    DEMAND TO VACATE

    RE: DEMAND TO VACATE AND SETTLE REASONABLE RENTAL

    Dear Ms. Utangera,

    This correspondence serves as a formal demand for you to vacate the apartment
    owned by our client which you are currently renting at #3 Sanitary Camp, Baguio City and
    to settle all outstanding rental payments. Accordingly, you entered into a lease agreement
    with our client, ELENA MAGANDA, on January 6, 2011, for the aforementioned
    apartment. The agreed upon rental amount is Php 8,000.00 per month, payable within
    the first ten (10) days of each month.

    Despite repeated reminders, you have failed to pay rent from March 1, 2012, to
    the present. This constitutes a clear breach of the lease agreement with our client.
    Therefore, We request that you vacate the apartment immediately and settle the total
    outstanding rent in the amount of Php 8,000.00 per month from March 1, 2012, until
    the date of your vacate.

    Please take note that failure to comply with these demands within a reasonable
    time will leave us no choice but to initiate legal proceedings against you to recover
    possession of the apartment and the unpaid rent. This may result in additional costs and
    legal fees being incurred by you.

    We urge you to take immediate action to resolve this matter amicably. Please
    contact us within five (5) days of receipt of this letter to discuss payment arrangements
    and your vacate date.
