    WORK AGREEMENT

    DATED ON: 25Th Sep, 2024

    Subject: Provide, Design & Construction of Two Storey Prefabricated Grey LGS
    Structure Office Building, at 05-Montgomery Road, Lahore”

    With Reference to your offer No. AWE/20240919 dated on 19th Sep 2024, This agreement is made at
    registered head office of AL-WAREED ENGINEERING PVT LTD. located at 38km Multan Road Manga
    Mandi, Opp. Ali Garh Public School, Lahore on 25th of Sep, 2024. BY and BETWEEN:

    Party A.
    AL WAREED ENGINEERING PRIVATE LIMITED having registered head office at 38km Multan
    Road Manga Mandi, Opp. Ali Garh Public School, Lahore, hereby referred to as Principal Contractor.

    AND

    Party B.
    MSA PRIVATE LIMITED having registered head office at House No. 46, St 01, Margalla Greens,
    Opposite D12/2, Islamabad. (Ph: 051-2218046/+92-346-9236102)

    Each of the above companies individually and collectively hereinafter referred to as “Party” or “Parties”
    respectively.

    Purpose and Scope of the Agreement

    The Party-B (MSA Pvt Ltd.) agrees to execute the work as sub-contractor with party-A here is referred to as
    principal contractor at project “Provide, Design & Construction of Two Storey Prefabricated Grey
    LGS Structure Office Building, at 05-Montgomery Road, Lahore”

    Work scope of Party-A (AL-WAREED Engineering Pvt. Ltd)

     Space for works and store is responsibility of Party A


     Civil Structure up to Plinth Beam

    Work scope of Party-B (MSA PRIVATE LIMITED)

     I. Structural Design in Cold Formed


     II. Foundation Design
     III. MEP Design
     IV. Procurement, Fabrication, and Installation of the Grey Structure and is limited to:
     a. CFS walls, CFS Staircase, Connectors
     b. Gabled roof trusses at 10 degree slope, floor trusses, corrugated metal deck, purlins/battens,
    pre-painted GI corrugated roof sheet, rockwool (50mmx60kg/cum), ridge caps, trims, rain gutters,
    connectors
     c. cement board (8mm) on both sides of outer walls, wet areas & overhangs (6mm)
     d. Gypsum board (1/2” thick) on interior walls, connectors, rockwool, moisture barrier

     e. Gypsum ceiling tiles (7mm, locally manufactured) with ceiling frame
     All required tools and plants attested/approved by Third Party if Required.
     As built/shop drawings will be provided by Sub Contractor (Party B)
     Food and accommodation to workers will be responsibility of (Party B)
     Electricity and Water to execute works, will be responsibility of Party B.

     Exclusions:
     1. Foundation, grade slab and first floor concrete
     2. MEP materials and installation
     3. Jointing, Wall putty, paint
     4. Flooring, Tiles, Marble/Granite
     5. Kitchen and Toilet accessories/fixtures
     6. Electrical/IT/CCTV/Fire Alarm, Mechanical and Sanitary fit outs etc
     7. Decorative Facades
     8. Door and Windows, Architrave etc
    Work value:
    1. Covered area: 2640 SFT
    2. Rate: As per Attached Annexure A.
    3. Work Amount= 12.00 million PKR for the given scope of works exclusive of all taxes but includes
    18% federal sales Tax on materials. Payment to Party B will be made within 10 working days of the
    verified Invoice at the completion of each milestone by Party A.

    Conditions:

    1. 60 Days after Issuance of Work orders.


    2. Idle charges will be paid by Party A, In-case of delay in the delivery of Payment.
    3. Final Payment to be made by Party A to Party B, within 15 days after the verified invoice. In-case of
    delay a penalty of kibor+5 will be paid by Party A.
    4. In-case party B won’t be able to complete said works within provided timeframe then fine / penalty
    will be recovered by AL-Wareed (Party A) on per day basis@ 1.0 % up to a max of 10% of payable
    amount.
    5. Party B will not show themselves as Sublet Party at Site.

    Terms of Payments:
