1. These Architectural Specifications set out the basic standard or quality of materials and
workmanship required by the Works regardless of the trade headings under which they have
been described and shall be read in conjunction with the other Technical specifications
prepared separately by respective Consultants, the Contract Drawings, the Conditions of
Contract and all other documents in respect of the Contract.
2. The Contract Drawings may contain particular details / information / additional clauses which
are applicable to the Contract. If any parts of these Specifications contradict the Contract
Drawings, the latter shall take precedence. In the event of discrepancies found between the
Contract Drawings, the Architectural Contract Drawings shall take precedence over drawings
from other disciplines. In this respect, the Contractor shall carry out construction works following
the Architectural Contract Drawings and all cost incurred thereof including adopting the design
from other Contract Drawings to the Architectural Contract Drawings and additional labour,
materials, plant and equipment shall be deemed to have been included in the Contract Sum.
3. Where trade names or catalogue numbers are mentioned in the Contract Drawings, the
Technical Specifications, the Schedule of Works or Works Sections and all other documents in
the Contract, the reference is intended only as a guide to the type of article quoted or material
required, subject to the approval of the Engineer, the Contractor may substitute any article or
material similar and equal to those described by reference to trade names or catalogue
numbers. All proprietary materials or processes are to be used or carried out strictly in
accordance with the manufacturers instructions and recommendations. In the event of
discrepancies found between the Specifications and/or Contract Drawings with the appropriate
or relevant Code of Practice or Singapore/British Standards, the more stringent requirements
shown on the above documents shall deem to have been included in the Contract Sum and
form the basis of the Contract.
4. The Contractor shall ensure that these requirements are strictly adhered to when carrying out
the works, unless otherwise instructed, specified, etc. If the content of any item in the
Specifications, Contract Drawings appear to contravene the appropriate or relevant Code of
Practice or Singapore/British Standards, or is repugnant to the Contractors specialized
knowledge of good practice, it will be the Contractors express responsibility to bring this matter
to the attention of the Architect.
5. All proprietary materials or processes specified in this Specification or the Bills of Quantities are
to be used or carried out strictly in accordance with the manufacturer's instructions and
recommendations. Inform the Architect if such instructions and recommendations conflict with
any other specified requirements. Prior to incorporation into the Works, obtain confirmation from
the manufacturers and carry out all necessary tests to ascertain the adequacy, suitability and
compatibility of such proprietary materials or processes.
6. The Contractor is allowed to propose an alternative product or manufacturer of equivalent
specifications as specified in this documents and the Contract Drawings to all specified trades
with manufacturers, subject to the approval of the Architect.
7. All drawings and works from the Contractors consultants are to be done in accordance with the
submitted and approved authorities documents as informed by the Architect, All drawings are
subjected to changes due to requirements by Authorities, as informed by the Architect.

8. STANDARDS AND CODES OF PRACTICE
The standards and codes of practice referenced below and elsewhere in this Specification shall
establish the minimum but not to be construed as a limit on the standard of quality and
workmanship for the Works. They shall also serve as a basis for approval of such minimum
standards applicable thereto:
(1) Singapore Standards
(2) Singapore Standard Codes of Practice
(3) British Standards
(4) British Standard Codes of Practice
In case of conflict between any of the Standards and Codes of Practice and the drawings, this
Specification or any of the other Contract Documents in relation to the standard of quality and
workmanship, the Standard and/or Code of Practice having the more stringent requirement
shall govern unless otherwise notified by the Architect.
9. The Architect reserves the right to select and/or accept the level of standard and workmanship
which in his opinion will provide finished work that is to his satisfaction.

1 EXISTING SERVICES
The Contractor shall comply with all requirements of the various statutory Authorities and
Government Departments in respect of the existing services at and in the vicinity of the Site.
The Contractor shall also inform and liaise with the Authority/Department concerned should
he encounter any services at the Site, and arrange with and offer them all necessary
assistance in ensuring the timely diversion, disconnection, termination, or capping off of all
utility services.
The Contractor shall also engage licensed cable detection workers to ascertain and confirm
that there are no live services cables before carrying out any excavation/demolition works.
2 MATERIALS
Unless otherwise specified in the Bills of Quantities, all materials arising out of the
demolitions and alterations work shall become the property of the Contractor who shall
allow credit for the full value to him of all materials salvaged.
Where provision is made in the Bills of Quantities for the value of credits to be shown
separately, the Employer shall be entitled to purchase salvaged materials from the
Contractor upon payment to the Contractor of the credit value (if any) shown in the Bills.
Remove from the Site materials which are not required by the Employer. Unwanted
materials shall not be permitted to accumulate or become a health or fire risk.
3 WORKMANSHIP
(1) Method and Procedure for Demolitions
The building shall be demolished progressively from the roofs down to the
foundations on a storey-by-storey and bay-by-bay basis, and/or on whatever other
basis deemed expedient and safe by the Contractor and to the approval of the
Architect.
The Contractor shall employ methods that cause no shock or vibration likely to
damage surrounding properties, plant or equipment or buried services. The use of
explosives will not be permitted.
The Contractor shall be responsible for the full protection and stability of those
parts of the buildings which are to remain as shown on the drawings.
The Contractor's method of demolition must comply strictly with SS CP 11.
The demolition of one part of the structure may result in other parts becoming
unsafe or unstable. The Contractor is required to study and predetermine where
temporary supports, etc will be required. Provisions shall be made for adequate
shoring, strutting and bracing designed by the Contractor's Professional Engineer.
The Contractor shall submit with his tender for consideration of the Architect, a
detailed statement with regard to the method, procedure, plant, tools and
equipment which he intends to follow and/or use.
(2) Method and Procedure for Alterations Work

The Contractor shall sequence his works to the existing building in such a manner
so that all work to the roofs and drainage installation can be commenced and
completed as soon as possible and the building made weathertight in advance of
other internal restoration/fitting-out works. Work which exposes the building to
weather shall be undertaken during favourable weather conditions.
Provide tarpaulins, weatherproof coverings and the like to the satisfaction of the
Architect for the full protection of the internal parts of the existing building so long
as the building is not weathertight.
Alterations shall be carried out with the minimum amount of disturbance to those
parts of the building which are to remain. Provide all temporary shoring, needling,
strutting, scaffolding, dustproof screens, tarpaulins, dust sheets and the like and
other temporary works incidental to alterations. Execute the alterations work in
phases as may be directed by the Architect.
New work associated with the alterations shall be as specified in the appropriate
trade sections. The Contractor shall be responsible for all making good in its fullest
sense to match all aspects of the existing works and through, around, into, over
and up to new items, openings and the like and the proper jointing to existing, all to
the approval of the Architect.
4 SITE SAFETY
The Contractor shall comply with the Workplace Safety and Health Act 2006 (hereinafter
referred to as 'the Act') and the provisions of the Factories (Building Operations and Works
of Engineering Construction) Regulations (hereinafter referred to as 'the Regulations') and
any amendment or re-enactment thereto particularly with regard to Part XI (Demolition) of
the Regulations. Prior to commencement of the Works, the Contractor shall obtain a
Certificate of Registration under the Workplace Safety and Health (Registration of
Factories) Regulations.
It shall be the duty of the Contractor to comply with all requirements of the Act and
Regulations, as will affect him or any person or persons employed by him, and as related to
any work, act or operation performed or about to be performed by him.
The Contractor shall ensure a safe working environment on the Site at all times. All safety
provisions shall be properly maintained. The Contractor shall ensure that his workmen take
all necessary precautions when safety measures are installed.
The Contractor shall submit a safety drawing, certified by his Professional Engineer to the
Ministry of Manpower (MOM) not later than one week after commencement of the Works.
The approval of the MOM for such safety drawing shall not relieve the Contractor and his
Professional Engineer of the need to ensure the adequacy and sufficiency of the safety
provisions.
The Contractor shall display warning signs of 900 x 600mm (minimum size) at strategic
positions along the perimeter of the Site to deter trespassing. Signs shall have the words
'Danger- Keep Out' in the four official languages painted red on a white background with
gloss finishing paint. Warning lights shall also be provided at similar positions and activated
at night.
Works carried out at or near the main roads shall also comply with the Land Transport
Authority's Recommendations on Temporary Road Signs.

The Contractor shall appoint a qualified and competent person to take charge of all matters
on site safety and to conduct regular safety meetings.
The Contractor shall employ only experienced and trained operators for his plant,
equipment and vehicles. The Contractor shall submit to the Architect and the relevant
Authorities, a list of the plant, equipment and vehicles to be used at the Site, together with
the names, identity card or passport numbers and years of experience of the operators not
later than one week after the commencement of the Works. The Contractor shall inform the
MOM within one week of any changes made. The list shall be displayed at the site office.
The Contractor is deemed to have allowed for costs and expenses of all safety provisions
including that which may arise from amendments to the Regulations and changes in the
requirements of MOM or other relevant Authorities.
Should the MOM order a total or partial stoppage of work due to safety violations, the
Contractor shall not be entitled to any claims for compensation or extension of time for
completion.
5 SCAFFOLDING AND SCREENS
Scaffolding shall be of a type approved by the MOM and shall comprise an independent
tied metal scaffold complying with the requirements of the Factories (Scaffolds) Regulations
2004 and Singapore Standard Code of Practice for Scaffolding, CP 14. The scaffold shall
be erected to roof level along the external perimeter of the building.
No loading of debris shall be placed on the scaffold, in excess of its design capacity.
Scaffolds shall be dismantled progressively as demolition progresses and shall not be left
projecting unnecessarily above the residual height of the building or structure. Scaffolds
shall be erected and dismantled by approved fixers under supervision, in accordance with
the relevant regulations and bye-laws and to the satisfaction of the Chief Inspector
(Factories) of the MOM.
The Contractor shall submit detailed drawings of the scaffolding system, its layout and/or
support cantilevers to the Chief Inspector (Factories), MOM for approval. The approval of
the MOM shall not relieve the Contractor and his Professional Engineer from any liability for
defective design and the erection of the metal scaffolds.
Dustproof canvas sheeting shall be securely fastened together, onto the outer face of metal
scaffolds to prevent drifting of dust and debris.
6 DUST AND NOISE CONTROL
The Contractor shall comply with the Environmental Pollution Control Act and is required to
take all proper and reasonable precautions to control the emission and escape of dust and
excessive noise.
All work to be demolished and debris shall be well watered to prevent dust rising.
The Contractor's attention is drawn to the provisions of the Environmental Pollution Control
(Control of Noise at Construction Sites) Regulations and Singapore Standard Code of
Practice for Noise Control on Construction and Demolition Sites, CP49 on noise control.
The Contractor shall ensure that the amount of noise is within the stipulated levels by
minimizing the number of plant and equipment working simultaneously or the number of

