2. ENCUMBRANCES

3. EXPENSES
a. Capital Gains Tax, Real Property Tax, Brokers Professional fee, Notarial
fee of sale. shall be for the account of the SELLER
b. Documentary Stamp Tax, Registration fee, transfer tax, and other expenses
necessary for the issuance of new TCT, shall be for the account of the
BUYER.
4. CONDITIONS
a. Notwithstanding the expiration of this authority, you shall still be entitled
to your FULL PROFESSIONAL FEE mentioned above in-case your
Buyer(s) whom you have previously presented or notified, registered, with
me, buys the above subject property.
b. You are authorized to accept/ receive EARNEST MONEY from the Buyer,
subject to our acceptance.

c. In-case any EARNEST MONEY shall be forfeited; the same shall be
divided equally.
d. You are authorized to advertise, put FOR SALE sign, on subject property
at your own expenses.

n. Permits, Licenses and Clearances
