RENTAL AGREEMENT

This Rental Agreement Renewal is made and executed on the 9th Day of May 2024 pertains to the
extension and renewal of the previous Rental Agreement executed on 5th January 2023, at Khilwath,
Bahadurpura, Hyderabad, T.S., by and between: -
MRS. SALMA BEGUM W/o MOHAMMED SHARFUDDIN,
Aged about: 43 years, Occupation: House Wife,
R/o.H.No.20-4-209/3/5, Khilwath, Bahadurpura,
Hyderabad, T.S
Aadhaar No. 9393 5729 7995.
(Hereinafter called the 'LESSER / OWNER' which term shall mean and include his heirs, assignees,
administrators, successors, legal representatives, etc.) of the FIRST PART.

MR. MOHAMMED AKMAL S/o MOHAMMED ASLAM,


Aged about: 21 years, Occupation: Business,
R/o.H.No. 22-3-947/20, Purani Haveli, Charminar
Hyderabad, T.S
Aadhaar No. 9945 6938 7929.
(Hereinafter called the ‘'LESSEE / TENANT'’ which term shall mean and include his heirs, assignees,
administrators, successors, legal representatives, etc.) of the OTHER PART.

WHEREAS the LESSOR / OWNER herein is the sole and absolute owner and possessor of the
House Bearing Municipal No. 20-4-209/3/5, (G+2), Situated at Khilwath, Bahadurpura,
Hyderabad-T.S.
That the expression of the term, Lessor / Owner and the Lessee / Tenant shall mean and include
their legal heirs' successors, assigns, representatives etc. Whereas the Lessor / Owner is the
owner and in possession of the property No: 20-4-209/3/5, (G+2), Situated at Khilwath,
Bahadurpura, Hyderabad-T.S, (registered address of the Lessor/Owner ) and has agreed to let out
on First Floor, consisting of 3 Rooms, 1 Hall, 1 Drawing Room, Kitchen, 2-Attach
Washroom, 1-Common Washroom, 5-Ceiling Fans, 2-Chandiler, LED Bulbs and Tube
lights in semi-Furnished manner and in working condition Situated at Khilwath,
Bahadurpura, Hyderabad, T.S. on said property, to the Lessee / Tenant and the Lessee / Tenant
has agreed to take the same on Rent of Rs. 22,000/- (RUPEES TWENTY-TWO THOUSAND
ONLY) Per Month. The Lessee / Tenant has given an Advance payment of Rs.44,000/-
(RUPEES FOURTY-FOUR THOUSAND ONLY) as a Security Deposit in Digital out of
which RS.22,000 (RUPEES TWENTY-TWO THOUSAND ONLY) in Digital paid on 19th
December 2022 and next balance amount of Rs.22,000 (RUPEES TWENTY-TWO
THOUSAND ONLY) in online on 1st January 2023. The Rental Agreement is of (11) Months
Period, for which the Lessee / Tenant herein agreed for the same on the following terms and
conditions.: -

NOW THIS RENTAL (RENEWAL) WITNESSETH AS FOLLOWS: -


1. That this Rental Agreement is being executed on 9th Day of May 2024, for a Period of
Eleven (11) Months.

2. The Lessor / Owner has delivered / handed over the vacant physical possession of the
above said property to the Lessee / Tenant on 5th Day of January 2023, for a period of
Eleven (11) Months.

3. That the Tenant / Lessee will have to pay Rs. 22,000/- (RUPEES TWENTY-TWO
THOUSAND ONLY) as Monthly Rent, which does not include electricity and water Bill
charges. And the Rental amount must be paid on 1st Date of Every Month (If not must
be paid within 1st - 5th of Every month).

4. That the Tenant / Lessee shall Pay Electricity charges separately to the concern
Department and shall pay the water charges in sharing with others I.e., Rs.100/- Per
Month.

5. That the Tenant / Lessee shall not lease the property to a subtenant under any
circumstances without the consent of the Lessor/ Owner. That the Tenant / Lessee shall
follow all the rules and regulations, by-laws set by the local authorities in respect of the
leased property and will not get involved or do illegal activities in the leased property.

6. That during the rental period, the Lessee / tenant shall keep the said house in neat and
clean condition without causing any sort of damage to the same and in case any damage
is caused in the said house by the Tenant/Lessee, then the Tenant/Lessee alone shall be
liable to pay the same repaired at his own expenses.

7. That the Tenant / Lessee Shall not Theft or Pilferage the Electricity from the Electric
meter and if doing shall the Tenant / Lessee shall be alone responsible for the cost and
consequences arising thereof.