noise emitting activities being carried out simultaneously and restricting the hours of
working where excessive noise is emitted.
Should the amount of dust and the level of noise is such as to cause undue inconvenience
and nuisance, the Contractor shall be required to effect corrective measures at his own
expense to the satisfaction of the Architect and the relevant Authorities. Any delays or
slowdown due to stoppages arising from interim/permanent injunctions or from compliance
with any regulatory or mandatory requirement of the Authorities to abate the nuisance shall
be solely at the Contractor's cost.
7 DAMAGE TO ADJACENT PROPERTIES
The Contractor shall take proper precautions to ensure that no damage is caused to
adjacent structures. In the event damage does occur, it must be made good to the
satisfaction of the Architect. Any damage caused to the roads, whether public or private,
drains, kerbs, etc must be made good to the complete satisfaction of the Architect. The
Contractor shall bear all time and cost consequences in connection therewith.

1 MATERIALS GENERALLY
Submit samples of each type of brick and block and obtain approval before placing orders
with suppliers. If requested by the Architect, submit samples of the bricks and blocks to
PSB for testing and pay fees in connection therewith.
Stack bricks and blocks clear of the ground and protect from inclement weather, chipping or
damage.
2 BRICKS
Common bricks and facing bricks shall be of standard size 215 x 102.5 x 65mm of even
shape, hard, well burnt, machine made pressed bricks with true arrises complying with SS
103 Second Grade having a minimum compressive strength of 20 MN/m2.
Bricks for use in external walls shall be free from hairline cracks.
3 CONCRETE BLOCKS
Blocks shall be hard, even in shape, square with true arrises, well matured and of a dense,
well consolidated mixture.
Blocks for load bearing use shall be Class A with a minimum compressive strength of not
less than 5.6 MN/m2 and comply with SS 76(M).
Blocks for non-load bearing use shall comply with SS 271 and have a minimum
compressive strength of not less than 3.2 N/mm2.
4 MESH REINFORCEMENT
Mesh shall be 22 gauge expanded mild steel strip, 25mm narrower than the width of the
wall and galvanised after cutting.
5 DAMP PROOF COURSE
The damp proof course shall be bitumen with a fibre base complying with BS 6398 Class B.
6 MORTAR
Cement to be in accordance with BS 8204-1, clause 5.1.3.
Sand shall be clean natural sand of light colour free from organic matter and shall comply
with SS 31 and be washed and/or screened if required by the Architect.
Plasticisers shall be of approved manufacture.
Water shall be from the main supply, kept free from impurities.
Mix mortar in the ratio of 1:6 by volume and incorporate plasticiser in the proportion
recommended by the manufacturer.
Thoroughly mix mortar by mechanical mixer or by hand on a clean level timber platform and
use within two hours of mixing.

7 SETTING OUT
Provide proper setting out rods and set out all work showing openings, heights, sills and
lintels. No part of the walling shall be carried up more than 1000mm higher at one time
than any other part and in such cases the jointing shall be made in long steps, not toothed,
so as to prevent cracks arising. Walls shall be levelled around at floors and wall heads and
built in level courses.
Walls as built shall be within a tolerance of + 15mm of setting out dimensions.
8 BONDING
Half brick thick walls and block walls shall be built in stretcher bond. Brick walls of one
brick or greater thickness shall be built in English bond. Piers and angles shall be properly
bonded together and intersections of walls shall be cut, toothed and bonded together at
alternate courses.
9 LAYING
Before commencing laying, ascertain from other trades that all pipes, conduits, drains,
sleeves, bolts, hangers, door and window fixing lugs, timber pellets or any other materials
for which provision is required has been catered for.
Bricks and blocks shall be wetted before being laid and tops of walls where left off shall
likewise be wetted before recommending laying.
Lay bricks and blocks on a full bed of mortar and fill solid all joints. Bed and vertical joints
shall be of a uniform 10mm thickness. Bricks shall be laid frog uppermost and filled with
mortar.
Walls shall be built within a tolerance of + 15mm of plumb in any storey height. Perpends
and quoins shall be plumb and square.
Use templates for forming door and window openings where not built in and for forming lift
shafts accurately at each floor level.
Bed frames and plates, etc which are built in with cement mortar 10mm thick.
Cut and pin or build in ends of bars and the like and make good in cement mortar.
Cut or form all holes, mortices, chases and openings in walls for fittings, pipes, turn-in of
finishings and the like and subsequently make good in cement mortar.
Joints in walls to be plastered or rendered shall be raked out to a depth of 10mm whilst the
mortar is green to form an adequate key for finishings.
10 HOLDFASTS
Unless otherwise specified, hardwood frames shall be secured with mild steel holdfasts
25mm wide x 3mm thick x 225mm girth with one end bent and twice drilled and screwed to
back of frame and other end fanged and built into joints of brickwork or blockwork.

Brick walls of half brick (102.5mm) or on edge (65mm) thickness shall be reinforced with
mesh reinforcement as previously described at every fourth course.
Block walls not exceeding 100mm thick shall be reinforced with mesh reinforcement as

14 WATERTIGHTNESS TEST ON EXTERNAL BRICK WALLS
External walls shall be tested for watertightness by spraying with a continuous jet of water
from a water hose reel having a 4.5mm nozzle and a minimum running pressure of 4 bar
held at a distance from the surface under test to be specified by the Architect. The duration
of the test shall not be less than 30 minutes.
The walls shall be examined for dampness or water seepage during the test and within one
hour after completion of the test.

1 METALS GENERALLY
All ferrous metal shall be free from rust, scale and other defects. Various shapes and
sections shall be cleanly rolled or otherwise formed to uniform sections. All non-ferrous
metal shall have uniform finished surfaces machined and buffed, free from defects and all
sections shall conform accurately to the sizes and shapes required.
2 STEEL
Hot-rolled steel sections, including angles, shall comply with BS 4: Part 1 and be made from
steel complying with BS 4360.
Hot-rolled steel bars shall comply with BS 4449.
Cold-rolled steel sections shall comply with BS 2994 and be made from steel complying
with BS 1449: Part 1.
Steel plate shall comply with BS 4360.
Steel sheet and strip shall comply with BS 1449: Part 1.
Steel tubes shall comply with BS 1387.
Welded wire mesh shall be made from wire complying with BS 1052.
3 STAINLESS STEEL
Tubes shall comply with BS 3014 Grade 315 S16.
Plate, sheet and strip shall comply with BS 1449: Part 2 Grade 315 S16.
Stainless steel members shall have a uniform finish free from blemishes, discolourations
and other defects. Finish for stainless steel shall be polished with a fine grit to Dull Polish
No 4 unless otherwise specified.
4 ALUMINIUM
Wrought aluminium and aluminium alloys shall comply with BS 1474 for extruded sections,
bars and round tube; with BS 1471 for drawn tube; and with BS 1470 for plate, sheet and
strip.
5 GALVANIZING
Galvanized coatings on iron and steel articles shall comply with BS 729 and be carried out
after welding; drilling and tapping, etc has been completed.

Sherardized coatings shall comply with BS 4921 Class 1 to a minimum local coating
thickness of 30 microns.
7 CHROMIUM PLATING
Chromium plating shall comply with BS 1224 service condition Grade 2 where used
internally and Grade 4 where used externally. Plating shall be finished with a bright finish.
8 ANODIZING
Anodic oxidation coatings on aluminium shall comply with BS 1615 and BS 3987 and be
suitable for exterior use. The coating shall be to a minimum average thickness of 25
microns and sealed by a hydration treatment applied after anodizing to reduce porosity
and/or absorptivity of the coating.
Anodizing shall be clear in appearance unless otherwise specified. Where colour anodizing
is specified, it shall comply with the exterior colour fastness standard in BS 1615.
Acceptable colour tolerances shall be agreed with the Architect by reference to samples
before coating work is commenced.
Submit to the Architect certification from the anodizer that the specification grade and
minimum coating thickness has been applied.
9 FLUOROCARBON COATING
Fluorocarbon coatings shall be applied on chemically cleaned pre-treated aluminium under
controlled shop conditions.
The pre-treatment process shall take place immediately prior to the application of the
coating system with minimum time lag between. No lengthy storage or double handling of
the pre-treated metal prior to coating will be allowed.
The pre-treated surfaces shall receive a thermally cured inhibitive primer of a dry film
thickness averaging 5 to 7 microns and a colour pigmented polyvinylidene fluoride resin
(PVF2) coating system containing not less than 70% of the fluorocarbon resin 'Kynar 500'.
The coating system shall be spray applied under factory conditions to pre-treated base
metal in a three coat, three bake process with a top coat of clear PVF2 resin of film
thickness 25 to 30 microns. The total minimum dry film thickness of the fluorocarbon
coating shall be 40 microns.
Submit to the Architect certification from the coating system firm that the coating thickness
specified has been applied.
10 POWDER COATING
Aluminium substrates shall be pre-treated as specified for fluorocarbon coating, then oven
dried to remove all moisture.
Spray on with either electrostatic manual or reciprocating automatic guns an active primer
to a thickness of 6 to 10 microns. Primer surface shall be even without zebraing or blotches.
Flash off primer for 10 minutes.

