KNOW ALL MEN BY THESE PRESENTS THAT SEYLAN

DEVELOPMENTS PLC a Company duly incorporated in the Democratic Socialist

Republic of Sri Lanka under the Companies Act 2007 (under registration No PQ 151 and

formally known as Ceylinco Seylan Developments PLC incorporated in the Democratic

Socialist Republic of Sri Lanka under the Companies Act 2007 having its registered

office at Level 15, Seylan Towers No 90, Galle Road, Colombo-03 of Sri Lanka

(Hereinafter sometimes called and referred to as the Vendor which term or expression as

herein used shall where the context so requires admits or mean and the said Seylan

Developments PLC its successors in

for and in consideration of the sum of Rupees One Million Four Hundred

Thousand (Rs. 1,400,000 /-) of lawful money of Sri Lanka well and truly paid to

me by Ihalage Gunasena (N.I.C.No. 681512470 V) and Dhammika

Abhayasiriwardana (N.I.C. No.718520274 V) both of No 693/9/1, Pathumpura Road,

Dadigamuwa, (the receipt whereof the said Vendor doth hereby expressly admit and

acknowledge) the said vendor doth hereby sell grant convey assign transfer set over and

assure unto the said Ihalage Gunasena and Dhammika Abhayasiriwardana

(hereinafter sometimes called and referred to as the Vendee) their heirs executors

administrators and assigns the Land and premises described in the First Schedule hereto

together with the Right of way over and along the Land described in the Second

Schedule hereto (hereinafter sometimes called and referred to as the “land and
premises”) together with all and singular the rights ways easements advantages servitudes

and appurtenances whatsoever thereto belonging or in any wise appertaining or usually

held occupied used or enjoyed therewith or reputed or known as part or parcel thereof

and together with all the estate right title interest property claim and demand whatsoever

of me the said Vendor of in to upon or out of the said land and premises and every part

thereof and together with all the title deeds vouchers and other writings therewith held or

relating thereto which said land and premises have been held and possessed by me the

said Vendor under and by virtue of Deed of Transfer No.219 dated 10.04.2007 H.I.S.

Perera Notary Public Colombo.

TO HAVE AND TO HOLD the said land and premises in the First

Schedule hereto and Right of way over and along the land in the Second Schedule hereto

more fully described hereby sold and conveyed together with the rights and

appurtenances thereto belonging unto the said Vendee his heirs executors administrators

and assigns absolutely and forever.

AND the said Vendor her aforewritten doth hereby covenant promise and declare to with
the said Vendees and his aforewritten that I the said Vendor now have good right full
power and lawful and absolute authority to sell and convey the said land and premises in
the Schedule hereto morefully described in the aforesaid manner and that the said land is
not affected by any mortgage, lease or obligation or seizure on the part of the Vendor and
not subject to any charge lien seizure acquisition sequestration or other proceedings
whatsoever and that the said Vendor has not at anytime heretofore made done or
committed and that the said land and premises in the Schedule hereto described are free
from all encumbrances claims and disadvantages whatsoever and that the said Vendor
and her aforewritten shall and will at all times hereafter warrant and defend the title to
the said land and premises and every part or portion thereof unto the said Purchaser or
his aforewritten against any and every person or persons whomsoever and that the said
Vendor shall at the request and cost of the said Purchaser or his aforewritten do and
execute or cause to be done and executed all such further and other acts deeds assurances
matters and things as the said Purchaser or his aforewritten shall or may reasonably
require for the more perfectly and effectually conveying and assuring the said land and
premises hereby sold and conveyed unto the said Purchaser or his aforewritten as by the
said Purchaser or his aforewritten may be reasonably required.

to two others of the same tenor and date as these presents set my hands in Colombo on

ALL that divided and defined allotment of land marked Lot 32 depicted in Plan No.2856
dated 18th May 2007 made by S.G Ranasinghe Licensed Surveyor of the land called
Nugawaralanda situated at Dedigamuwa together with the trees plantation and everything
else standing there on within the limits of 480/V Ambilladeniya G.N Division and
Malabe Divisional Sectaries Division Kaduwela Municipal Council in Palle Pattu of
Hewagam Korale in the District of Colombo Western Province and bounded on the
NORTH : by Lot 34 hereof
