Since its formation in 2009, Khidmah has gained an established
reputation as a local company of Abu Dhabi specialising in Asset
Management Services, providing best-in-class Property & Facility
Management provisions and delivering excellence through genuine
customer care.

Though Khidmah’s inception came at a time of economic


instability caused by the global economic crisis, we managed to
overcome the commercial pressure and build a non-disputable brand

Handover & Defect Liability Period Management Services

Khidmah has a dedicated and experienced team for the efficient management of Handover and DLP Services. From Design to Handover, our
developed capability offers a “One Stop Shop” for Services. We manage construction related warranties, owner/tenant inspections, the snagging &
de-snagging process, Strata Management and Service Charges.

Property & OA/Strata Management Services

The Property and Strata Management department provides Clients with a comprehensive range of Services for all commercial, retail and
residential properties. Our Services include Rent Collection, Service Charge Budgeting & Cost Analysis, Asset Management, and Owners’ Association
Formation. We use the latest Property Management soware YARDI for efficient and effective financial reporting to our Clients.
Our advanced technological tools allow our customers to make service requests online through the YARDI portal and make payment online through our
secured e-payment system.

Property Leasing & Sale
Through our dedicated team of professionals, Khidmah provides comprehensive Leasing & Sale Services. With a centralised Leasing Centre and
web-based Leasing Tools, we provide listing and Lease Management Services. Our exclusive main website lists all Khidmah managed properties and
allows users to search rent or lease residential and commercial properties across the UAE.

Health Club & Lifeguard Services

Khidmah’s Health Club & Lifeguard Service is provided by professional trainers and a highly qualified and customer oriented Club Management
Team. In addition to recreational equipment and Services Management, our wide range of Health & Fitness Services include Health Assessment, Fitness
Review, Personal Training, Exercise Programmes, Weight & Muscle a Analysis, and regular condition checks, all for the well-being of our Customers.
We also provide courses in First-Aid Training which has been accredited by the American Heart Association.

Comprehensive Maintenance Services

Khidmah’s Comprehensive Maintenance Services include a directly employed, highly skilled workforce dedicated to Total Integrated Facility
Management Solutions, General Maintenance, Emergency Repairs, Preventative Maintenance and the regular upkeep of all specialty facilities. Through
an Integrated Customer Service Process and the latest technological devices, we provide “real-time” work-orders and rapid responses to all Service

Khidmah’s high end Cleaning Services for residential, commercial and retail developments include Housekeeping, Internal & External Cleaning,

Khidmah’s Landscaping provisions include maintenance of Irrigation Systems, Water Features, Timber Decks, Turf Grass, Shade Structures,
Grounds and Plants as well as Paving and Rock Work. This Service is supported by a highly trained team and internationally qualified Horticulture
Supervisors.

Pest Management Services

Khidmah provides licensed Pest Control Services using Integrated Pest Management principles with the latest equipment and methods
available in the market. Our expertise includes general Pest Control, rodent, fly, pigeon, and other expert control Services. Khidmah provides a safe,
value for money Service efficiently through our team of licensed and trained professionals using ministry and municipality approved products and
chemicals.

“Khadamati” Services

Khadamati is a bundle of unique Services for our Home Maintenance Clients. It offers comprehensive Preventive & General Maintenance along
with specialised Services. The Services are intended to preserve and add value to the assets and are beneficial to both residents and homeowners alike
to ensure the sustainable desirability of the property and deliver comfort to those living there. Khadamati services include Planned Preventative
Maintenance offered on an annual basis, Handyman & Individual Services (e.g. Pool Cleaning and Lawn Care), Easy Home Services (including installation
of Shades, Fly-Nets, and Appliances), Pest Control, Air Conditioning Duct Cleaning and House Keeping Services.

Customer Call Centre

Our 24/7, multilingual Customer Call Centre is the back-bone for all our Services, manned by our dedicated Customer Care team around the
clock to give our Clients that personalised one-to-one Service. This centralised system perfectly integrates Khidmah’s Services with advanced
Information Technology tools. Our Customer Relationship Management soware, strong data record management system and well trained Customer
Care team ensure a timely response to online and phone customer enquiries and requests for our wide range of Services.