Touch up edges, corners, etc as necessary with manual handgun set at a narrow spray
pattern.
The substrate shall be air dried for 8 hours. Allow 7 days for complete curing.
11 FASTENERS
Bolts, screws and nuts shall comply with BS 4190 and all bolts shall be fitted with washers.
Self-tapping screws shall comply with BS 4174.
Unless otherwise specified, exposed fastenings shall be of the same material, colour,
coating and finish as the metal being fixed.
12 WORKMANSHIP GENERALLY
The whole of the fabrication, welding, bolting, priming and installation shall be carried out by
skilled tradesmen in accordance with the best trade practice.
All joints and mitres shall be carefully and accurately assembled and machined so as to
provide close smooth connections that will be weather and water-tight and not noticeable.
Screws and bolt-heads shall be concealed wherever possible and countersunk flush on
exposed surfaces. Provision shall be made for appropriate expansion and contraction
joints in all long runs of exposed members and be subject to the Architect's inspection prior
to fabrication and installation.
Faces of metal in contact shall have hairline joints. Work shall be assembled with
concealed fittings insofar as practicable. Mouldings shall be in true alignment at joints,
straight, tightly and neatly fitted. Junctions of identical sections shall be mitred. When
assembled, all moving parts shall move freely without binding.
Remove all burrs and sharp arises which would be visible after fixing or a hazard to the
user.
13 WELDING AND BRAZING
Welding shall be carried out by expert tradesmen in strict accordance with the current Code
of Practice.
Before welding and brazing, remove dirt, grease, moisture and oxide from edges to be
welded. Remove scale and residue from arc and power cutting by machining or hand
grinding.
Ensure an accurate fit using clamps and jigs where practical. Use tack welds for temporary
attachment where jigging is not possible. Welded joints shall be free from porosity, cracks
and blow holes. Flux residues and slag shall be removed without delay.
Welds which will be visible in completed work shall be ground to a smooth finish flush with
adjacent surfaces.

14 FIXING
Prevent distortion of metalwork during transit, handling or storage. Prevent damage to
arrises, projecting features and surfaces which will be exposed in the finished work.
Install the work permanently and securely in place. Metalwork must not be allowed to carry
any structural loads unless specifically designed for that purpose. Railings or balustrades
must not be used as strutting or supports after fixing.
15 COMPONENTS GENERALLY
Check all dimensions, both on drawings and on Site, before starting fabrication.
Prevent distortion of components during transit, handling and storage and prevent finished
surfaces from rubbing together.
Fastenings are to be supplied by the manufacturer of the component being fixed.
Install components securely in place, plumb, square, level and in proper alignment with
other work.
Pack joints to maintain specified widths especially at positions where fixings tighten frame
against the structure.
Keep opening lights of windows closed and secured during all operations until fixed. Retain
any clamping devices in position. Pack between light and frame to maintain correct
clearances.
Bed mating surfaces of composite assemblies with metal to metal joints in bedding
compound.
Assemble and fix ironmongery using fastenings with matching finish supplied by the
ironmongery manufacturer.
On completion, check and adjust all moving parts and ironmongery, lubricating as
necessary to ensure correct functioning.
16 ADJUSTABLE STEEL LOUVRE WINDOWS
Channel frames, channel coupling mullions and spacer brackets shall be of 18g thick cold
rolled steel strip electro zinc plated after processing. The clips to receive the louvres shall
be 22g thick rolled steel strip sherardized after processing. The bearings shall be of hot
pressed special alloy. Operating rods shall be of 14g steel. The handle and lock shall be
2.64mm thick steel. Bolts, nuts and screws shall be of cadmium plated steel. The whole
assembly shall be finished with aluminium lacquer.
Galvanised steel louvre windows shall comply with SS 215.
17 ALUMINIUM WINDOWS, DOORS, SUN SHADE FINS AND PANELS
The Contractor shall be responsible for the design, supply and installation of the aluminium
windows, doors and panels shown upon the drawings. The Contractor shall provide a 10-
year indemnity for aluminium works and glazing against any defects in the design, materials
or installation in accordance with the specimen indemnity attached at the end of this
Specification.

(1) Design Recommendation
The Contractor shall submit with his tender his design recommendations and
preliminary shop drawings showing fabrication and installation details of the works
including relevant information and physical properties of the aluminium extrusions
selected and the type of glass proposed.
All proposals made to be based on Architects intention drawings. Any alternative
proposals to be submitted to the Architect, subject to approval.
The design and construction of windows shall comply with SS 212 and to
withstand:-
(a) Wind pressure
(b) Dead loads (e.g. infill panels, automatic door/window operator, etc)
(c) Live loads that may be imposed.
Notwithstanding the acceptance of the Contractor's design recommendations by
the Architect, the Contractor shall be solely responsible for the adequacy of all
aluminium works including design and shall make good any damage or defects
arising from inadequate design.
(2) Window Performance
Windows are required to have an air infiltration not greater than 12 m3/hr per metre
length of opening joint at a test pressure of 15mm of water. No leakage of water
should occur when subject to a flow of 0.05 litre/m3/sec at a pressure of 15mm of
water for 15 minutes.
The Architect may order tests to be conducted on each type of window to certify
that the above performance criteria are met.
(3) Shop Drawings
The Contractor shall submit with his tender for the consideration of the Architect
complete shop installation and design drawings showing in detail all parts of the
work, fully dimensioned, full size details showing finish, thickness, profiles, jointing,
welds, intersections and assembly of the various members; details of construction,
weatherproofing hardware and hardware schedules; reinforcement, anchorage and
structural supports; glazing details and such drawings and details as required to
fully illustrate all details of the work and as required to meet site conditions. The
weight of aluminium shall be indicated on the shop drawings for all members.
Within four weeks of the acceptance of the tender, modify the shop drawings to
comply with the Architect's requirements. Supply to the Architect for distribution to
those connected with this project, four copies each of the final approved drawings.
(4) Modifications
The Contractor may make minor changes in detailing of the work in order to
conform with standard procedures or as required to facilitate field erection.
However, no changes whatsoever shall be made without prior approval of the

(5) Materials
Components shall be made from aluminium with a clear anodized coating as
previously specified.
(6) Fasteners and Attachments
All screws, nuts, bolts, rivets, washers, fixing anchors, supporting members,
hangers, bracing, brackets, straps and other attachments shall be of stainless steel
or aluminium and where visible shall be of the same colour, coating and finish as
the surrounding metalwork.
Fixing devices shall be capable of withstanding the designed wind-loading and any
operating forces on the windows.
The fabricator shall supply and install all fixing devices to the concrete or masonry
structure.
(7) Work Sizes and Manufacturing Tolerances
The limits of sizes for overall length and overall height shall be stated by the
manufacturer taking into account permissible deviation in size and squareness.
The deviation on overall sizes of an assembled frame shall be maintained within a
permissible 1.5mm.
The frame assemblies shall be such that they can be installed square within a
maximum difference in the diagonals of 4mm.
(8) Caulking
Pack around and into frames with cement mortar and point externally between
frames and masonry with an approved polysulphide base sealant properly caulked.
(9) Temporary Protection
Exposed surfaces of assemblies supplied and installed shall be protected by a
temporary strippable plastic film coating or polythene film wrapping.
(10) Weather Stripping
Opening lights shall be weather stripped using 'Schlegel Fin-Seal' weatherseal
whose local distributor is Schlegel Pty Ltd. All pile seals used for windows or doors
shall be compressed to approximately 15% of their height.
(11) Glazing
Glass and glazing work shall be as specified in the 'Glazing' section.

The windows shall be designed so that glazing or reglazing on Site is possible
without the need to remove the outer frame from the structure of the building.

18 DEMOUNTABLE PARTITIONS
All partition works shall include everything necessary for and incidental to the
execution and completion of the partitions as shown on the drawings.

To be infilled with 50mm thick rockwool insulation weighing 20 kg/m3.
Partitions shall be finished 150mm above the suspended ceiling level. Provide
vinyl skirtings to both sides of the partitions.
Ramset bottom track to concrete and screw top track to concrete or bottom chord
of steel trusses and purlins. Studs shall be positioned at 600mm centres and
fastened to top and bottom tracks to form a rigid interlocking structure. Reinforce
openings with additional jamb studs fastened to tracks.
Provide steel sub-frames to receive top tracks of partitions where these are to be
constructed under pitched roofs. Sub-frames shall be designed by the Contractor
in conjunction with the partition system manufacturer.
Cut and form openings for switches, socket outlets, etc and include for additional
studs and stiffeners.
The Contractor shall submit drawings showing details of construction, sub-frames,
assembly, erection, anchorage, methods and location of openings for services for

