    CHAPTER ONE GETTING STARTED

    Buy to let is an investment strategy where you buy properties and then rent them out. In other words, you become a landlord. Traditionally in this country a small number of landlords owned a lot of property – in 1900 about 90% of homes were rented. As ownership became affordable that figure fell. Today around 33% of homes are rented and in the current unstable housing market the percentage of renters is growing.

    Fifty years ago buy to let was more or less a free for all. Few or no regulations in place allowed unscrupulous landlords to use terror tactics to evict tenants. As a result being a landlord acquired a stigma. The biggest change came with the 1988 Housing Act. This curtailed landlords’ powers but at the same time made it very hard to move tenants out of properties. In 1996 the Housing Act added sections 8 and 21 which allowed landlords to get properties back relatively quickly. The regulations were updated in 2004 with a raft of safety and protection measures. Remember - you as an investor have to comply with anything that is part of the Housing Act.

    Many investors start their portfolios by buying a number of relatively inexpensive properties and renting these out to generate a cashflow. By creating an element of safety in this way, buy to let can form the financial underpinning of a business that includes larger deals involving greater risk.
