users can relax and be inspired, whilst feeling connected to the
great outdoors. Our on and off-grid carbon-neutral homes and
cabins are now available in the UK, Europe and the USA.

All of our energy-neutral buildings are produced to the very

highest standards and are delivered from our fabricators,
directly to your site. Every Koto home has been crafted with
the utmost respect for both the environment and the people
we work with.

We believe in the ethos of Scandinavian design and in their way

of living. Taking quality time in nature with friends and family is
one of life’s great luxuries.

At Koto, we design and deliver bespoke and

off-the-shelf prefabricated luxury homes. Our
design-led, high-quality readymade homes provide
a modern and sustainable alternative to conventional
housing in the UK, Europe, and USA markets.

The two bed upside down Koto

Falcon House was created
to maximise the views of the
surrounding nature from the
living spaces, creating the
feeling of living within the
trees whilst the lower floor was
designed to accommodate
more intimate and cosy spaces.

Though the sculptural form is

strong, the striking design sits
well within the surrounding
nature. This modular house is
now launched at Lower Mill
Estate in the Cotswolds and
at Habitat Firsts newest site -
Birchwood located in the North
Devon UNESCO Biosphere.

KOTO TREE HOUSE

The Tree House provides a

generous 3-bedroom dwelling.
The unit is split over two
storeys and provides spacious
living spaces that form a strong
connection to the outdoors.
The Tree House has a sublime
sculptural form inspired by
mature woodland.

The vertical emphasis of the

cladding, fenestration and
balconies relate to the tree
trunks of the surrounding
woodland. The structure of
the building is almost entirely
timber based which means that
significant amounts of carbon
are captured in the fabric of
these homes.

The Treneague Paragraph 79

house takes a sculptural approach
to create a layered form of
exemplary architecture which is
deeply connected with nature and
the landscape. A groundbreaking
approach to sustainability will be
employed that results in lifetime
net-zero carbon emissions.

The centre of the project is

the existing gardens and the
architecture will serve to enhance
the gardens through a series of
visceral but subtle experiences.
The architecture itself, although
beautiful, is secondary to the
landscape and biodiversity
improvements that are proposed
on the site.

KOTO

The Koto studio was co-founded by

Johnathon, Zoe and Theo. Koto designs
and builds modular houses, cabins and
sculptural small buildings, with each one
drawing inspiration from Scandinavian
design and culture. Jonathan and Zoe
returned from living on the shores of RIBA CHARTERED PRACTICE
Norway’s fjords with a deep appreciation
of the local aesthetic and environment. ARB REGISTERED ARCHITECTS