1 GENERALLY
All glass specifications are to be checked and certified by Contractors Professional
Engineer (P.E) before submission to Architect and commencement of works.
All glass panels are to be in double-glazed or laminated and with external low-e coating,
unless otherwise stated in drawings. All glass panel types and thickness to include
manufacturers calculations to gain ETTV approval.
2 GLASS
Submit samples to be 600mm x300mm of the various types of glass and obtain approval
before cutting panes.
All glass shall comply with BS 952 and shall be of accurate size with clean undamaged
edges and surfaces which are not disfigured.
Heat soaked Toughened glass , tempered glass and laminated glass shall be manufactured
to precise glazing sizes and with a permanent identification mark in a position which is
visible but not prominent after fixing.
Mirror glass shall have a copper backing over the silver as well as the protective paint
coating together with an additional backing of aluminium foil.
Double-glazed unit glass shall be composed of 12mm tempered clear glass, 12mm air gap
and 12mm tempered clear glass, to achieve Shading Co-Efficient of 0.26 & U-value of
1.6 w/m2 or better.
Laminated glass shall be composed of 12mm tempered clear glass, 1.52mm clear PVB
layer and 12mm tempered clear glass, to achieve Shading Co-Efficient of 0.64 & U-value
of 4.0 w/m2 or better.
Contractor to submit sizes and types to the Architect for approval.
Contractor to ensure submission has been pre-calculated with ETTV calculations for
approval.
3 GLAZING COMPOUNDS AND ACCESSORIES
Glazing compounds, including putties, shall be of a type recommended by the window and
glass manufacturers and suitable for tropical use.
Distance pieces and location blocks shall be of PVC with a thickness equal to the specified
space between glass and bead and of a depth to give not less than 6mm cover of sealant.
Setting blocks shall be of lead, sealed hardwood or nylon.
Sleeves and washers for fixing mirrors shall be polyethylene.
4 GLAZING GENERALLY

they shall not be located coincident with setting and location blocks. In laminated and
toughened glazing or with factory made double glazing units, the positions and sizes shall
be as recommended by the glass or unit manufacturer.
Glazing generally: To BS 6262.
Integrity: Glazing must be wind and watertight under all conditions with full allowance made
for deflections and other movements.
Dimensional tolerances: Panes/ sheets to be within 2 mm of specified dimensions.
Standards: To BS 952 and relevant parts of:

5 COMPOUND GLAZING
Glazing in compound or putty shall be executed with proper bed and back putties, sprigs,
clips and splayed and mitred front putties. The back putties shall be trimmed off flush with
the tops of the rebates and the splayed front putties shall be finished 3mm back from sight
lines to allow for sealing between glass and putty with paint.
6 BEAD GLAZING
Take out beads which have been loosely pinned in by the surround manufacturer, ease and
adjust beads and refix timber ones with countersunk brass cups and screws or rustproofed
panel pins at an adequate number of points to prevent flexing or movement.
Glaze external glass with beads and compound. There shall be a 3mm bed of compound
both sides of and around the glass.
Glaze internal glass with beads and glazing tape. Glazing tape shall pass round both sides
of the glass, be mitred at corners, and trimmed off flush with the beads and rebates.
7 GASKET GLAZING
Ensure that surfaces to which the gasket will be fixed are free from dirt, grease, burrs, weld

4 DOORS GENERALLY
SITE DIMENSIONS

TIMBER GENERALLY
Timber shall be the best of its kind, well seasoned, sawn die square, free from shakes,
waney edges, large or unsound knots, spongy or brittle heart and any other defects.
Timber shall be graded in accordance with the Malaysian Grading Rules for Sawn
Hardwood Timber. The Contractor shall obtain and produce to the Architect a Grading
Certificate from the Grading Authority in accordance with the aforementioned rule and pay
all fees and charges in connection therewith.
The grade of timber used in the Works shall not be lower than 'Standard and Better Grade
M.G.R'. This grade allows a small number of defects in the timber including a limited
amount of sapwood. All visible surfaces of timber when fixed in position shall be entirely
free from sapwood, knots and any other defects.
Timber before grading shall be properly open stacked under cover until the moisture
content has fallen to 18%. Submit written proof of the moisture content from an approved
laboratory or arrange for testing of any suspect timbers including fabricated joinery items
selected by the Architect wherever directed to do so. Methods of testing shall be in
accordance with BS 5820. After taking delivery of the graded and seasoned timber, it shall
be stored under cover with kraft paper and kept well-ventilated and perfectly dry before use.
PRESERVATIVE TREATMENT
All timber shall be pressure impregnated with preservative in accordance with SS 72 after
machining. Any cutting, notching, boring, etc after impregnation shall be treated with a
brush applied concentrate of similar composition.
Inspection certificates shall be produced for all pressure treated timber delivered to the Site
or to offsite fabricators of joinery work.
HARDWOOD FOR JOINERY WORK
All hardwood for joinery works shall be selected so that timber in adjacent pieces is
matching or uniform or symmetrical in colour and grain and left clean to receive staining or
clear finish.
PLYWOOD
Plywood shall be locally manufactured plywood of weather and boil proof standard with
Grade 1 face veneers complying with SS 1

ADHESIVES
Adhesives shall be compatible with the preservative treatment used for the timber.
Adhesives shall comply with BS 1204 Part 1 Type WBP for timber used externally and Type
MR for timber used internally.
It shall be certified by an internationally recognized body for low emission of formaldehyde.
NAILS, SCREWS AND FIXINGS
Nails shall comply with BS 1202 and where used for fixing joinery, shall have an external
exposed face in aluminium in accordance with Part 3 or sherardised in accordance with
Part 1. Nails for exterior work and interior damp locations shall be galvanised.
Bolts shall be mild steel with nuts and washers according to BS 4190. Bolts shall be
galvanised where used for exterior work and in damp interior locations and shall include
nuts and washers.
Bolts connecting timbers loaded parallel to the grain shall be spaced a minimum of eight
times the diameter of the bolt from the end of the timber. Bolts connecting timbers loaded
perpendicular to the grain shall be spaced a minimum of four times the diameter of the bolt
from the load edge. No bolt shall be closer than twice the diameter of the bolt to any edge
of timber.
Wood screws shall comply with BS 1210 and be of sufficient size and adequate for the
purpose for which they are required. Unless otherwise specified, brass screws shall be
used for interior locations and galvanised screws shall be used for exterior locations.
Screws for interior use shall be satin chrome where exposed.
Exposed screws in locations accessible to the public shall be 'Phillips' head screws.
Screws which are intended to be removed periodically shall be fitted with satin chrome
plated cups.
Other fixing accessories shall comply with BS 1494.
SIZES
The dimensions of timber specified are nominal unless described as finished.
Sawn timber shall be left with a sawn face to hold the full nominal dimensions specified.
Resawn timber shall be within 2mm of the nominal size.
Wrot timber shall be within a tolerance of 2.5mm for each wrot face from the nominal size.

middle and bottom rails, 75 x 26mm intermediate rails and with 20 x 38mm Kapur lipping
tongued on to all four edges. Rebated lippings to stiles shall be 30 x 38mm.
Glazing openings shall be trimmed with 75 x 26mm core framing and fitted with 20 x 15mm
splayed Kapur glazing beads loosely pinned in all round on both sides.
Where doors are faced with Teak faced plywood, the lippings and glazing beads shall be in
matching Teak.

SOLID CORE FLUSH DOORS
Solid core doors shall be 44mm thick constructed of Kapur cores with 6mm plywood facing
to both sides. The core shall consist of 100 x 32mm top rail and stiles, 150 x 32mm bottom
rail and infilled with 50 x 32mm vertical battens glued and well cramped together and with
three 10mm diameter mild steel bars passing horizontally through the width of the door with
nuts and washers at each end sunk into stiles and with 30 x 44mm Kapur lipping tongued
on to all four edges. Rebated lippings to stiles shall be 50 x 44mm.
Glazing openings shall be fitted with 25 x 15mm splayed Kapur glazing beads loosely
pinned in all round on both sides.
Where doors are faced with Teak faced plywood, the lippings and glazing beads shall be in
matching Teak.

1 PURPOSE MADE JOINERY
TIMBER GENERALLY
Timber shall be the best of its kind, well seasoned, sawn die square, free from shakes,
waney edges, large or unsound knots, spongy or brittle heart and any other defects.
Timber shall be graded in accordance with the Malaysian Grading Rules for Sawn
Hardwood Timber. The Contractor shall obtain and produce to the Architect a Grading
Certificate from the Grading Authority in accordance with the aforementioned rule and pay
all fees and charges in connection therewith.
The grade of timber used in the Works shall not be lower than 'Standard and Better Grade
M.G.R'. This grade allows a small number of defects in the timber including a limited
amount of sapwood. All visible surfaces of timber when fixed in position shall be entirely
free from sapwood, knots and any other defects.
Timber before grading shall be properly openstacked under cover until the moisture content
has fallen to 18%. Submit written proof of the moisture content from an approved
laboratory or arrange for testing of any suspect timbers including fabricated joinery items
selected by the Architect wherever directed to do so. Methods of testing shall be in
accordance with BS 5820. After taking delivery of the graded and seasoned timber, it shall

PRESERVATIVE TREATMENT
All timber shall be pressure impregnated with preservative in accordance with SS 72 after
machining. Any cutting, notching, boring, etc after impregnation shall be treated with a
brush applied concentrate of similar composition.
Inspection certificates shall be produced for all pressure treated timber delivered to the Site
or to offsite fabricators of joinery work.
HARDWOOD FOR JOINERY WORK
All hardwood for joinery works shall be selected so that timber in adjacent pieces is
matching or uniform or symmetrical in colour and grain and left clean to receive staining or
clear finish.
PLYWOOD
Plywood shall be locally manufactured plywood of weather and boil proof standard with
Grade 1 face veneers complying with SS 1
ADHESIVES
Adhesives shall be compatible with the preservative treatment used for the timber.
Adhesives shall comply with BS 1204 Part 1 Type WBP for timber used externally and Type
MR for timber used internally.

