Dear Sir/ Madam

Sub:AMC Proposal For Two Number GMV Make Hydraulic Liftat the Above Premises.
Under this contract we shall maintain the elevator equipment's of the following terms and
conditions.

1. OUR SERVICE cOVERS

We will use specially trained personnel under our supervision who are qualified to
keep your lift in proper and safe operating condition.
We shall carry out servicing and inspection of the elevator once in two month.
o We shall regularly examine, Iubricate, adjust the elevator equipment's.
We shall be periodically examine all safety devices.
o W e shall attend break-down as and when called for and same will be attended within normal
working hour i.e. from 10 A.M - 5 P.M.

o If there is any breakdown after 6 P.M. or any holiday same will be attended nextday.
o Points with are to be consider in normal breakdown conditions
o Incase of extreme emergency same will be attended on priority.
o Incase of unavailabbility of any faulty makers spare parts,owner will provide exceeded time
to procure part from makers. (Effort shall be made to obtain the spares with in 7 Days).

2.Covered within purview of AMC

2.1 Monthly checks
Ride each elevator and observe performance, leveling, floor stops, door opening and closing
operation and noise
Test door, detectors, door open buttons, and alarm bell.
Rope lubrication to be carried out.
Check for and
indicator.
Clean and inspect power unit, controller and motor. all
proper car and hall button operation
Check drive motor coupling and oil seal
Check for leaks and oil level in power unit.
Clean and inspect car top, operating switches, door operator and controls, car door hangers,
gibs. Lubricate and adjust door operator and door equipment
Clean and inspect hoist way door hangers, interlocks, door gibs, and hoist way switches.
Clean and inspect hydraulic plunger, seals and packing.
Check guide rail lubrication drip containers in pit.
Cleaning of lift pit
Check UPS operation.
Cleaning of lift pit as required
All safety check and connection checks to be carried out .
Check light and replacement of lamps

2.2 Quarte rly Checks:

Check motor and pump mounting fastenings.

Check hydraulic control valve locking nuts, adjustment screws and mounting fastenings.
Clean and adjust controller components including contacts, relays and timers.
Check transformers and rectifiers. Vacuum or brush all controller parts.
Check out complete safety circuit.
Check adjustment of slide car guides. Check bearings/liners and fastenings.
Inspect slowdown, leveling and/or limit switches.
Clean and inspect all car and hoist way door contacts and interlocks.
Check door-closing force. Check car and hoist way hangar rollers and adjust up thrusts.
Inspect door operator bearings and cams.
Note : The entire check list should have to be sign. by both parties and only after that
checking will be treat as complete. checking date shall be firm for every quaterly.

2.3 Semi Annual:

Check control and main line fuses, voltage readings and motor wire connections.
Check motor overload devices, resistor/resistance connections and starters, contactors and
contacts
Note: The entire check list should have to be sign. by both parties and only afterthat checking will
be treat a s complete. checking date shall be firm for every half yearly.

2.4 Annual:

Check all controller terminals. Check and clean all fuse holders.
Check car frame, sills and pit.
Clean hoistway and hoistway equipment including guide rails, hoistway doorhangars,
interlocks, closers, headers and related devices.
Check all fastenings on guide rails, brackets and entrances.
Check traveling cables
Check rope tension and calculate extension
enclousure should be check anually for any watrer ingress and rectification if any in
discussion with owner and rectification cost

checking will be treat as complete. Checking date shall be firm for every yearly.

3. OWNERS RESPONSIBILITIES
Cleaning and white washing of the elevator hoist way and machine room will be carried out

by company on o w n e r s cost or extra cost .

6. NOT CoVERED IN AMC

6.1 SERVICE ON CHARGEABLE BASIS INCLUDES:
All wire ropes will be renewed as an when required or as per necessity
including equalize the tension to maintain the adequate factor of safety.
Replacement of hoistway wiring, machine-room wiring and travelling
Cables.
Controller parts, car and hall-buttons, hall-position indicators.
All inter locks- hoist way, doors, hanger-guides, car door, car-door hangers, mechanis of
car-safety, mechanism of platform.Machine thrust-bearing, brake-shoe.
Alarm-bells, emergency car alarm and batteries
Solenoid Coil, Rubber Pad, Main Rope 10mm Air chord, Landing Door/ Car Door Gibs,
Encoder, Travelling Cable, Junction Box/ Maintenance Box, Contactors, Relays,
Transformer
Controller PCB, Hall Buttons/ Indicator, COP Buttons/ Indicator, Cabin Fan, Car Door

6.2 SCOPE NOT coVERED IN AMC OR ON

CHARGEABLE BASIS:
Company shall not be responsible if any damage takes place due to misuse or negligence of
Customer, the deciding authority will be the company. The expenses for repairing of the said
damage will be born by the owner.
Rail alignment when affected by building
compression or shifting
underground hydraulic jack cylinders including underground piping and fittings
Power pack motor, valve, door-drive, warm and gear.
Installing new attachments on the elevator when recommended by insurance companies or
governmental authorities.
For maintaining the main line power feeders and associate switches and breakers.
Lighting for car interior and machine room or pit will be replaced at owners cost.
Car fans or exhaust blower, car and corridor signals including lights.
Ifany equipment has undergone for repairing the lift will be shutdown till the availability of
said spare.

7.CONTRACTUAL PERIOD &PRICE

This service shall commence on and from 1st December 2022 and continue for a period of
One year.
Contract Price Rs.300001- (Rupees Thirty Thousand only), G.s. T 18 % Extra Per Year
Rs. 30000 2=Rs.60000/-, payment in advance on yearly basis.
Our AMc Contract will be for the period of 1 years. Renewal of contract will be after one year
of completion.
Escalation of price @5%for consecutive years.
Payment will be made yearly.

8. SPECIAL CONDITIONS

We reserve the right to suspend call back service and/ or discontinue any other work under
this contract of any other with us until all outstanding payment shall have been made as
agreed and we are assured that subsequent payment will be made as they fall due.
Company ill provide monthly once lift attendent for any special occasion without any extra charges
from 10:00 AM to 05 :00 PM.
Except on Sunday and other holidays.
Company will provide lit attendent for any special occasion on per day charge of Rs.1500/- timing
10:00 AM to 06:00 PM
8 hrs duty
or for 8 hrs service in day time. For night service charges will be Rs
1000/- for
