The A - Z of Property
The team at Anne Duncan Real Estate have put together an easy guide of the most important things to remember when buying or
selling your home. We all know that its our biggest investment so make sure you try to avoid potential stress and cost from the outset.
The experience of buying or selling your house should be a rewarding and positive one.
Well kick off with A and probably the most important start in the
process.

M Marketing Campaign. Anne Duncan usually recommends a


3-week campaign if going to auction. Our campaign includes
organising photographs, writing the copy, booking the marketing,
the auctioneer, loading onto the internet, designing artwork for
flyers, window displays, sign boards and all other relevant publications, then the 3 weekends of open homes.
N Negotiation. Unlike auctions where the highest bidder is
successful, this is when you negotiate the sale price and the terms
and conditions between vendor & purchaser. You have more control
during negotiations and once both parties are satisfied an offer is
then made.
O Open Homes. A very important step in the process of buying or
selling your home. Make sure the place is clean and tidy, including
cupboards which might be opened. Ensure the house smells nice
and is well aired. Open curtains and windows. Fresh flowers are a
good idea and if you have pets make sure they are away at the time
of the viewings, including all traces of odours and hairs.
P P-Testing. P or Meth testing is topical at the moment. A lot of
buyers are asking to have a test as part of the due diligence.
Q Quotable Value Limited. QVs main purpose is to provide local
authorities property valuations for rating purposes and general
property valuation services.
R Research. Again be aware of your needs and why you want a
certain home. Investigate area, values, amenities, public transport
links and proximity to schools and work place.
S Staging. Staging a property for sale can add thousands of dollars
to the price you can achieve. There are huge benefits including
making a house look bigger, more desirable, trendy and therefore
sell a lot quicker. A well-dressed house will appeal to more buyers
and show the full potential of a home.
T Title. The Certificate of Title is a document that describes the
property and shows the legal owner of the property. It can be
freehold, leasehold, cross-lease or unit title. Unit Titles are multi-unit
properties where owners privately own an area of land or part of a
building and share common property such as driveways or lifts. It
will also record encumbrances and covenants in the title.
U Unconditional. The legal contract that binds both the purchaser
and the seller to settle on the agreed date at the agreed price. It is
not subject to any conditions.
V Vendor. The vendor is our client when selling and our fiduciary
duty is to our vendor client.
W Wish List. Think of everything youd like in your perfect home. Sit
down and write a wish list. Although its rare to find everything youd
like in a house it helps to have a list.
X Expectations. Dont expect a BMW if you can only afford a Skoda.
Be realistic in your expectations to style and size of house and its
location.
Y Why notstart your search now. The sooner you get on the
property ladder the sooner you can enjoy the benefits of owning
your own home.
Z Zoning. Zoning describes the control by authority of the use of
land and of buildings. Zoning rules in Auckland make sure that
activities and development in areas are appropriate to the local
environment and take into account conservation, culture, heritage
and people when applying the rule.

A Agent. Make sure you choose the right agent. Go with someone you
know and trust preferably. Get recommendations from family, friends,
work colleagues and local residents who have recently bought or sold in
the area. Go online, browse publications and drive around the area to
look for signboards with agents details on them. Establish a relationship
with your agent and trust their judgement.
Auction. We have to mention Auctions in this category as this is still
currently the preferred method of sale for us and proves very popular as it
is very transparent. Buying at auction is the simplest and most straight
forward for both buyer and seller and results in current market value
being achieved. Our auction success rate currently stands at 97%.
B Buyers. Understand the process. Know what your needs are. Consider
things like price, affordability, financial limitations and expectations. Stick
to your budget and work out how much you can afford to borrow and
exactly what your repayments are each month. Dont forget to factor in
other costs such as rates, insurance, body corporate fees and maintenance. And dont forget legal fees.
C Compliance & Consents. Check that the property you are buying has
all consents signed off. All consents will need a Code Compliance
Certificate (CCC). The building consent process is not complete until a CCC
has been issued.
D Disclosure. Disclosing the reasons for your sale and any defects or
things that might be material to a buyer. You must not mislead nor
provide or withhold information that should by law or in fairness be
provided during the sale. You must disclose known defects and be
upfront about any major maintenance work that has taken place.
E Exclusive listing. A written contract that gives a licensed real estate
agent the exclusive right to sell a property over a specified time.
F Finding the right property. Know what your needs are and what plans
you have for the future. Make a list considering size and space, style and
type of house and how many occupants are expected to reside there.
Contemplate school zones, local amenities, public transport and proximity to work and family & friends.
G Guarantor. A person who agrees to take responsibility for the
repayment of a loan in case of default by the borrower.
H Homework. You must do your due diligence when buying a property.
Take reasonable steps to ensure you have done your homework. It will
pay off in the end.
I Investment property. Property is a great investment. Lots of investors
are buying properties to rent out. The government and banks are now
insisting on a 40% deposit for all investors.
K Knowledge. Know the market. Attend auctions and open homes in the
area. Browse online, in newspapers and real estate publications. Find out
recent sales prices and how long a property was on the market. This will
give you an indication of market value. Your sales agent will be able to
provide you with sales statistics.
L -LIM. This is the Land Information Memorandum and provides information the council holds on a property. It provides information on special
land features or characteristics. It is prepared by the local council at your
request. A LIM can tell you about potential erosion, subsidence, hazardous contaminants, stormwater and sewage drains. It can also tell you of
approved building and resource planning permits and consents.

