and cost from the outset.
The experience of buying or selling your house should be a rewarding and positive one.
Well kick off with A and probably the most important start in the
process.
A Agent. Make sure you choose the right agent. Go with someone you
know and trust preferably. Get recommendations from family, friends,
work colleagues and local residents who have recently bought or sold in
the area. Go online, browse publications and drive around the area to
look for signboards with agents details on them. Establish a relationship
with your agent and trust their judgement.
Auction. We have to mention Auctions in this category as this is still
currently the preferred method of sale for us and proves very popular as it
is very transparent. Buying at auction is the simplest and most straight
forward for both buyer and seller and results in current market value
being achieved. Our auction success rate currently stands at 97%.
B Buyers. Understand the process. Know what your needs are. Consider
things like price, affordability, financial limitations and expectations. Stick
to your budget and work out how much you can afford to borrow and
exactly what your repayments are each month. Dont forget to factor in
other costs such as rates, insurance, body corporate fees and maintenance. And dont forget legal fees.
C Compliance & Consents. Check that the property you are buying has
all consents signed off. All consents will need a Code Compliance
Certificate (CCC). The building consent process is not complete until a CCC
has been issued.
D Disclosure. Disclosing the reasons for your sale and any defects or
things that might be material to a buyer. You must not mislead nor
provide or withhold information that should by law or in fairness be
provided during the sale. You must disclose known defects and be
upfront about any major maintenance work that has taken place.
E Exclusive listing. A written contract that gives a licensed real estate
agent the exclusive right to sell a property over a specified time.
F Finding the right property. Know what your needs are and what plans
you have for the future. Make a list considering size and space, style and
type of house and how many occupants are expected to reside there.
Contemplate school zones, local amenities, public transport and proximity to work and family & friends.
G Guarantor. A person who agrees to take responsibility for the
repayment of a loan in case of default by the borrower.
H Homework. You must do your due diligence when buying a property.
Take reasonable steps to ensure you have done your homework. It will
pay off in the end.
I Investment property. Property is a great investment. Lots of investors
are buying properties to rent out. The government and banks are now
insisting on a 40% deposit for all investors.
K Knowledge. Know the market. Attend auctions and open homes in the
area. Browse online, in newspapers and real estate publications. Find out
recent sales prices and how long a property was on the market. This will
give you an indication of market value. Your sales agent will be able to
provide you with sales statistics.
L -LIM. This is the Land Information Memorandum and provides information the council holds on a property. It provides information on special
land features or characteristics. It is prepared by the local council at your
request. A LIM can tell you about potential erosion, subsidence, hazardous contaminants, stormwater and sewage drains. It can also tell you of
approved building and resource planning permits and consents.

Once inside, the companys principals of
running as a home away from home is
clearly evident. From the early age of 3
months up to six-years-old there is a place for
every child no matter what their background.
The diverse cultural make up of teachers and
children makes for a social melting pot. Race,
religion, colour or creed doesnt matter here
as every child is encouraged to acknowledge
and explore each others culture.
Festivals from around the world are
celebrated throughout the year with children
dressing up in various costumes to promote
their heritage.
Teacher Keti and Neven are hands on at the
centre and are adamant that the familyfriendly environment the children and staff
experience is key to their success and
longevity. Staff turnover is minimal and even
teenage daughter Katjana is now learning
the ropes, helping out whenever she can in
her spare time.
The Bambinos name has expanded in recent
years with a centre now open in Manukau
and one in Mt Manganui.
It certainly proves that their philosophy,
policies, procedures and educational
programmes are a hit with children and their
families and we look forward to celebrating
the next big milestone with them.
One of the biggest questions we are currently getting during these colder
months is the level of heating and insulation in homes. As such I would
recommend getting onto any insulation requirements well before the new
government regulations come into force on 1 July 2019.
Its sometimes hard to impress all prospective tenants, but if you can cater for
the majority of the market it certainly cuts down on the amount of time it takes
to rent a property and gives you a much better choice of tenant.
We normally expect more tenants looking again around late September or early
October.
