WATG was commissioned by Hoi An South Development Limited to undertake a concept master plan study on the
812.4 ha site and detailed master plan study for phase 2 of the project located on the southeast coast of Hoi An,
Vietnam.
Ten distinct zones and a clear circulation system were established to provide guidance and variety in terms of land
use distribution, character, development densities, tourism attractions and public amenities.
Open space plays an important role in the master plan, acting as an integrating element and creating a fluid and
dynamic natural amenity for the communities that is easily accessible. Acting as buffer space, these open spaces
also incorporate functionality of site drainage.
Through a phasing strategy, various focus areas have been earmarked and further developed into detailed master
plans and design projects.

WATG was commissioned by Sun Group to define a vision for a major new leisure and entertainment destination on
the Island of Van Don, in north east Vietnam. This mixed use resort development will act as catalyst project for the
greater Van Don Region.
The development comprises two land holdings – a 2,000ha “mainland” resort area on Van Don Island and an
additional 370 ha site on the nearby Chang Ngo Island. The Master Plan has created a series of different character
zones all based upon the sites features and the proposed land uses: West Marina Cove, Central Marina Village,
Resort Core, Commercial Central Core, Golf Resort, Port Village and the Support Village.

The Doji Land Master Plan will be strategically positioned within the greater Cai Rong Master Plan setting a clear vision
to forming a competitive “live-work-play” environment with the opportunity of it developing as a new town with the
best living standard and the latest features of eco-tourism. The site will comprise of a predominant residential land use
with a significant land area allocated for cultural, hospitality and open space uses, as compared to the other districts. A
series of planning principles and design ideas were taken into consideration, each of which have been derived based
on the on-site condition, as well as WATG’s analysis of the plan.
The big ideas for the project are to create an exciting water front destination, celebrate existing natural assets, and
create new working and living opportunities.

WATG’s objectives for this transport oriented development (TOD) were to create a dynamic 24/7 urban district,
focusing on vertical mixed use communities with various layers of walkable public and private spaces and facilities.
Existing and future connections provide external and internal access for locals and visitors, while the commercial
axis will help define this development as the newest primary shopping experience in the area. The Green Blue
network brings nature into the development and creates amenities for both residents and commercial use,
and Iconic landmarks become the identifying features of the site and the streetscape unifies the development.
Combined, this framework will help to redefine the area as one of the city’s newest urban destinations.

WATG was engaged for the master plan of a future entertainment village in Vietnam. The master plan has been laid
out to respond to the layers of existing grid and natural environment of the site, with unique features including its
beach, rocky peninsula, water entry delta, vegetated hillside and reservoir.
The seaside mixed-use development is defined by its 12 character zones: the beach village, leisure village, mixed
uses district, central shopping district, ocean park district, high rise hotel, high rise service apartment, seaside villa
community, shophouses district, hillside community, lakeside community, and central parking facilities.

The Vision for Sa Pa Town Center, is to create an exciting mixed use tourism oriented development in the heart of
the community. The new Town Center will incorporate elements of the scale, character and feel, reminiscent of
traditional towns around the world. The development is envisioned to provide a wide range of high quality tourism
and visitor serving amenities such as hotels, cafes, restaurants, and retail offerings. The project will also include a
variety of entertainment amenities that will provide diverse experiences to residents, visitors and guests.
The primary design concept is to create a strong visual connection from the existing town and the main entry road,
across the lake to a landmark object such as a viewing tower. The design utilizes European style city blocks and
street patterns, the massing begins with lower, smaller blocks along the lake edge and increase in both height and
size further into the site.
The design team composed of planners, landscape architects, and architects, who worked together with the client
to develop an integrated design solution.

WATG was appointed by Cityland - Phu Quoc Island Ltd. to create a concept master plan and a long term
development vision for the Rach Tram resort development in Phu Quoc, Vietnam. The site is parcelled into tourism
and residential zones. The beach resort has two distinct attraction centers - the beach village upon arrival into the
development, and the marina village which introduces a new lifestyle destination to Phu Quoc Island, providing a
unique experience for the resorts’ residents and guests.
WATG’s master plan sought to utilize the environmental attractions of the area, while limiting impact to the site and
its natural conditions. WATG collaborated with sustainability consultants to ensure suitability principles were further
developed to meet specific goals related to power, water catchment, treatment, recycling and waste treatment.
The master plan also introduces an integrated network of leisure connections (paths, tracks, trails) for guests and
residents to access the available attractions and amenities in a smooth and scenic way.

WATG was engaged to provide the concept master plan for the Loc Binh Resort in Thua Thien Hue. The project site
is strategically located along Loc Binh coast, adjacent to Chan May Lang Co Economic Zone. A large portion of the
natural lagoon has been retained.
An 18-hole hillside and beachfront golf course provides a variety of golfing experiences. The marina development in
Cau Hai lagoon forms the gateway and arrival village for the development, while a boutique beach village will form a
lifestyle anchor point for the residents and resort and hotel guests. Hillside villas and apartment always have spectacular
views to the sea, golf, lagoon, or reservoir.

Bach Ma National Park is a protected area in central Vietnam, near the city of Hue. The site has a favorable
location between 2 major cities - Hue and Da Nang; near the new Chan May-Lang Co Economic Zone; close to 3
UNESCO Historical Heritage Sites - Hue, Hoi An and My Son.
WATG’s master plan builds on eco-tourism, involving a broad spectrum of environmentally responsible activities
that visitors will appreciate, while simultaneously developing their understanding of the natural and cultural
heritage. The area will be carefully managed with regards to ecological, economic, and social sustainability.
The push towards environmental responsibility poses a great opportunity to build on sustainable tourism in the
area. A simultaneous initiative to re-develop existing accommodation and facilities on top of new developments not
only contributes to the socio-economic development of the region, but also serves to boost the flow of travellers to
Bach Ma National Park and Vietnam’s reputation as a tourist destination.

WATG won the international competition for a large-scale mixed-use destination on the waterfront in Saudi Arabia.
The team began by creating a detailed feasibility study and master plan for this 28,000 square kilometre site that will
set a new global standard for resort destinations and help the country open up for international tourism as part of
KSA’s 2030 Vision Plan.
The programme calls for the development of 10,000 keys, 7,000 residential units, amenities and support facilities to be
carefully sited throughout the islands, coast and mountains of this spectacular site, along with the creation of natural
preserves that will protect key sensitive marine (coral, seagrass and mangroves) and terrestrial (coastal, riparian,
volcano) ecosystems.
WATG is employing an integrated design team of strategists, planners, architects and landscapes architects, and leading
a collaborative effort with environmental and cultural experts, engineers (civil, infrastructure, aviation, marine) and others
to create a flexible master plan that incorporates the latest thinking on resort design, guest experiences, conservation,
sustainability, mobility, security, smart development and climate change within the master plan, development guidelines
and our GIS model that will guide all the development phases for this mega project.

The master plan vision was to respect the natural features of Great Barrier Reef, creating an unmatched destination,
a place for exploration, discovery, rejuvenation, and entertainment. The objectives were to design one of the world’s
premier eco-luxury resorts, be a world leader in global environmental tourism, deliver a carbon positive resort using
renewable energy, and form a regional community and offer an unrivalled destination experience. The design concept
took a concentrated development approach in consolidated pockets that preserves the rest of the island in its purest

entertainment center, convention center, golf course, horse racing track, yacht club + corporate
villas, casino, several retail gardens
This is a planning project for a literal fashion island (artificial island) in Hainan, China. The intent is to be the sixth largest
fashion center in the world behind London, Paris, Tokyo and New York. The challenge was to create a dynamic mixed-
use development on reclaimed land that would be designed using sustainable principles. The island is configured
to minimize the need for transportation, creating a central core so that a majority of the development is within short
walking distance. Access to the island is by ferry and train with a central transit hub. A monorail links the hub with all
major attractions and residential options with no more than a five minute walk from any transit stop. Solar, wind and
wave energies are harnessed to provide power to the development. Reclaimed water will be used for irrigation and
all produce will be grown locally. The architectural elements will use reclaimed and sustainable systems throughout
the development.

This new waterfront development seeks to revamp and reshape the region’s residential and mixed-use landscape,
elevating it to an international standard. The master plan blends the tropical surrounds with the lifestyle of urban living.