Nails shall comply with BS 1202 and where used for fixing joinery, shall have an external
exposed face in aluminium in accordance with Part 3 or sherardised in accordance with
Part 1. Nails for exterior work and interior damp locations shall be galvanised.
Bolts shall be mild steel with nuts and washers according to BS 4190. Bolts shall be
galvanised where used for exterior work and in damp interior locations and shall include
nuts and washers.
Bolts connecting timbers loaded parallel to the grain shall be spaced a minimum of eight
times the diameter of the bolt from the end of the timber. Bolts connecting timbers loaded
perpendicular to the grain shall be spaced a minimum of four times the diameter of the bolt
from the load edge. No bolt shall be closer than twice the diameter of the bolt to any edge
of timber.
Wood screws shall comply with BS 1210 and be of sufficient size and adequate for the
purpose for which they are required. Unless otherwise specified, brass screws shall be
used for interior locations and galvanised screws shall be used for exterior locations.
Screws for interior use shall be satin chrome where exposed.
Exposed screws in locations accessible to the public shall be 'Phillips' head screws.
Screws which are intended to be removed periodically shall be fitted with satin chrome
plated cups.
Other fixing accessories shall comply with BS 1494.
SIZES
The dimensions of timber specified are nominal unless described as finished.
Sawn timber shall be left with a sawn face to hold the full nominal dimensions specified.
Resawn timber shall be within 2mm of the nominal size.
Wrot timber shall be within a tolerance of 2.5mm for each wrot face from the nominal size.
CARPENTER'S WORK GENERALLY
All carpentry work shall be left with a sawn face unless otherwise specified.
Work shall be accurately set out, framed together and securely fixed.
Joints shall be properly scarfed over points of support and not between same unless
otherwise indicated on drawings. Scarfs shall be at least three times as long as the depth
of the timbers to be joined. Longitudinal joints in plates, etc shall be formed over supports
and shall lap at least 150mm or twice the depth of the timber, whichever is greater.
JOINER'S WORK GENERALLY
All joinery work shall be wrot and exposed surfaces finished smooth with glasspaper.

Framed work shall be put together immediately upon the general work being commenced
but not wedged or pinned and glued until ready for fixing.
All work shall be properly morticed, tenoned, shouldered, housed, dovetailed, mitred, glued,
pinned and nailed.
Skirtings, architraves, plates and other joinery works shall be accurately scribed to fit the
contour of any irregular surface against which they are required to form a close butt
connection.
Curved work shall be built up from an appropriate number of pieces cut to the required
shapes. The pieces shall be put together in two or three thicknesses so that they break
joint and shall be secured with hardwood keys and wedges or hardwood pins.
Where visible, nails shall be punched in and stopped, screw heads shall be countersunk
2mm below the finished surface.
Pelleted work shall have screw heads countersunk 6mm below the surface and grain
matched pellets not less than 6mm thick cut from matching timber glued in and finished off
flush with face of work.
PLUGGING
Plugging shall be by shot fired fixings, where approved, or by casting in or drilling and
inserting fibrous or other approved fixing materials at 450mm (minimum) centres and fixing
with nails or screws to brick, block or concrete surfaces through any plaster, tile or other
surface finishing. Where walls are of hollow block partitions, concrete fixing blocks shall be
built in for such fixings.
SITE MEASUREMENTS
Measurements for joinery works shall be taken from the Site and not from the drawings
except where the work is to be built in. The Contractor shall likewise confirm
measurements to Nominated Suppliers for joinery work to be supplied by them.
FABRICATION
- Standard: To BS 1186-2.
- Sections: Accurate in profile and length, and free from twist and bowing. Formed
out of solid unless shown otherwise.
o Machined surfaces: Smooth and free from tearing, wooliness, chip bruising and
other machining defects.

1 CUTTING DOWN TREES
Obtain written approval from the Architect before cutting down any tree.
Should it be found that trees earmarked by the Architect to remain are damaged or cut
down by the Contractor wilfully or otherwise, the Contractor shall be responsible for meeting
all costs arising therefrom including replacing with new trees at no extra cost to the entire
satisfaction of the Architect and the relevant Authority.
2 TREE PROTECTION
The Contractor shall be responsible for the health of the existing trees throughout the
construction period.
Provide protective staking, hoarding, watering, fertilizing, pruning, etc, as required to
maintain the trees in good health. These procedures shall be subject to the approval of the
Architect.
Protect the crown, trunk and roots of the existing trees which are to remain from damage or
disturbance. The trees shall be boxed before any work is started. Boxing or other
protection shall be removed at the end of the construction period. Do not locate heavy
equipment or stockpiles within the drip-line of the existing trees.
If in the opinion of the Architect, it is found that minor damage has occurred, the Contractor
shall be responsible for all costs in connection with correcting or arresting the damage that
has occurred.
Should it be found that severe damage has occurred as shall be determined by the
Architect, the Contractor shall be responsible for all costs in connection with replacement of
the trees.
Minor damage shall be when there is:-
Less than 25% loss of tree density,
Less than 25% loss of tree form, and
Caliper of lost branches not exceeding 200mm
Major damage shall be when:-
There is more than 25% loss of tree density,
There is more than 25% loss of tree form,
In the opinion of the Architect, the tree has been grossly damaged and found not
acceptable
The decision on whether a tree is to be retained or felled shall be made by the Architect.
Maintain the trees in optimum growing condition for the period of the Contract.

3 BULK FILLING
Filled areas shall be mechanically compacted in layers not exceeding 300mm thick. Where
under roads or parking areas, compaction shall be with a road roller weighing not less than
10 tonnes.
4 PREMIX ROAD SURFACING
Premix road surfacing shall be laid uniformly and rolled with a 10 tonne roller to the required
cambers and gradients to provide a smooth surface free from irregularities and corrugations.
The surface shall be tested with a 3m long straight edge laid at right angles to the centre
line of the roadway and all irregularities exceeding 10mm shall be corrected.
The thickness of the base course shall be determined by depth tests or cores taken at
intervals as directed by the Architect. Where the base deficiency exceeds 12mm, the
Contractor shall correct such areas by removing the base material and replacing with
satisfactory materials, properly laid, compacted, bonded and finished. Base materials
where cores have been taken for test purposes shall be borne by the Contractor.
5 PRECAST CONCRETE UNITS
Precast units shall be cast in convenient lengths for handling.
Kerbs shall be haunched, bedded and jointed in cement mortar (1:3) on insitu foundations.
Cover slabs to drains shall have hand-holds formed at each end of the slab.
6 PRECAST CONCRETE SLAB PAVING
Paving slabs shall comply with BS 368 of pressed quality and natural coloured. They shall
be laid breaking joint on a full bed of sand not less than 25mm thick and tamped to an even
surface and falls. Joints shall be 6mm wide jointed in cement mortar (1:3) to a dished
profile.
7 PRECAST CONCRETE DRAINS
Contractor to submit P.E endorsed shop drawings for Architects approval. All perimeter
drains to be precast concrete designed based on 500mm width to fall at 1:200 gradient,

EXECUTION
The proprietary materials specified herein shall be provided / installed in
accordance to the project requirement as approved by the Superintending
Officer.
Proprietary materials supplied shall be identified clearly with the product name
and description. Packaged materials shall be stored in manufacturers
wrappings and containers with the manufacturers labels and seals intact.
Prior to installation, the Contractor shall submit Method Statements and / or
Shop Drawings for the installation of the grass pavers. The latter shall be on at
least A3 size paper or larger and in a CAD-recognisable format.
Sub-grade preparation:
(a) Excavate and level the area where the grass pavers are to be installed
according to the recommendations under the section Base Course
Preparation (below).
(b) Compact the excavated or levelled area using a mechanical plate
compactor or light compactor roller according to the Engineers
specifications.
(c) Proprietary sub-surface drainage and irrigation systems and utility lines
should be installed in the sub-grade. Disturbed areas should be lightly
compacted after installation.
Base course preparation:
Lay down and compact sandy gravel or recommended granite aggregate base
course that meets road base construction specifications or according to
Engineers specifications.
Grass paver installation:
(a) Place connected grass pavers on the sandy gravel mix ensuring that
the open cells are facing upwards.
(b) Unless otherwise specified, fill and cover the cells with an 80% sand
and 20% organic sandy soil mix. Clay or heavy loam soil mixes that
can adversely affect turf establishment shall not be used.
(c) Level off the surface and lightly compact the area using water sprayed
evenly across the surface.

Turf establishment
Lay sprigs or washed rolled turf onto the sandy soil layer. Turfed areas should

Hydro-seeding
Apply grass seed and mulch over the soil filled cells. Poorly germinated areas
should be re-seeded immediately.
Protection and maintenance
Seeded areas must be protected from traffic, other than for emergency
vehicles, for a period of 6 to 8 weeks, or until the grass can withstand traffic.
Implement regular water regimes and apply recommended fertilizer
applications and topsoil dressing, as needed.

