Tenancy Agreement

Tenancy Agreement
• This agreement is made here at Karachi, on this 4-aug-2019
Between
• Mr. X s/o Mr. ABC , Muslim, adult, resident of Flat no: I – 201,
Block 11, Karachi. Herein after called as the owner of one the
one part.
And
• Mr. B s/o MR. XYZ , Muslim, adult, resident of Flat no: G – 203,
Block 11, herein after called as the tenant of the other part.
Whereas, the owner has fully seized, possessed and otherwise
exclusive owner of the immovable property viz flat no: resident
of Flat no: G – 203, Block 11.
• And whereas the owner has agree to let and tenant has agreed to
take the said property on monthly rent on the following terms and
conditions:
• That monthly rent has been agreed between the parties Rs. 25,000/-
(Rupees twenty five thousand) already paid in shape of one year
advance Rs. 300,000/- (Rupees three hundred thousand only) to the
owner.
• That tenancy is deemed to be effective from the date of handing
over vacant physical possession i.e. wef: September 1, 2019 and the
same shall remain valid for the period of twelve months on the
expiry, the same may be extended on mutual consent of the parties.
The owner reserves the right to revise thee rents.
• That tenant shall keep the premises in god conditions as has been
given to him/her all minor repairs / replacements to the fittings/
fixtures shall also be done by the tenant as his/her own cost during
the tenure of the tenancy.
• That tenant shall not make any addition of alteration their in
the demised premised without written permission of the
owner. Neither the tenant shall have right to let or sublet said
premises or any portion thereof to any other party under any
circumstances.
• That the tenant shall nor carry out the unlawful
business/activities heron the premises neither shall store
explosive or hazardous material in or nearby the premises, but
shall strictly use the premises for the Residential purpose.
• That the tenant shall keep the said premises for the
Residential purpose and shall use the same like the law-
abiding citizen of Pakistan.
• That one month’s advance notice in written shall be served by
the either party who wish to terminate the tenancy and
therafter the possession of the premises will be handed over
the owner.
In witness whereof the parties have set their hands here at
Karachi on the day month and year first above mentioned .
