C. BOLIPATA, single, of legal age, Filipino, with residence and postal address at Brgy. San Miguel, San Antonio,
Zambales, Philippines, per Special Power of Attorney, for and in consideration of the sum of ONE MILLION
THREE HUNDRED THIRTEEN THOUSAND AND SIX HUNDRED PESOS (Php1,313,600.00),Philippine
Currency to me in hand and in cash paid by SPS. JOHN ERWIN ORTIZ ISIDORO and JAMEL MONICA
JOAQUIN ISIDORO both of legal age, Filipino Citizens, with residence and postal address at #41 Anchor St., Oro
Vista Royale, Brgy. Mayamot, Antipolo, Rizal, Philippines, represented by MA. LUISA ORTIZ ISIDORO, of legal
age, Filipino, with residence at #41 Anchor St., Oro Vista Royale, Brgy. Mayamot, Antipolo, Rizal, Philippines, per
Special Power of Attorney, receipt whereof is hereby acknowledged and confessed to my full satisfaction, do by
these presents hereby SELL, TRANSFER and CONVEY in a manner that is absolute and irrevocable unto SPS.
JOHN ERWIN ORTIZ ISIDORO and JAMEL MONICA JOAQUIN ISIDORO, their heirs and assigns that
certain undivided portion of parcel of land, with a total area of 1,642 Square Meters identified as Lot No. 1920-C-6
and Lot No. 1920-C-7, per Subdivision Plan (LRC) PSD306251, which is more particularly bounded and
described in its entirety as follows:
A parcel of land (Lot No. 1920-C-6 and Lot No. 1920-C-7, both of the subdivision plan (LRC) Psd-306251,
approved as a non- subdivision project, being a portion of Lot 1920-C, San Antonio Cadastre, L.R.C. Record No.
238), situated in the Barrio of Burgos, Municipality of San Antonio, Province of Zambales, Island of Luzon.
Bounded on the N., points 1 to 2, by Lot 1920-E (Existing Road); on the E., points 2 to 4, by Lot 1920- B, both of
the subdivision plan ; on the SE., points 4 to 5 by Lot 1922, on the SW., points 5 to 6 by Lot 1861, San Antonio
Cadastre. Containing an area of TEN THOUSAND (10,000) SQUARE METER. Declared under Tax Declaration
No. 0004-02830.
Of which the above-described property vendor is the absolute owner, being her exclusive paraphernal
property as evidenced by the Transfer Certificate of Title No. T-36001 of the land records of Zambales, free from all
liens and encumbrances, whatsoever.
That the provision of Land Reform Code finds no application in the premises, the subject property is not
tenanted or lease by any agricultural lease holder and that the provision of Arts. 1621 and 1623 of the New Civil
Code have been complied with.
