Whereas the Land Owner No. L herein, thus, holds an undivided share of the

Whereas, Smt. S. Jamuna acquired title and possession in respect of Ac. 4-OO

after duty obtaining the required permission from the Bachupally Gram

Receipt No. 12459.

WHEREAS the VENDORS in need of funds have offered to sell the Semi-
Finished Independent Duplex House Oa Plot No. 1O5, admeasuring 2OO
Sq.Yards or L67.2 Sq.mtrs., with total Plinth area of 24OO Sq.feet (RCC}.,
consisting of Ground and First Floors, in Sunvey Nos. 31, 34, gZ, 38, 54 &
55, of "APR-Pranav Ar.tilia"., Situated at Bachupally Village and Gram-
Panchayat, Bachupally Mandal, Medchal-Malkajgiri District, Telangana State
and hereinafter referred to as the Schedule Property to the VENDEES for a
total sale consideration of Rs. 28,8o,ooo/- (Rupees Twenty Eight Lakhs
Eryhty Thousard Onfy) and the VENDEES have agreed to purchase the said
property for the said sale consideration from the VENDORS.

NOW THIS DEED OF SALE WITNESSETH AS FOLLOtrIS:


1. That, in pursuance of the above offer and in acceptance of consideration the
VENDEES have paid the entire sale consideration of Rs. 28,8O'OOO/- (Rupees
Twent5r Eight Lakhs Eighty Thousaad Onlyl to the 1IENDORS loan availed
from IDBI BANK LIMITED, Gachibowli Branch, Hyderabad., towards the full
and final settlement of tJle same. That tJle VENDORS hereby acknowledge tJ:e
receipt of the said sum and releases the VENDEES from any fuhrre liability of
pa5rment in this transaction. That the VENDORS also hereby declares and
transfers the schedule mentioned property by way of ABSOLUTE SALE to the
VENDEES TO HAVE and TO HOLD and the same forever together with all the
rights, title, liens, easements, advantages and appurtenances pertaining in

3. That the Vendors further covenants with the Vendees that if the Vendees
shall be deprived of whole or any part on account of any defect in the title of
the Vendors, he/she/they shall indemniff and compensate the Vendees
against the same

4. The Vendors hereby undertakes and assures tJlat the vendors are selling
the schedule mentioned propert5r to the vendees free of all encumbrances,
charges and levies from any third party or any financial institution and incase
of any legal attachments or restraint is raised against the vendors company the
schedule mentioned property shall not be made the subject matter of said
attachment or restraint.

5. That the Vendees sha11 hold and enjoy the schedule property as an absoiute
ownerf s as he/she/they like/s without any coercion or hindrance either from

6. That the schedule property is free from all encumbrances, charges, sales,
grfts, mortgages, and court attachments etc.,

7. That the land effected by this document is not an assigned land as defined
in sec. 2 (1) Act 9 of L977.
8. That the Vendors have paid all the Municipal/Panchayat taxes and water,
electricity bills etc., in respect of the Schedule property. If any dues are found
unpaid, the Vendors will be liable to pay all such dues at a later date. That the
Vendees shall pay hereafter all revenue taxes in respect of the schedule
property.

9. That the Vendors further agrees to sign all such papers and documents for
more perfectly conveying and assuring tJre said property and every part
thereof in tJle manner aforesaid according to the true intent and meaning of
this deed.
10. That the Vendors further agrees to sign all such papers and petitions
which shall be required reasonably in getting mutation in tJle revenue records
or in any other concerned departments at the expenses of the Vendees only.

11. That the parties hereby declare that the particulars furnished above are
tnre and correct as required under Section 27 of tJle Indian Stamp Act. And
the parties agree to abide by the provisions of Indian Stamp Act to pay the