Architect.
Unless specified otherwise, the planting mix for all trees, palms, shrub beds
and turfed areas of the intensive roof garden including landscaped roof and
planters shall include the components listed below. It shall be mechanically
mixed to the correct proportions, prior to placement on site.
The planting mix shall have the following properties:
- contain less than 20% silt and clay by volume
- retain more than 45% (volumetric) moisture at maximum water
capacity
- contain more than 20% air content at field capacity
- contain less than 12% organic matter (by mass)
- have a pH between 6 to 7
- have a cation exchange capacity higher than 10 cmol/kg soil
- have an apparent density of between 1200 1800 kg/m

The planting mix can comprise the following:

centrally laid reinforcement.
The waterproofing membrane shall be manufactured to ISO 9001 quality

EXECUTION
The proprietary materials specified herein shall be provided / installed in
accordance to the project requirement as approved by the Superintending
Officer.
Proprietary materials supplied shall be identified clearly with the product name
and description. Packaged materials shall be stored in manufacturers
wrappings and containers with the manufacturers labels and seals intact.
Prior to installation, the Contractor shall submit Method Statements and / or
Shop Drawings for the installation of the modules. The latter shall be on at
least A3 size paper or larger and in a CAD-recognisable format.
Installation of drainage modules, geotextile and planting media
(a) Lay with the drainage modules connected by proprietary interlocking, cable ties
or other approved methods with adjacent drainage modules to form a
continuous entity whether as panels, conduits or tanks, without any fixing on
top of the root resistant waterproofing membrane. Cut, as necessary at
drainage gully or plinth areas etc.
(b) Cover the installed drainage modules with a geotextile filter fabric. The ends of
all installed drainage modules shall be properly sealed with geotextile to
ensure soil particles do not enter the drainage modules.
(c) The Contractor shall organise an inspection of the drainage modules
installation prior to placement of the planting media.
(d) The planting media shall be placed with care without damaging the drainage
modules. Clay material shall not be used as the planting media. The displaced
clay soil shall be replaced with aggregates/sand backfill. Sharp stones that
may puncture the geotextile shall be removed from the planting media before
backfilling. The planting media is spread and levelled in the planting
troughs/beds to the required depth.
Installation of Waterproofing Membrane
(a) The installation of the waterproofing system shall be by bona fide Specialist
Waterproofing Contractor in existence under the same name for at least 10
years and meeting the following BCA criteria:

(b) The design, supply and installation of all waterproofing systems and products
specified herein include all components such as cement and sand screed to
falls (if required), pre-formed corners, outlets etc. and all other measures and

(c) Surfaces to receive waterproofing shall have at least a wood float finish and be
clean and dry. Concrete substrate must be cured for a minimum 28 days and
dried. All holes, joints, and cracks and honeycombs in concrete or masonry
surfaces should be filled with an approved grout and allowed to cure. High
spots in concrete or masonry surfaces shall be cut off or ground down.

Installation of Waterproofing Membrane
(d) The waterproofing system shall include procedures for testing of the
membrane integrity during installation.
(e) The structure to be waterproofed shall be checked for structural integrity by
conducting a ponding test. At the conclusion of the waterproofing treatment but
prior to laying of the drainage modules, the waterproofed area shall be tested
for integrity by ponding for at least 24 hours.
(f) Prior to commencing waterproofing, all dust, dirt and foreign matter, shall be
removed and the substrate shall be inspected and approved by waterproofing

(g) The Contractor shall provide adequate measures to protect the waterproofing
system from being damaged during subsequent construction activities.

(d) The planting mix shall be mechanically mixed off site with the aid of a
cylindrical mixer to the correct proportions prior to the placement on site. The
planting mix is manually spread and levelled in the planting troughs / beds to
the required depth.

e) General Requirement
a. These irrigation drawing are diagrammatic and indicative of the work to be installed.
All piping, valves, etc shown shall be adjusted to best suit the actual site
requirement. They shall be installed within planting areas where possible. Due to
the scale of the drawings, it is not possible to indicate all offsets, fittings, sleeves ,
etc which may be required. Contractor shall investigate structural and finished
conditions affecting the contract work including obstructions, grade differences or
area dimensional differences. In the event of field discrepancy with contract
documents, plan the installation work accordingly by notification and approval of the
owners authorised representative and according to the contract specifications.
Notify and coordinate irrigation contract work with applicable contractors for the
location and installation of pipe, conduit or sleeves through or under walls,
roadways, paving and structures before construction. In the event these
notifications are not performed, the contractor assumes full responsibility for
required revisions.
b. The intent of this irrigation system is to provide the minimum amount of water
required to sustain good plant health according to each plant category water
requirement and soil type field capacity.
c. During the maintenance period, it is the responsibility of the landscape
maintenance contractor and/or owner to monitor hydraulic and climate data logs
and program the irrigation controllers to provide the minimum amount of water
needed to sustain good plant health. This includes making adjustments to the
program for seasonal weather changes, plant material, water requirements,
mounds and slopes, sun, shade and wind exposures.

d. 240 volt a.c. (2.5 amp demand per controller) electrical service to the irrigation
controller location(s) to be provided under electrical contract work. Irrigation
contractor to make final connection from electrical service stub-out to controller(s).
Provide proper grounding per controller according to manufacturer's instructions.
e. The irrigation contractor shall schedule a meeting which includes representatives of
the irrigation controller manufacturer, cistern contractor, the maintenance
contractor, the owner and the irrigation contractor at the site for instruction on the
proper programming and operation of the irrigation controller.
f. Irrigation control wires shall be copper with u.l. approval for direct burial in ground.
If the controller uses a 2-wire control system, this red wire will form part for the 2-
wire bus with the Common ground white insulating wire.
Communication wire shall be size #12-1 wire with white insulating jacket. Control
wire servicing remote control valves shall be size #16-1 wire. Control wires shall be
ran within cable conduit. GI conduit for all cable run within buildings and PVC
conduit for cable within soil.
g. Due the amount of rain in Singapore, valves preferred to be housed in on-surface
valves boxes (cabinet). This will eliminate the problem of water ponding in the sub-
surface valves boxes and risk mosquito breeding. All valve cabinet shall be as
compact as possible and hidden within shrub planting area. No valve cabinet shall
be place on turf areas. In all attempt to place valves cabinet near proximity that
service the zones around it. Remote Terminal Unit should be house in these valve
cabinets if possible.
h. Remote control valve cabinet/Box shall be installed at 300mm from walk, curb,
building or landscape feature.
i. Valve cabinet locations shown are diagrammatic. Install in ground cover/shrub
areas (not in lawn area).
j. Loop 900mm excess wire into each single valve cabinet in each group of valves.
k. Splicing of low voltage wires is permitted in valve boxes only. Leave a 900mm long,
25mm diameter coil of excess wire at each splice and a 900mm long expansion
loop every 30 meters along wire run.
l. The irrigation contractor shall flush the irrigation system after installation to ensure
clear of soil and debris that might have caught inside pipings during installation.
Each zone shall be equipped with self-flushing valves to maintain irrigation system
at peak condition for long term.
m. Install check valves according to manufacturers specification on slopes or high
elevations where low outlet drainage will cause erosion and/or excess water.
n. The drip system design is based on the minimum operating pressure shown on the
irrigation drawings. The irrigation contractor shall verify water pressure prior to
construction. Report any difference between the water pressure indicated on the
drawings and the actual pressure reading at the irrigation point of connection to the
owner's authorized representative prior to construction.

documents. The irrigation layout shall be checked by the contractor and owner's
authorized representative prior to construction to determine if any changes,
deletions, or additions are required. Irrigation system shall be installed and tested
prior to installation of plant material.
q. If settlement occurs along trenches, and adjustments in pipes, valves and soil, sod
or paving are necessary to bring the system, soil, sod or paving to the proper level
or the permanent grade, the contractor, as part of the work under this contract,
shall make all adjustments without extra cost to the owner.
r. It shall be the responsibility of the contractor to fill and repair all depressions and
replace all necessary lawn and planting due to the settlement of irrigation for one
year following completion and acceptance of the job. The contractor shall also
guarantee all materials, equipment and workmanship furnished by him to be free of
all defects of workmanship and materials, and shall agree to replace at his expense,
at any time within one year after installation is accepted, any and all defective parts
that may be found. When work of this section has been completed and such other
times as may be directed, remove all trash, debris, surplus materials and
equipment from site.
s. For 100mm and larger main line piping inside sleeves use 1120-315 psi pvc plastic
pipe with schedule 40 pvc couplings. Do not install gasketed couplings inside
sleeves.
t. Backflow prevention devices must be PUB approved or similar.
u. This irrigation system is designed to allow any combination of valves to operate at
the same time as long as the total demand of the system does not exceed 12
M3/hour . Do not under any circumstance exceed 12 M3/hour or operate any
combination of valves at the same time which exceeds 12 M3/hour.
f) Technical Specification of Equipment :
a. CONTINUOUS SELF-FLUSHING, PRESSURE COMPENSATING DRIPPERLINE
Description
Dripper Line will be low volume dripperline with integral and evenly spaced pressure
compensating drippers inside the tubing at specified intervals. The dripperline for the
proejct has a discharge rate of 1.6 l/hr per drip emitter and spacing between each emitter
are at 0.3M apart.

Construction
The Dripper line shall consist of nominal sized 16mm low-density linear polyethylene tubing
with internal pressure compensating, continuously self-cleaning, integral drippers at a
specified spacing. Individual pressure compensating drippers shall be welded to the inside
wall of the tubing as an integral part of the tubing assembly. These drippers shall be
constructed of plastic with a hard plastic diaphragm retainer and a continuously self-flushing
elastomer diaphragm capable of flushing any dirt or debris that may enter the dripper,
extending the full length of the dripper. The dripper shall have a built-in physical root barrier
whereby the water shall exit the dripper from a point different than where it shall exit the
tubing. This physical barrier shall create an air gap inside the tubing.
Operation
Each dripper shall have the ability to independently regulate discharge rates, with an inlet
pressure between seven to seventy (7 - 70) pounds per square inch, (psi) at a constant rate
of flow and with a manufacturers coefficient of variability (Cv) of 0.03 or less.
Recommended operating pressure shall be between 15 - 50 psi. The dripper discharge
rate shall be 1.6 l/hour utilizing a combination turbulent flow/reduced pressure
compensation cell mechanism and a diaphragm to maintain uniform discharge rates. The
drippers shall be capable of continuously cleaning themselves while in operation. The
dripperline shall be at 0.3M spacing between drippers unless otherwise specified. For
subsurface installation, drip line pipe depth for this project shall be 150mm unless otherwise
specified. Maximum system pressure shall be 50 psi. Filtration shall be 120 mesh or finer.
Bending radius shall be 17.5 cm.
If contractor decided to lay the dripper pipe on-surface or under mulch installations, metal
wire staples shall be installed 1M 1.5M on center, and two staples shall be installed at
every change of direction.
b. DRIPLINE FITTINGS
Description
Drip Line and Drip Line fittings shall be constructed in one of the following end
configurations:
Barbed insert fittings only,
Male pipe threads (MPT) with barbed insert fittings, or
Female pipe threads (FPT) with barbed insert fittings.
Construction
All fittings shall be constructed of injection molded, brown plastic having a nominal outside
dimension of 16mm. Female and male threaded ends shall be capable of mating to
standard PVC pipe with tapered threads.
Operation
Drip Line and Drip Line fittings shall be mated with Drip Line and dripperline by pushing the
fitting into the tubing while twisting side to side until the tubing abuts to either adjoining
tubing or a fitting stop.
Maximum system pressure without clamps shall be 50 psi.