8. That the Tenant / Lessee is not allowed to make any alteration in the rented property
without the written consent of the owner. And shall keep the premises clean and shall not
involve in any activity that causes problems to neighbors. That the Tenant / Lessees shall
himself / herself bear the cost of day-to-day minor repairs.

9. That the Tenant / Lessee will have to allow the landlord or his authorized agent to enter
in to rented premises for its inspection and general checking for any repair work, if
needed. There will be an increase of 5% in the Rental charges after 1-Year of Agreement
as per Rules / Law.

10. That this Contract / Agreement could be revoked before the expiry of this tenancy period
by serving Three-Month Prior Notice. That the Tenant / Lessee will be observed for a
Period of 1 Month and Lessor / Owner have Full Right / Authority to revoke this
Contract / Agreement without consent of Lessee / Tenant.

11. That the Lessee / Tenant shall not involve in illegal activities and will not keep any
offensive, dangerous or explosive articles in the premises. That the Tenant / Lessee make
One Coat of Color before vacating the Property which is Mandatory as per Rules.

12. At the time of vacating the property the Tenant / Lessees should give the property in well
neat and clean manner as before the agreement and should repair any damaging to
property at his own expenses

13. The Lessor / Owner has Provided Electrical Appliances such as 5-Ceiling Fans, 2-
Chandiler, LED Bulbs and Tube lights, in a well, neat and good working condition;
The Lessee / Tenant shall give all the provided appliances in well, neat and good working
condition before vacating the property.

14. If any damaged to Electric water motor the repairment shall be done in sharing. The
Lessee / Tenant shall make his own maintenance I.e., blockage of sewer and other etc. at
his own expenses.

15. The Lessor / Owner will have full right/ authority to deduct any such amount from
advance Rs.44,000/- (RUPEES FOURTY-FOUR THOUSAND ONLY) if the Lessee /
Tenant fails to do Maintenance / Repairs work at the time of vacating property.

16. The Lessor / Owner has full right / authority to deduct the amount from advance Rs.
44,000/- if he fails to clear any bill dues (ELECTRICITY, WATER, INTERNET,
CABLE). The Lessor/Owner have Full Right / Authority to deduct any left rental
payment of Lessee /Tenant from the advance without consent of Lessee/Tenant.

17. That this Contract / Agreement is granted for a period of Eleven (11) months starting
from 9th Day of May 2024 and this contract can be extended further with the mutual
consent of both the parties as per the current rental value in the market. The Lessee /
Tenant should give 3 -Month Prior Notice to Lessor / Owner before the ending of
Rental Agreement.

In witness whereof, both the parties have affixed their signatures on this Mortgagee Termination
Agreement, out of their own free will and consent and without any coercion, on the day, month
and year first above written at Hyderabad. T.S., in the presence of following witnesses.

Rs.44,000/- (RUPEES FOURTY-FOUR THOUSAND ONLY) as advance in
total out of which Rs.22,000 (RUPEES TWENTY-TWO THOUSAND ONLY)
in Digital as token amount paid on 19th December 2022 and next balance amount
of Rs.22,000 (RUPEES TWNTY-TWO THOUSAND ONLY) in Digital on 1 st
January 2023 to MRS. SALMA BEGUM W/o MOHAMMED
SHARFUDDIN, Aged about: 43 years, Occupation: House Wife, R/o.H.No. 20-4-
209/3/5, Khilwath, Bahadurpura, Hyderabad, T.S. Aadhaar No. 9393 5729 7995,
the Rental Agreement
Executed on 9th Day of May 2024 in respect of Portion of House Bearing
Municipal No. 20-4-209/3/5, on First Floor, consisting of 3 Rooms, 1 Hall, 1
Drawing Room, Kitchen, 2-Attach Washroom, 1-Common Washroom, 5-
Ceiling Fans, 2-Chandiler, LED Bulbs and Tube lights in Semi-Furnished
Manner Situated at Khilwath, Bahadurpura, Hyderabad, T.S. I also agree to give
the property in neat and well manner as I received it before the agreement of
Rental and will repair and do all the maintenance work on my own. I will Pay the
Rental charge Rs.22,000/- (RUPEES TWENTY-TWO THOUSAND ONLY)
Every Month on the 1st Date of Every Month. (If not 1st --5th of Every Month
without fail).
In witness whereof, both the parties have affixed their signatures on this Rental
Agreement Renewal, out of their own free will and consent and without any
coercion, on the day, month and year first above written at Hyderabad. T.S., in the
