2.4 SMART HVAC ENERGY METERS (BTU METERS)
‘A. The BTU meter shall be suitable to measure the instant and accumulated BTU consumption of
the tenant areas and shall be suitable for biling purposes wherever applicable.
B. The BTU meter shall be of the mictoprocessor-based, Ultrasonic or Fluid Oscillation flow
measurement type with builtin 2 temperature sensors.
C. The BTU meter shall be with high accuracy reading and shall comply minimum with the EN
1434 and MID class 2.
D. The BTU meter shall withstand with the nominal system pressure and temperature,
E, The BTU meter shall not be installed prior to system flushing. The contractor shall strictly follow
the manufacturer's installation guide. The contractor shall coordinate IBMS works with the
HVAC works and the Engineer during the selection and installation of the meter. Contractor
shall allow upstream and downstream length of straight pipes according to manufacturer
recommendations. Contractor shall assure the elimination of bubbles and other factors in pipes
that may affect the reading accuracy.
F, The meter shall have the data backed-up in case the power/communication failure with the
central IBMS system to prevent data loss during the failure
G. The flow measurement shall be mounted on the return pipe.
H. The builtin temperature sensors shall be mounted on supply and return pipes.
|. The BTU meter shall be of the communicable type with the Modbus TCP/IP protocol.
J. All circuits for calculation of flow metering are placed in the calculator base part. The flow part
does not contain any electronics in order to avoid condensation,
K. The BTU meter shall be powered by 240VAC +/-20% UPS power supply. Battery powered
meters are not acceptable,
L. BTU meters shall be installed with isolation valves for maintenance and replacing purpose
without drainng the water.
M. The BTU meter shall be inline type and the selection shall be according to pipe size and
maximum flow rate.
‘The BTU meter shall be capable to configure the tariff.
0. The BTU meter shall be with built in display to view onsite the current readings, units, all
parameters and faults
P. The BTU meter shall provide the central IBMS software the following addressed, time stamped
values “not limited to”:
1. Accumulative Energy consumption.
2. Instantaneous Power consumption
3. Supply and return temperatures,
4. Flow rate
5. Error.
6. Volume.