Hospitality Services

Refrigerant Recycling to using environmental friendly cleaning products, low VOC paints and solar

In June 2014, Khidmah won the “Health and Safety Initiative of the Year” award at the FM
Middle East Awards for its unique contribution in public health safety. Since 2012, Khidmah has
expanded the companies’ First Aid Training beyond lifeguards to include training for professional staff,
technicians and residents in various developments, throughout the UAE, in conjunction with “Safety
First Medical Services”.
Together Khidmah’s staff and residents and non-residents, including nannies and parents in Khidmah
managed communities, have been trained and provided with First Aid certifications accordingly.

Also, Khidmah received the “Cleaning Company of the Year” award for the second consecutive
year in a row, for sustainable practices, proactive approach, effective communication and delivery of
best value services to clients within the region.

YEAR 2013
In 2013, Khidmah was recognised with two awards at the FM Middle East Awards event.
Abu Dhabi based Khidmah, the leading Facilities Management & Service Solutions Provider, won two
awards for “Cleaning Company of the Year” along with “Innovative use of IT in FM” at the 2013 FM
Middle East Awards.

The event is considered to be one of the main highlights in the FM industry agenda and
recognises organisations who have accomplished above and beyond in the Facilities Management
sector within the region. With a total of 57 organisations shortlisted across 14 different categories,
Khidmah was also a finalist in categories for “Green FM” and the “Educational & Development
initiative”.

Khidmah received the “Cleaning Company of the Year”, award for its sustainable practices,
proactive approach, effective communication and delivery of best value services to Clients within the
region.

Additionally, Khidmah won the “Innovative Use of IT in FM” award for the second consecutive
year for the introduction of its new AC Duct Cleaning Service, technological developments in Service
delivery, as well as providing cost effective Service Solutions to its Clients in the Facility Management
field.

YEAR 2012
In 2012, Khidmah received the award for “The Innovative use of IT in FM” at the FM Middle East
Awards. Khidmah received the award for “Innovative Use of IT in FM” by introducing new technologies
and initiatives to the Facilities Management sector. These initiatives included the roll-out of the new
Computer Aided Facilities Management (CAFM) System – Maximo, Mobile PDA’s for Real Time
updates, Fleet Management Systems, and GPS tracking and directing devices to provide cost effective
Services Solutions to its Clients.

YEAR 2011
In 2011, Khidmah received the award for Training & Development at the Facilities Management
Middle East Awards. Khidmah received the award for “Education & Development Initiative” of the
year for its Emirati Internship Program. The program develops future leaders and exposes UAE
nationals to the Property and Facilities Management industry through meaningful assignments allowing
students to get first-hand experience in the FM sector.

Khidmah’s aim of promoting hands-on learning and building professional
careers for young Emiratis is the source of its internship program.

Starting from 2009 to date, Khidmah has trained and developed 48


Emirati students from different fields, a great number of these interns have
found permanent positions with Khidmah, and they continue to be a source of
our success.

To find talented Emiratis, Khidmah works closely with some of the best
renowned universities in UAE for its internship program, as Abu Dhabi
Women’s College, Abu Dhabi Men’s College, Abu Dhabi University, American
University of Sharjah (AUS), Zayed University and others.

In appreciation of its remarkable efforts in this regard,


Khidmah received the “FM Award for Education & Development
initiative of the year” at Facilities Management Middle East 2011
Awards.

Khidmah is proudly affiliated with the most prestigious organisations in the FM and related sectors through-
out the Middle East region and across the world.

Khidmah is a member of the International Facility Management Association (IFMA). Founded in 1980, IFMA
is the world's largest and most widely recognised International Association for Facility Management professionals,

Khidmah is also a Founding Member of the Middle East Facilities Management Association (MEFMA) and
supports its forums, conferences and seminars to enhance Facilities Management experience and knowledge in
the region.

Khidmah is also associated with the Emirates Green Building Council (EGBC) and the British Institute of
Cleaning Science (BICSC) since 2010.

In August 2011, the Company was awarded with ISO 9001:2008 Quality Management System certifications.
The ISO certification verifies that the management system of Khidmah has been audited and was found to be in
accordance with the requirements of the management system standards of ISO 9001:2008. The Company
developed a comprehensive Quality Management System (QMS) in line with its vision and values that emphasises
the provision of a superior service each and every day, in every action we take, and every property we manage.

In addition, Khidmah also complies with ISO 14001:2004, ISO 50001:2011, OHSAS 18001:2007 and
ADESHMS requirements. Khidmah is a proud member of the ISO Technical Commiee for Facilities Management.
