DENSITATE.
LOCUINTE COMPUSE. SISTEME DE CRETERE
Pornind de la unitatea individual tipologic abstract, respectiv casa individual categoria tipologic a caselor
este generat prin multiplicarea, alturarea sau suprapunerea mai multor uniti, genernd configuraii clasice de case
cuplate sau case niruite dar i forme contemporane de alctuire sub de tipul irurilor pliate sau a caselor niruite
suprapuse.
Unitatea individual are relaie cu terenul, beneficiind de o curte sau teras i de acces direct de la nivelul solului,
individual sau cuplat. Aceast categorie face trecerea de la locuirea individual pe lot la formele cu densitate mai
ridicat.

ABOUT
In a suburban street by a splendid nineteenth century park in Utrecht, two separate families share one
single site. Both wish to combine the finest views of the park with easy access to the street,
the garden and the roof. By proposing the house with the least imaginable depth, the program can be
stretched up to four or five stories while keeping the garden as big as possible.

Interpreting the dividing wall as a therapeutic first move towards


negotiations between the neighbours and their sometimes conflicting
wishes, has given birth to two interlocking dwelling volumes, each
richer than the premise underlying them both.

The bedrooms are


incorporated in the
meandering tops as
houses-in-a-house.
Both living spaces
extend along the
faade and provide
views of the park. Here
extreme differences
can coexist: where one
occupant wants to be
surrounded by the
garden, the other can
withdraw to the piano
nobile. Where the one
chooses a salon just
past the childrens
playrooms, the other
opts for a work-cum-
bedroom upstairs, and
so on.

Their mutual dependence at first threatened to paralyze them. But as in the parable of the lame and
the blind, together they proved to be more than they could have possibly imagined themselves to be
as individuals.

With The single-family dwelling CJ5, Caramel has set a clearly urban accent for suburban density. Typical characteristics are the structural
division of a firewall and the utmost exploitation of available space. Caramels simple way of implementing this vision involves keeping up the
usable space inside the house by drastically reducing the area of the lot.
Haus CJ5 offers the same amount of space as its neighbours, although its lot measures only 5 x 35 metres or 2/3 of other lots in the district.
the inside is all about fluid
CARAMEL spaces and transparency. The
CJ5 windows in the roof provide
extensive illumination of the
interior spaces. The garden
functions as a link between the
front and back of the house.
The front is conceptualized as
a living space; it contains a
garage and home theatre in
the basement. The back house
is home to a home office and a
bathroom in the form of a set-
in cube.

The fact that the required


window openings in the faade
do not face the street, but are
found on the roof surface,
emphasizes the introspective
character of the house. It is not
the surrounding area that lies
in view; it is the sky. The
smooth, monochrome look of
the outer shell reinforces this
impression.

The house fits like a puzzle piece between an unbuilt lot to one side and the
neighbouring house on the other. The white firewall faces the vacant lot and
defines the end of the house. It also signals the end of the predominant
building style of the area: the generously placed single-family dwellings and
terraced homes give way to densely arranged rows of houses.

kilometrul 0 al oraului.
Terenul are o suprafa
total de aproximativ 1200
mp i este nvecinat de
locuine rurale, vile
construite recent i blocuri
de locuine din anii 80. Pe
aceste loturi se dorete
construirea unei case ce va
trebui s rspund nevoilor
funcionale i de imagine
ale beneficiarului i familiei
sale.
