4. The Vendors hereby undertakes and assures tJlat the vendors are selling
the schedule mentioned propert5r to the vendees free of all encumbrances,
charges and levies from any third party or any financial institution and incase
of any legal attachments or restraint is raised against the vendors company the
schedule mentioned property shall not be made the subject matter of said
attachment or restraint.
5. That the Vendees sha11 hold and enjoy the schedule property as an absoiute
ownerf s as he/she/they like/s without any coercion or hindrance either from
the Vendor or any others whomsoever.
6. That the schedule property is free from all encumbrances, charges, sales,
grfts, mortgages, and court attachments etc.,
7. That the land effected by this document is not an assigned land as defined
in sec. 2 (1) Act 9 of L977.
8. That the Vendors have paid all the Municipal/Panchayat taxes and water,
electricity bills etc., in respect of the Schedule property. If any dues are found
unpaid, the Vendors will be liable to pay all such dues at a later date. That the
Vendees shall pay hereafter all revenue taxes in respect of the schedule
property.
9. That the Vendors further agrees to sign all such papers and documents for
more perfectly conveying and assuring tJre said property and every part
thereof in tJle manner aforesaid according to the true intent and meaning of
this deed.
10. That the Vendors further agrees to sign all such papers and petitions
which shall be required reasonably in getting mutation in tJle revenue records
or in any other concerned departments at the expenses of the Vendees only.
11. That the parties hereby declare that the particulars furnished above are
tnre and correct as required under Section 27 of tJle Indian Stamp Act. And
the parties agree to abide by the provisions of Indian Stamp Act to pay the
amounts due including previous arrears if any under arry Section of Indian
Stamp Act in lieu of prosecution under Section 64 of Indian Stamp Act.
