CONTRACT OF LEASE
This CONTRACT OF LEASE, made and entered into this ___day of _____________,
2024 at the City of Panabo, by and between:
_____________________________________________, of legal age, married and residing at
___________________________________, and hereinafter referred to as the LESSOR,

WITNESSETH: That
WHEREAS, the LESSOR is the registered and absolute owner of a house and lot situated
at
B1 L36, Purok 8-A, Southern BRGY. Southern Davao, Panabo City Davao del Norte;
WHEREAS, the LESSEE is willing to rents said property from the LESSOR under the
following
1. That the LESSEE shall provide a valid government-issued ID and a Brgy. Certificate to
verify his/her full identity and residency;
2. That the rent shall be for a minimum period of 8 months and maximum of 2 years
upon the stay of the LESSEE in the property.
3. That the LESSEE shall pay a monthly rental of FIVE THOUSAND and FIVE HUNDRED
PESOS (P5, 500), Philippine Currency, payable every 16th day of the month;
4. That the LESSEE upon paying ELEVEN THOUSAND PESOS (P 11, 000) representing
one (1) month deposit and one (1) month advance. That the deposit shall not be
considered as payment for rental but will be reimbursed by the LESSOR upon the
termination of this contract, unless the leased property suffers damages or the
LESSEE has unpaid monthly rental obligations said bills and damages will be paid out
of the deposit;
5. That the LESSEE can opt to use the one (1) month advance and one (1) month
deposit for their remaining month to stay in the rented property before they move
out;
6. That electric and water bills shall be covered by the monthly obligations paid by the
LESSEE every month;
7. That the LESSEE shall use appliances that are deemed as necessity like rice cooker,
refrigerator, electric fan, and television. Since electric bill is covered by the monthly
obligations by the LESSEE, other appliances that are not mentioned will have
additional charges to the monthly obligations that will be agreed by the LESSEE and
the LESSOR;
8. That the leased premises shall be devoted exclusively for residential purposes only;
9. That all minor improvements to be made or introduced on the premises shall require
the prior consent of the LESSOR, improvement that can no longer be removed by the
LESSEE shall become the property of the LESSOR. Major improvements like room
extensions and the like shall not be permitted by the LESSOR.
10. That if the LESSEE wishes to install doors for the rooms, they may do so. The
LESSOR shall deduct the expenses made by the LESSEE from the monthly rental
obligations, provided with receipts and signed received payments made for the labor.
The LESSEE can opt to deduct as one time payment from their first monthly rental
obligations or they can opt to deduct for 3 months from their monthly obligations;
11. That any expenses for repair arising from damage willfully and knowingly caused
by the LESSEE on the premises shall be shouldered by the LESSEE;
12. That under no circumstance will the leased premises be subleased to any other
person or entity without the written consent and approval of the LESSOR;
13. That if said premises is not surrendered to the LESSOR at the expiration of the
lease the LESSEE shall be responsible to the LESSOR for all damages which the
LESSOR may suffer by reason thereof;
14. That the LESSEE hereby agrees to return the leased premises at the expiration of
the contract
in as good a condition as reasonable wear and tear will permit without any delay
whatsoever.
15. That in case the LESSEE shall have arrears in rental payments and unable to pay
said arrears before vacating the premises, the LESSOR shall have the option to take
possession of any tangible and valuable property to offset the amount of rental
arrears without the need of judicial action;
16. That in case the leased premises shall be abandoned, vacated or deserted for a
period of one (1) week, without any previous notice to the LESSOR and during the
time the LESSEE is in default in the payment of the monthly rental, then under such
circumstances the LESSOR can consider the leased premises as legally abandoned
and may enter the premises and take possession thereof without prejudice to its right
of action against the LESSEE;
17. That the LESSEE is obliged to observe cleanliness and maintain peaceful condition
inside and outside the premises;
18. That the LESSEE hereby warrants that he/she read and understood all the
foregoing provisions of this contract and shall abide by the same, otherwise, any
violation will subject the LESSEE to ejectment and other legal sanctions.
