This deed of Agreement to sell is executed at Gurugram on this ______ of May, 2024
between MR. RAVI CHAUHAN (AADHAAR NO. 3163 4987 6628) S/O MR. RAJPAL
SINGH R/O FLAT NO. 1001, TOWER-8, BESTECH PARK VIEW RESIDENCY,
SECTOR-3, PALAM VIHAR, GURUGRAM, HARYANA, OR GLOBAL ESTATE , 1018
VIPUL BUSINESS PARK SECTOR 48, SOHNA ROAD GURUGRAM PIN 122018
hereinafter referred to as the ‘FIRST PARTY', which expression shall unless
repugnant to law or expressly excluded by the context, means and includes and
her/his/their legal heirs, successors, executors, legal representatives and assigns
etc.

AND
The terms and expression of the First and Second Party shall mean and include all
their, legal heirs, executors, successors, legal representatives, administrators,
nominee and assignees.
WHEREAS shown the interest to invest their funds sum of INR 60,00,000/- ( Rs
Sixty Lakhs ) by the second party through First party.
WHEREAS the above said investment has been made in the name of First party by
the taking approval of second party , The First party has share all project details,
where the first party invested the funds and the first party is Owner the legal owner
and in possession of krisumi The Water fall Suites II, Sector-36, Gurugram,
Haryana

WHEREAS the First Party have good title and absolute authority to transfer/Sale
their above said property and none else except First Party has any right, title or
interest in the said property.
AND WHEREAS the First Party have agreed to take investment the above said
property and the Second Party has agreed to invest the same amount of
INR 60,00,000/- (Rupees Sixty Lakh Only).
1. That the Second Party has paid a sum of INR 21,00,000/- (Rupees Twenty
One Lakh Only) and First Party have received the same at the time of
signing of this Agreement to sell as earnest/advance in the following
manner :-

4. That the second party has no objection whether the first party gets the
property transferred/Sell in his/her own name or in the name of any other
person.
5. That the first party hereby assured the second party that the said property
under sale is absolutely free from all sorts of encumbrances.
6. That the first party hereby further assured the second party then he will co-
operate in all the formalities for the registration of the said property in
favour of the second party. However, all the dues, taxes, unearned increase
and conversion amount outgoing etc. at the time of registration of the said
property shall be paid by the first party thereafter the same shall be paid by
the second party.
7. That all expenses of Registration of Sale Deed, stamp duty, registration fees
or any other charges will be paid by the First Party.
8. That this agreement to sell will remain irrevocable and binding on both the
parties and their respective heirs and successors.
IN WITNESS WHEREOF the parties, hereto have set their respective hands on these
presents on the date, month and year here in above First mentioned in the presence
of the following witnesses.