B. 3.1. Drip Line Insert Adapter for Polyethylene
Description
The Dripline Insert Adapter for Polyethylene is a 2-piece threaded-connection fitting
designed to transition from 1 or larger polyethylene pipe t drip line.
Construction
The Dripline Insert Adapter for Polyethylene shall be a 2-piece threaded-connection
fitting constructed of an injection-molded plastic.
Operation
The fitting shall unthread to allow the inlet end to be pressed into a pre-drilled 11mm
hole created using a forstner drill bit in 1 or larger medium or high density PE pipe.
Tightening the fitting by threading the 2 pieces together shall create a waterproof
connection. Maximum system pressure without clamps shall be 50 psi.
d. STAINLESS STEEL CLAMPS (for operating pressures in excess of 50-psi)
Description
Stainless steel clamps are used to secure Dripline to barbed insert fittings.
Construction
Clamps shall be constructed of 304 AISI stainless steel. Clamps shall be one ear type
and formed with a dimple, allowing for thermal expansion and contraction properties
without loosening the clamp.
Interior clamp wall shall be smooth to prevent crimping or pinching of tubing. Wall
thickness of clamps shall be 0.6 mm with an overall band width of 7 mm.
Operation
Stainless steel clamps are used to secure Dripline over barbed insert fittings when design-
operating pressures exceed 50 psi. Clamps are to be slipped over the tubing before being
fitted to barbed insert fittings. Place the clamp between the first and second ridge of the
barbed insert fittings.
e. DRIP LINE CHECK VALVE
Description
Drip Line Check Valves are designed to hold water back in dripperline to help prevent low
drainage. When used in every 11cm elevation change in Drip Line zones, it allows all
drippers in the dripperline to begin operating at the same time by helping keep the
dripperline full of water.

f. DISC FILTER
Description
The purpose of the Disc Filter is to capture and retain water-transported debris or sediment.
Construction
The filter shall be a multiple disc filter with color-coded filter elements indicating the mesh
size of the element being used. The discs shall be constructed of chemical-resistant
thermoplastic for corrosion resistance.
The disc filter body shall be molded of black plastic with male pipe threads for both inlet and
outlet. The disc filter shall be capable of periodic servicing by unscrewing a threaded cap
or unlatching the band.
Disc filter ring color-coding shall be: Red (120 Mesh)
Operation
Installation of the Disc Filter shall be as detailed. Disc filters can be installed downstream
of the remote control valve to allow for periodic servicing when the remote control valve is
not operating. It can be installed upstream of the remote control valve if the disc filter is
specified with manual shut-off valve or when a line size shut-off valve is also specified to
allow for periodic servicing with a pressurized main line. Recommended installation of disc
filters shall be below grade positioned in a valve box large enough to remove the disk filter
cap and internal disc element, or above grade. A gravel sump in the bottom of the valve
box is recommended to drain water during periodic maintenance.

g. SOLENOID AC/DC VALVES
Description
SOLENOID 24VAC/ 12DC valve is a latching solenoid valve designed to be turned on and
off using a 24VAC/12V DC signal. The valve is extremely debris resistant through the use
of large ports and non-continuous porting of water above the diaphragm. It is an FPT x
FPT valve.

Construction
The valve shall be a 24VAC/12VDC electronically actuated, diaphragm-operated, remote
control valve. The body and bonnet shall be molded of glass reinforced nylon plastic. The
bonnet screws shall be serviceable with a Phillips screwdriver. The diaphragm assembly
shall be molded from chemically altered EPDM for added resistance against chlorine and
other chemicals for fertigation and chemigation applications. The valve shall operate so
that water is only allowed above the diaphragm on the closing cycle. The valve shall have 2
mm metering orifices to operate in very dirty water applications.
The motorized actuator shall be 24VAC/12VDC actuated. The motorized actuator shall be
encapsulated in a watertight compartment. It shall be equipped with a 3-position manually
operated dial on top of the valve to allow, OFF, AUTO, or ON operation. A flow control
handle shall be mounted on the bottom of the valve body and have a 170 degree turn from
full open to full close.
Wiring to the motorized actuator shall be color-coded to indicate polarity. The black wire
shall be Common and the red wire shall be Power.
The 1 and 2 valve shall be constructed to allow for the addition of an optional, field
installed pressure regulating module that shall have a pressure regulation range of 5 - 70
psi (0.5 - 7.0 bar).
Operation
The and 1 valve shall be have an operational pressure range of 3 - 150 psi, (0.2 - 10
bar) with a maximum operating pressure rating to 150 psi (10 bar). Flow range shall be 0.1
- 28 GPM (0.025 - 7 m

/h).
The 1 and 2 valve shall have an operational pressure range of 6 - 150 psi, (0.4 - 10.0

The Valves Cabinet shall house the line adapter and valves and shall be placed within

j. FERTIGATION DOSING UNIT
Description
Fertigation Unit should be able to handle 5M3/h and 0.2 -2% fertigation dosing is
recommended for this project based on the irrigation flow rate calculation. The fertigation
unit should use non-electri propositional dosing technique which depend solely on water
flow and pressure ratings. The unit integrates with volumetric hydraulic motor with
continuous proportional injection of soluble fertilizer mixing with the irrigation water.
Construction

Injection hose : PVC
Operation
Installed directly in the water supply line, the dosing unit operates by using the flow of water
as the power source. The water activates the unit, which takes up the required percentage
of concentrated directly from the container and injects it into
the water. Inside the fertigation unit, the concentrate is mixed with the water, and the water
pressure forces the solution downstream. The dose of concentrate will be directly
proportional to the volume of water entering the unit, regardless of variations in flow or
pressure, which may occur in the main line.
g) Testing and Commissioning
a. All pipe work shall be pressure test and flushed clean prior to testing
b. The testing of shall include all items of equipment and pipes as specified
c. All electrical installations shall be tested both before and after connection to power
supply.
d. Cable continuity test shall be performed for all cable pairs (active and common).

10 ANTI-TERMITE TREATMENT
a) General
a. All toxic soil treatment against insect and termite infestation to be executed by a
Specialist, and approved by the Relevant Authority.
b. The Contractor is to minimize, as far as possible, any nuisance caused by the
creation of noise or dust or any from any other cause during the progress of the
works.

c. The Contractor is to provide all necessary dustsheets and temporary screens that
are necessary to prevent the circulation of dust, etc.
b) Preparation Works
a. The Contractor will be deemed to have visited and examined the site, and will be
held to have inspected the construction of the structural and/or structures to be
treated.
b. The Contractor shall submit his proposed soil treatment area plan to the Architect
for approval. However, the Architects approval of his plan shall not in any way
relieve the Contractors responsibility for an effective soil treatment.
c. The Contractor shall investigate the presence of underground cables, services
pipes including telephone and sewer lines. The Contractor shall ascertain from the
Authorities the actual positions of such cables, etc., and the said lines are to be
clearly marked by the Contractor on the Site Plan before commencement of the
treatment.
d. The Contractor shall obtain all necessary permits, etc., from the Authorities before
commencing the treatment works.
c) Method of Treatment
a. The Contractor shall carry out the anti-termite treatment by spraying the ground or
by other methods approved by the supplier/manufacturer of the treatment
compounds used. Before Commencing the works, the Contractor shall provide in
writing, the method statement to the Architect/Employers Representative, which
fully details how the works is to be carried out.
b. The treatment shall be carried out in stages or phases to reflect the actual
construction process. All soil surfaces in contact under the structures of the
buildings shall be treated.
c. For existing buildings the Contactor shall carry out the works by injection method.
d. Treatment works shall be carried out from inside the building by drilling holes
through concrete slabs. Holes shall be no more than 25mm diameter holes and at
450-650mm centres. Holes will also be drilled along expansion joints, floor cracks,
etc.
e. The treatment chemicals shall be injected into the ground through the holes by a
pump. All holes will be sealed with cement grout upon completion, to the
satisfaction of the Architect.
f. Upon completion of the soil treatment, the Contractor shall be immediately and
effectively protect the treated soil from rainwater and other adverse disturbances.
11 VAPOUR/MOISTURE BARRIER
The vapour barrier shall consist of a single layer of minimum 0.6mm thick polyethylene
sheet, well lapped in the joints and sealed with an approved pressure sensitive tape, turned
down against the sides of the ground beams. Care is to be taken to ensure that sheets are

4.1 GENERAL
4.1.1 At every level of a building where toilets are provided, at least
(a) one individual washroom for wheelchair users, as described in
clause 4.9, shall be provided for both the male and female; or
(b) one water closet compartment for wheelchair users, as described in
clause 4.10, shall be provided in both the male and female toilets.
4.1.2 In addition to clause 4.1.1, a standard water closet compartment, as
described in clause 4.11, shall be provided for the ambulant disabled and
elderly persons at every level of shopping complexes, sport complexes,
places of public resort, hotels, hospitals, transport stations, interchanges
and passenger terminals where toilets are provided.
4.1.3 In buildings, other than factory, workshop, office/showroom areas in
warehouses or industrial buildings, where two or more clusters of toilets are
provided at the same level but at different locations, the corresponding
number of individual washrooms or water closet compartments shall be
provided.
4.1.4 Where swing door is provided for bathroom and toilet, the door shall swing
outwards. This will aid the rescue operation should the person inside the
bathroom or toilet falls and obstructs it. Consideration should be given to the
use of sliding or folding doors that are easier to operate and require less
wheelchair manoeuvring space.
4.1.5 At least one wash basin complying with clause 4.6 shall be provided in the
toilet.
4.1.6 At least one of each type of washroom accessories complying with clause
4.4 shall be provided in the toilet.

