THE SIMPLE STEPS TO PURCHASE YOUR

FIRST INVESTMENT PROPERTY


1. Find out how much you can invest by taking advantage of our complimentary
Investor Health Check (IHC) service. By completing and returning the IHC
form in the back of this pack we can arrange a no obligation finance strategy

2. Create your personal investment strategy, goals and property selection
criteria by referring to the ‘Rules for Investing’ page in this pack.
3. To find a property deal that suits your strategy, use an online tool such as
Investar Search (www.investarsearch.com.au) or search engines e.g.
(www.domain.com.au), (www.realestate.com.au), real estate agent web
sites, newspapers etc. Alternatively join the Positive Real Estate Buyers
Agency and have them find the deals for you. Call (02) 9430 1100 or email
[email protected].
4. Determine the approximate value of the property; by inputting the postcode
into Investar Search (www.investarsearch.com) you can look at the statistics
and demographics of the area.
5. Analyse the property financials (To do this accurately and quickly use the
Property Analyser Software on www.investarsearch.com.au).
6. Build a team of unbiased experts you can go to for strategic advice, support
and guidance. Find a mentor or join a property group of like-minded people
to help you build your property portfolio faster. In our Lifetime Mentoring

7. Negotiate the purchase of your property. If you are acting on your own
behalf consult the due diligence clauses (www.clausesmadesimple.com).
Alternatively you can use Positive Real Estate to negotiate the property
purchase.
8. Find a solicitor for settlement. For a list of solicitors our team have found
helpful across the country visit our resources page on

9. Consult with an accountant about the right structure or purchasing entity for
you and your personal situation. For a list of accountants our team have
found understand property and are property investors themselves, visit

10. Once the property contract has been signed by both parties, arrange for a
building inspection and/or pest inspection, find someone from the area the
property is located.
11. Obtain the finance and valuation for you property purchase. Either contact
your Source Finance Private Client manager to walk you through what you
need to do now or whoever you have arrange to organise your finance for
you.
12. Go unconditional on the contract, you can have your solicitor do this for you
once the finance and any other conditions are met.
13. Obtain a written market rental assessment and choose a Property Manager
who will take care of your investment for you. The Positive Real Estate

14. Arrange landlords insurance, your property manager may be able to help
arrange this for you. Alternatively research major insurance companies
online for the best deal.
15. Settle and take possession (Remember to do a post settlement inspection)
16. Arrange a chattel valuation and depreciation schedule to be completed for
depreciation purposes. The PRE State based partner can organise Depreciator
to call you. All you need to supply is your Name, Phone, Suburb & State of
your investment property.
POSITIVE REAL ESTATE’S RULES FOR INVESTING

Use the tips below to create your own investing rules:

Ability to Add Value


Methods to add or create equity (i.e. an increase in value) to your property. You can:
1. Buy at a discount
2. Renovate
3. Strata title
4. Subdivide
5. Develop/ DA
6. Off-the-plan
RULE: Pick a method and become a specialist, don’t try to be a jack of all trades.

Cashflow
The amount of pre-tax and after-tax cashflow per deal is shown as a % yield. This is
calculated by dividing the annual rent by the value of the property (Rent per annum
÷ Property Value).
RULE: Only invest in property with a yield over 5%.

Capital Growth
Determine the minimum capital growth you are speculating you want from an area.
Remember, past results do not always indicate future gains.
RULE: When looking for capital growth properties, look for areas with infrastructure,
population growth and investments.

Location
The demographics of the location you are looking to invest in will impact the value of
your property. Demographics include information such as population size, lifestyle,
family structure etc.
RULE: Have properties in different states and locations to cover any demographic
shifts and market changes.

Price Range
Determine what properties you can afford. This is dictated by your lending and
serviceability (fill in your Investor Health Check to find this out.)
RULE: Know your DSR (Debt Servicing Ratio) and LVR (Lending Valuation Ratio) for
the property type and area for your rules.

Property Type
House, flats, multi-income and renovators. This is often a personal preference.
RULE: Investing in a mix of properties can provide security as it covers market shifts
and a range of demographics.

Purchasing property through the Investor Buyer’s Agency
The Positive Real Estate Investor Buyer’s Agency provides its members with access to an array of
properties with varying strategies in different markets from across the country. It is ideal for sophisticated
investors who purely want access to property deals and do not need to develop a tailored strategy or
require ongoing support.

Our Acquisitions team undertake strict due diligence and research on every deal before submitting the
properties to our clients for their own research. The services’ primary aim is to save members time and
money. We have been providing this service since 2003 and as a result have a great reputation in the
market which allows us access to group deals for our clients that could not be obtained by individual
buyers.

So how exactly does the Buyer’s Agency work?

1. Valid Buyers Agency Agreement signed. You must have a completed and signed a Buyer's Agency
Agreement to receive the Property Investment Report (PIR) and access the properties PRE have
negotiated. If you are not part of the Lifetime Mentoring Program and would like to become a member

There is an annual cost of $495.
2. Send us your query. Email or call your Senior Property Strategist to request the Property Investment
Report (PIR) for the deal you are interested in. This PIR document is designed to assist you in making
an informed decision and contains information including growth and vacancy rates, information on
recent and historical area sales, estimated rental opinions, local area profiles, expected lending ratios,
detailed information on the property, estimated income and expenditure and photographs.
3. Yes, I want to purchase. Once you have conducted your own research and decided the deal is right
for you, it is then time to select a specific unit/property. Prior to securing the property you will need to
complete a Purchasing Agency Agreement* (PAA) or an Expression of Interest* (EOI) and pay a $2,000
holding deposit. When we have received a copy of the payment deposit receipt AND the signed PAA or
EOI then the property will be reserved for you. You will be contacted to confirm that your application
has been successful.
4. What now? We instruct the vendor’s solicitor to send conditional contracts* to your nominated
solicitor or yourself so you can obtain a legal opinion on the property. Depending on the contracted
terms (and signing the conditional contract) you can now spend 14–21 days conducting further due
diligence, this is outlined in your Contract of Sale. Once the contracts go unconditional you will be
obligated to purchase the property. As contracts vary from state to state it is important to gain a
thorough understanding of the process and timelines required from your client manager.
5. Do I need to keep Positive Real Estate informed? As a professional Buyer’s Agency and
negotiation service – You Must inform us should a problem arise during the building reports or
valuation, we reserve the right to re-negotiate on your behalf. PRE has a great success record re-
negotiating excellent settlement terms based on problematic building and pest reports and
valuations (this is part of what you pay us for). It is also important to keep your client manager up to
date with where your finance applications is at so they can track deadlines and apply for extensions
where necessary.
6. It’s mine! Once contracts are unconditionally exchanged throughout the settlement period the team at
PRE can help you arrange depreciation schedules, insurance and property management to secure
tenants. This will ensure that your investment will be protected and well placed to start earning income
immediately upon settlement. PRE have a great team around them that should be utilised by members.

as possible. Like all things this ultimately depends on clear and timely communication and on the
correspondence received from clients along with the free flow of information throughout the sale.
