This paper explores user-centred variables in academic work environments as it affects job perfor... more This paper explores user-centred variables in academic work environments as it affects job performance with a view to generating holistically adequate Academic Workspace Evaluation (AWE) framework for universities. The paper considers the trends of evolutionary changes in academics in recent time, technological impact of emerging academic activities, shifting barriers in frontiers of knowledge-based work, utilisation of research findings beyond territorial limitations, and the need for standardisation of Academic Workspace. Consequently, a broad-review of literature on variables that underpins adequate academic workspace environments towards users-satisfaction for effective and productive work conduct is carried out. The paper identifies three basic units of academic work environments and the variables identified in each unit were grouped accordingly for ease of analysis: the organisation culture environment, the employees' work environment and the academic workspace environment. The academic workspace environment is made of two integral parts: the physical internal environmental condition and the furniture ergonomic comfort environment of the workspace. Differences in culture, ethics, system, process, modes and pattern of work operations, purpose and objectives between university organisations create difficulty to generating a holistic universal user-centred AWE framework. The framework is context-based designed to accommodate local contents within the conventional structure arrangement of respective universities. This will provide an adequate Academic Workspace Benchmark Standard (AWBS) for use in universities globally.

The aim of this paper is to identify property ownership challenges and prospects in Ado-Odo/ Ota ... more The aim of this paper is to identify property ownership challenges and prospects in Ado-Odo/ Ota Local Government Area, Ogun State with a view to guide property owners towards homeownership or property ownership. In the course of writing this paper, secondary data were collected from both published and unpublished journals, articles, reports, maps, and the internet was consulted to acquire more data as regards this study. Data sources are websites, government publications, books, internal records, journal articles, etc. Property ownership benefits identified include; property owner gain prestige and political power; provides shelter, health, welfare and wealth; good investment as regards to stable income generation; provides long-term monetary security; tax benefits; value appreciation overtime; provides hedge against inflation; etc. Property ownership challenges identified include; improper or lack of title document that could result to property ownership insecurity and denial to credit facilities; gender discrimination in accessing land or property; inadequate or lack of access to justice; presence of ineffective and inefficient land management system, laws and agencies; land dealings fraudulence and conflicts; poverty or lack of finance; etc. Some of the recommendations to mitigate property ownership challenges include; 58

The study examined the relationship between Estate Surveyors and Values’ perception and wetland v... more The study examined the relationship between Estate Surveyors and Values’ perception and wetland valuation method(s). A total of 267 questionnaires were administered on the respondents out of which 163 (representing 61%) were retrieved and used for the study analysis. Both descriptive and inferential statistical tools were used in the analysis of the data. The study hypothesis was tested, using regression analysis, analysis of variance (ANOVA) and coefficient of determination. The hypothesis showed that, there is no statistically significant relationship between Estate Surveyors and Value’s perception and the method(s) used in wetland valuation. With R2 value of 0.026, F-ratio of 0.084 and P>0.05 indicates that Estate Surveyors and Value’s perception does not really affect the approaches used in valuing wetlands. This could have emanated from the fact the respondents neither have any training in environmental valuation either in school or at the professional examinations. It is thereby recommended that NIESV and ESVARBON should encourage more workshops on wetland (environmental) valuation in addition to its inclusion in the professional syllabus as it is the current practice in higher institutions offering estate management courses.

Over the years, different studies have examined the situation and attributed the problem to the inability of government to provide housing enmasse, lack of access to capital, low income and high costs of procurement of available ones. This study advances knowledge by focussing on renters and taking a closer look at the overall cost of rental housing and its effect on renter to owner's efforts. Renters' population is on the increase in major urban centres with reduced capacity for home acquisition. This study examines household spending pattern, identifies other costs incidental to rental housing consumption and how they affect renters' home acquisition drives'. Questionnaires were administered to 750 renters randomly selected from three local government areas in Lagos State. Data collected were subsequently analysed with descriptive tools such as tables, percentages, relative importance index and a 5-point likert scale. It was discovered that apart from rent, other costs incidental to rental housing consumption significantly reduces renters' savings capacity. The study therefore suggests that these other costs be examined critically and treated appropriately. They could be stabilised, subsidized, eradicated or totally shouldered by the government.

The study examined the skills-gap in real estate education with the aim of identifying the import... more The study examined the skills-gap in real estate education with the aim of identifying the important employability skills that are required for a graduate of Estate Management to excel in the Nigerian real estate industry. Data was collected with the aid of questionnaire survey distribution to one hundred and ninety-eight (198) employers within the study area. One hundred and thirty-one (131) questionnaires were duly filled, returned and considered ideal for the study. Data collected were analyzed with the use of relative importance index and principal component analysis. The study revealed that the most important employability skills from the perspective of the employers include teamwork, written communication, oral presentation, willingness to learn and adaptability. The study recommended that higher institutions of learning should adopt the University-Industry based approach so as to foster a good relationship between the employers and the academia.

However, much of the world’s wetlands have been lost due to series of human activities which gradually cause the degradation of this distinct element of ecosystem. The foundation of this problem is based on public perception of wetlands as unproductive, unhealthy lands, full of disease carrying insects and reptiles such as snakes and crocodiles. Therefore, this study assessed the loss of wetlands in Lagos metropolis. Questionnaires were administered on 75 Estate Surveyors and Valuers located within the study area and 76% were successfully retrieved.