4.1.7 Where urinals are provided, at least one shall comply with clause 4.8 to
cater to the ambulant disabled.
4.1.8 Signs at washroom entrances shall -
(a) be clearly visible and have tactile finish in accordance with clause
10.5; and
(b) comply with the symbol as described and illustrated in clause 10.2.
4.2 INDIVIDUAL WASHROOM AND WATER CLOSET COMPARTMENT DOORS
4.2.1 Individual washroom and water closet compartment doors shall:
(a) provide a clear opening of at least 850 mm with the door in the fully
open position in accordance with clause 3.8.2;
(b) be designed to swing outwards or be provided with a sliding/folding
door;
(c) be provided with a horizontal pull-bar as shown in Figure 40(a) -
(i) at least 600 mm long on the inside of an out-swinging door;
(ii) located so that the end closer to hinge is not more than 130
mm from the hinged-side of the door; and
(iii) fixed at a height between 900 mm and 1100 mm.
(d) be provided with a vertical/horizontal pull-bar as shown in Figure
40(b) -
(i) at least 140 mm long on the outside near the latch side of
the door;
(ii) located so that the pull-bar is not more than 130 mm from
the latch side of the door; and
(iii) placed at a height between 900 mm and 1100 mm.

(e) be capable of being locked from the inside by a device that is
operable with one hand and activated by a force not more than 22N
and which does not require:
(i) fine finger control;
(ii) tight grasping; and
(iii) pinching or twisting of the wrist.
Note: (1) Toilet doors shall be designed to open outwards so that it would be easier for a
rescuer to enter a compartment if a person has fallen and is lying behind the
door. To allow for assistance in case of emergency, locks and latches should
allow the door to be opened from the outside with a coin or any simple device.
(2) Wherever possible and practicable, a button-operated, automatic sliding door
should be considered as it is easier to operate and manoeuvre around the
doorway
4.3 GRAB BARS
4.3.1 Grab bars shall be provided in individual washrooms or water closet
compartments as illustrated in Figures 40 and 41 and shall comply with the
following requirements:
(a) be in accordance with clause 3.5;
(b) be mounted at a height between 280 mm and 300 mm from the top
of the water closet seat;
(c) one horizontal grab bar to be mounted on the side wall closest to the
water closet extending from the rear wall to at least 450 mm in front
of the water closet seat;
(d) one flip-up grab bar to be mounted on the wide side of the
compartment adjacent to the water closet and be able to remain at a
vertical position when not in use as shown in Figure 40;
(e) one vertical bar to be provided on the side wall closest to the water
closet and located between 350 mm and 450 mm from the front
edge as illustrated in Figures 40(b) and 41(c); and

(f) one horizontal grab bar of at least 700 mm long, to be mounted on
the wall behind the water closet.
4.3.2 The flip-up grab bar specified in clause 4.3.1(d), when lowered from the wall
shall:
(a) be at a height between 280 mm and 300 mm from the top of the
water closet seat;
(b) extend not more that 100 mm from the front of the water closet seat;
and
(c) be 380 mm to 400 mm to the centre line of the water closet.
Note: Unless otherwise specifically stated, all measurements shall be to the centre line of the
bar.
4.4 WASHROOM ACCESSORIES
4.4.1 Where washroom accessories are required to be provided under clause
4.1.6, they shall comprise the following:
(a) a mirror positioned at a height of not more than 1000 mm from the
bottom edge of the mirror to the floor as shown in Figure 36;
(b) towel and soap dispensers, hand dryer, waste bin and sanitary bin
shall contrast in colour and tone and positioned such that the
operable parts and controls are between 1000 mm and 1200 mm
from the floor.
Note: (1) Accessories should be placed in close proximity to the accessible basin to avoid
having a person wheeling a chair with wet hands.
(2) The lighting should be fixed in such a position that it does not shine directly onto
the mirror.

4.5 EMERGENCY CALL BELL
4.5.1 An emergency call bell shall be provided in -
(a) an individual washroom compartment; or
(b) a water closet compartment.
4.5.2 The emergency call bell shall be equipped with a waterproof push-button or
pull-chord for activating the bell.
4.5.3 The push-button or pull-chord shall -
(a) be located at a height between 400 mm to 600 mm above the floor
level and located between 150 mm to 300 mm from either the front
or side edges of the water closet as illustrated in Figures 40(c) and
41(d); and
(b) have a colour that is contrasting with the background.

4.5.4 The call annunciation shall, where appropriate, be provided by
(a) a call bell located outside the compartment; or
(b) a buzzer in the caretakers office.
4.5.5 A notice stating Emergency Call shall be prominently affixed next to the
push-button or pull-chord.
4.6 WASH BASIN
4.6.1 Wash basins, as illustrated in Figure 37, shall:
(a) be of a standard size with dimensions of approximately 520 mm by
410 mm;
(b) be mounted such that the minimum distance between the centre line
of the fixture and the side wall is 460 mm;
(c) be mounted such that the top edge is between 800 mm and 840 mm
from the floor;
(d) have a knee space of at least 750 mm wide by 200 mm deep by 680
mm high with an additional toe space of at least 750 mm wide by
230 mm deep by 230 mm high; and
(e) have a minimum clear floor space of 750 mm wide by 1200 mm
deep of which a maximum of 480 mm in depth may be under the
wash basin.
4.6.2 The hot water and drain pipes located within the knee space or toe space
shall be properly insulated.
4.6.3 Faucets and other controls provided shall comply with clause 3.10.
4.6.4 The front apron of a vanity counter shall have a minimum clearance of 750
mm wide by 720 mm high.

4.7 WATER CLOSET
4.7.1 Water closet shall comply with the following requirement:
(a) be located between 460 mm to 480 mm from the centre line of the
water closet to the adjacent wall and have a clear dimension of 750
mm from the front edge of the water closet to the rear wall to
facilitate side transfer;
(b) the top of the water closet seat shall be between 450 mm and 480
mm from the floor as shown in Figures 40(b) and 41(c);
(c) have no spring-activated seat;
(d) have a back support where there is no seat lid or tank. A back
support reduces the chance of imbalance or injury caused by
leaning against exposed valves or pipes;
(e) preferably be of the wall-hung as it provides additional space at toe
level as shown in Figure 38;
(f) have flush control:
(i) complying with clause 3.10;
(ii) if hand-operated, be located on the transfer side of the water
closet; and
(iii) located at a height of between 800 mm to 1100 mm from the
floor; and
(g) be equipped with a self-closing water spray head connected by a
flexible hose beside the water closet seat for cleaning purposes.
Note: (1) Preferences for toilet seat heights vary considerably. Higher seats may be an
advantage to some ambulant disabled but a disadvantage to wheelchair users.
Toilet seats at a height of 450 mm offer a reasonable compromise. Thick seats
and filler rings are available to adapt standard fixtures to these requirements.
(2) Major problems are encountered by wheelchair users entering and leaving a
washroom. Within the washroom, sufficient space is required to allow wheelchair
users to move freely to and from the various fixtures as shown in Figure 40(a).

4.8 URINALS
4.8.1 Where urinals for the ambulant disabled are to be provided under clause
4.1.7, they shall comply with the following as illustrated in Figure 39:
(a) be of the wall-hung type with a rim not more than 400 mm from the
floor;
(b) have a minimum clear floor space of 750 mm wide by 1200 mm
deep without steps in front of the urinals; and
(c) not have privacy shields extending beyond the front edge of the
urinal rim unless such shields allow a clear width of not less than
750 mm.

4.8.2 Grab bars, complying with clause 3.5, shall be provided on both sides of the
urinals and shall:
(a) extend from 1000 mm to 1500 mm above the floor level; and
(b) have a clear space of 120 mm between the grab bar and wall

(a) comply with clause 3.10; and

4.9 INDIVIDUAL WASHROOM
4.9.1 Where an individual washroom for the wheelchair user is provided under
clause 4.1.1(a), it shall;
(a) have clear dimensions between opposite walls of not less than 1750
mm;
(b) have a clear space of not less than 900 mm X 1500 mm adjacent to
the water closet;
(c) be equipped with a door complying with clause 4.2;
(d) have grab bars complying with clause 4.3;
(e) have essential washroom accessories complying with clause 4.4;
(f) have a wash basin complying with clause 4.6;
(g) have a water closet complying with clause 4.7;
(h) have a toilet roll dispenser mounted below the grab bars and not
more than 300 mm from the front edge of the seat and at a height
between 50 mm to 250 mm from the top of the water closet seat;
(i) be equipped with a coat hook mounted on a side wall not more than
1300 mm from the floor and projecting not more than 40 mm from
the wall;
(j) be equipped with an emergency call bell in accordance with clause
4.5;
(k) where possible, be equipped with a shelf or counter measuring 400
mm x 200 mm and fixed at a height of between 900 mm and 1100
mm from the floor; and
(l) where appropriate, be equipped with a shower head complying with
clause 4.12.5.

(2) An individual washroom is used by persons with different disabilities. It is
especially suitable when persons or children with disabilities and their respective
care-givers or parents are of the opposite sex.
(3) For public buildings such as shopping complexes, office buildings and hotels, an
individual washroom is preferred over a water closet compartment for the reason
given in Note (2) above.