Finding the right childcare for your baby or
young child can be a pretty daunting task for
most and making the correct decision can be
vital in the long-term.
Thankfully when it comes to childcare theres
one local name you can certainly rely on.
The Grgicevich family have owned and
operated well-known centres in the area for
over 30 years and are a trusted name when it
comes to children and childcare in particular.
What would others say about you?
I did spend some time wondering about this, but
instead got it from those others.
Rach has a great sense of humour, she is entirely
genuine, creative, determined and sets high
standards for herself. Her work ethic is second to
none and she is a trusted source for anything house
related Helen (thanks Mum!)
One thing you have learned about life, good or
bad?
Live for today and make the most of every
opportunity. Treasure your family and friends.
Who do you look up to/ who inspires you?
I have been so lucky to have been surrounded by
amazing friends, family and colleagues who have
inspired me whether it be through their business
leadership, entrepreneurial spirit, loyalty, trust in
me, love and friendship. I often reflect on how
grateful I am to all those who have had and
continue to have a significant impact on me and
inspire me to keep following my dreams.
Who would you share the dinner table of your
dreams with?
Erm Richie Mcaw! (and my family of course!)
The thing youve always wanted to do but
havent yet cracked?
Im determined to do the Great Walks of this
beautiful country. I might need to get in some
serious training, but the goal is one a year from
now on! Any tips much appreciated!
Other interests outside of work?
I love spending time with my 2 gorgeous girls,
husband. When were not working on the house, I
love trawling social media for interior ideas,
entertaining at home with friends and family,
playing sports (any kind!) or topping the cup up
with travel whether its a break to Rakino Island
paradise or further afield.

This year, Bambinos on St Lukes Rd is


celebrating 10 years of providing excellent,
quality preschool care for children from all over
the neighbourhood.
Bambinos has gained a solid reputation within
the wider community and recommendations
come by word of mouth rather than fancy
advertising campaigns, which is a testament to
the families standing in the area.
Owners Neven & Keti Grgicevich have put their
heart and soul into Bambinos and are proud to
have reached such a milestone.

Were constantly striving to bring new ideas to
the centre to enhance our childrens learning
and personal development. We aim to meet the

with Nevens parents opening what used to be
Lauras Daycare on Carrington Rd, back in the
seventies - regarded as Aucklands oldest day
care centre. And Bambinos certainly has the
same reputation for providing a warm and
welcoming approach to their preschool
teaching.
The purpose-builtcentre sits proudly on the
corner of Sandringham Rd and St Lukes Rd.
With its bright green faade and colourful
images adorning the walls its definitely as eye
catching as it is inviting.

Once inside, the companys principals of
running as a home away from home is
clearly evident. From the early age of 3
months up to six-years-old there is a place for
every child no matter what their background.
The diverse cultural make up of teachers and
children makes for a social melting pot. Race,
religion, colour or creed doesnt matter here
as every child is encouraged to acknowledge
and explore each others culture.
Festivals from around the world are
celebrated throughout the year with children
dressing up in various costumes to promote
their heritage.
Teacher Keti and Neven are hands on at the
centre and are adamant that the familyfriendly environment the children and staff
experience is key to their success and
longevity. Staff turnover is minimal and even
teenage daughter Katjana is now learning
the ropes, helping out whenever she can in
her spare time.
The Bambinos name has expanded in recent
years with a centre now open in Manukau
and one in Mt Manganui.
It certainly proves that their philosophy,
policies, procedures and educational
programmes are a hit with children and their
families and we look forward to celebrating
the next big milestone with them.

We are well past the middle of the year and so far it has been a fairly mild winter.
Although there has been a lot of sales activity lately, for rental properties this is
normally our slower part of the year. This year has gone to form with Jan to April being
its typical buoyant market, with the wheels starting to slow late April. Although some
properties are still being rented within a week, these are normally the properties that
are well positioned for location, have many of the most desired features and have
good insulation or sunny aspect. If your property is struggling on a few of these things
it can become a waiting game for a suitable tenant to come along.
Ideally if possible it is best to arrange fixed term renewals in the early months of the
year, as most tenants try to avoid moving in winter where possible.

One of the biggest questions we are currently getting during these colder
months is the level of heating and insulation in homes. As such I would
recommend getting onto any insulation requirements well before the new
government regulations come into force on 1 July 2019.
Its sometimes hard to impress all prospective tenants, but if you can cater for
the majority of the market it certainly cuts down on the amount of time it takes
to rent a property and gives you a much better choice of tenant.
We normally expect more tenants looking again around late September or early
October.
