Introduction of the Project
❖ IIM Ranchi was established at Ranchi on 15 December 2009 and began classes on 6 July 2010, under the
11th Five Year Plan
❖ IIM Ranchi, like all IIMs, is an autonomous institution under the Ministry of Human Resources
Development, Government of India. The institute is free to design its own curriculum and recruit faculty
members. In April 2011, Union Minister Kapil Sibal announced that the government is mulling
enhancement of the autonomy of IIMs by allowing them to select the director and the chairman of the
Board of Directors.
❖ The college operates from a temporary campus in Suchana Bhawan, behind the Governor House premises
in the heart of Ranchi. The student hostels of IIM Ranchi are located at Khelgaon. But After seeing the
problem faced by professor and students, IIM-Ranchi had decided to build its own campus in January,
2019
❖ The total estimated project cost of this work is Rs. 289.96 crores and headed by NBCC (India) Ltd. with a
time duration of 18 months.

Does IIM Ranchi have its own campus?
The college operates from a temporary campus in Suchana Bhawan, behind the Governor House premises in the heart
of Ranchi. The student hostels of IIM Ranchi are located at Khelgaon.

● NBCC (India) has invited bids for construction of permanent campus (Phase-I works) of IIM, Ranchi in Jharkhand.
● The estimated value of the project is Rs 289.96 crore with completion period of 18 months.

Project Background
The project envisages construction of institute permanent campus (Phase-I works) along with all engineering
services at Dhurwa, Murma Village, Namkum Tehsil in Ranchi district of Jharkhand. The project will spread over
60.04 acres of land.The estimated cost for Phase-I works would be Rs. 330 Crores out of the total estimated cost (Phase-I +
Phase II) of Rs. 400 Crores.

Progress:
30 October 2011: EoIs were invited from prime consultant cum project manager of the project
31 December 2013: The project was delayed. (reason unavailable)

08 August 2018: Bids were invited for providing project management consultancy for the development of the project.

04 October 2018: NBCC (India) bagged an order worth Rs. 400.00 crore for providing project management consultancy
for the development of the project. Order details.

06 November 2018: As told to Projects Today (PT), work on the project was likely to commence by December 2018.
Contractor details unavailable.

17 November 2018: Creative Group bagged an order for engineering consultancy services from NBCC for the project.
Order details.

15 January 2019: NBCC invited bids for construction of the project. Estimated contract value of Rs. 289.96 crore.
02 March 2019: Ram Kripal Singh Construction bagged an order worth Rs. 280.45 crore from NBCC for construction
of the project.
04 April 2019: The proposal was submitted to SEIAA for grant of environmental clearance.
10 June 2019: As told to Projects Today (PT), Ram Kripal Singh Construction was awaiting environmental clearance
to commence work of the project. Environmental clearance likely to receive by mid-June 2019 and work will
commence by end-June 2019.

DETAILED SCOPE OF WORKS:-

The Institute campus will be designed contextual with locale with modern, sustainable, Energy Efficient buildings in
accordance with standard and best practices / guidelines. The campus under phase - I works will have major following
buildings:

1. Construction of One Block of Academic Block (G+7)

2. Construction of One Block of Seminar Hall (G+1)

3. Construction of Two Blocks of Faculty Housing (Stilt+10)

4. Construction of One Block of Type A Housing Block (Stilt+5) and One Block of Type C Housing (Stilt+3)

5.Construction of One Block of Boys Hostel Block (G+9)


6. Construction of One Block of Students Activity Center (G+1) and One Block of Dining Block (G+1)
7. Construction of One Block of Director’s Residence (G+1)

PEOPLE INVOLVED IN THE PROJECT
Location Hindrances
State Government of Jharkhand offered 60.04 acres of land for permanent campus of IIM Ranchi.Site
selection committee constituted by the MHRD, New Delhi visited the land on 28.12.2015 expressed
satisfaction over the location of land. The committee observed the following hindrances at the proposed
site:

a. 4 feeders of 33 KV lines required to be shifted.

b. Two unauthorized private houses in one corner of the area.

c. Demand by local people to leave some space for graveyard.

d. Demand by local people for some favour as they were cultivating these lands since long.

e. State Govt. was requested to intervene in the matter to provide encumbrance free land to IIM

Ranchi for further action by IIM Ranchi.

2. The said land was handed over to IIM Ranchi vide agreement Dt. 21.04.2016 by DC, Ranchi.

ANALYSIS

Till November 2020,only 77% of Academic


block work is completed .

Limitations:-

In order to calculate Budgeted cost of work


schedule, we have to know which work is done
on which day/month.How much an each
activity takes to complete.(i.e.,Duration)

And also cost per day for each activity. If it is


not known then we will not able to calculate
Budgeted cost of work schedule.

Hence,we are not able to find out


CV,SV,CPI,SPI also.

Note:-This figure is not related to this project


,it is only inserted for a purpose to show what is
required to find out CPI and SPI.
ANALYSIS
In November 2020,Cumulative Target (in crores)was 172.45 but Cumulative achieved target (in Crore )stood at
149.95
Earned Value Analysis (EVA) is a method to measure the amount of work actually performed on a project against
the original budget.The percentage complete times the original budget.It is also known as budgeted cost of the work
performed (BCWP).So the Original budget was 172.45 crore but actual cost is 149.95 crore.There is difference of
22.5 crore is saved.
In term of cost it shows a good sign because actual cost incurred is less than budgeted cost.
Total cost of the project is 280.45 which is expected to be complete on March ,2021.
Limitations:-

The curve looks good, but what can you tell about the health of this project based on this graph? Is the project team
accomplishing the planned work and doing it for less money? Or is the team behind schedule? The point is: this curve
does not provide sufficient information to communicate how the project is going!
RISK MANAGEMENT

With any project there is risk associated with it; however , some of the risks can be identified prior to the

INAUGURATION

First Building At IIM Ranchi New Campus.

A World-Class Seminar Hall inaugurated By Parimal Nathwani,

(Rajya Sabha MP)on December 14, 2020 Ranchi, Jharkhand.

14 Dec 2020 is a landmark in the History of Indian Institute of Management Ranchi. On this auspicious day
The Indian Institute of Management Ranchi has got its first building Inaugurated by Mr.Parimal Nathwani Ji,
The Hon Member of Rajya Sabha. Fully air conditioned auditorium of IIM Ranchi. This auditorium is made
to accommodate about 650 people at a time with all modern IT facilities of audio-video support. This is
further to mention that next day of this event i.e. On 15th Dec 2020, Indian Institute of Management Ranchi
is celebrating its 12th foundation day.
RECOMMENDATION OF THE PROJECT:

❖ Decentralized the work and optimized the benefits of decentralization.


❖ Regularly check and promulgate policy guidance, directives, standards of project and
constructions so the work had been done smoothly
❖ Divide the projects into large number of small milestones
❖ The head commissioner should expedite in the preparation of such documents, their distribution,
and instructions with their coordinators for consistent implementation of work project
❖ Work as per the budget constraints so that you didn't face any trouble in future
