SECTION SFM:
SCHEDULE OF FINISHES AND MATERIALS

SFM 100: GENERAL :

101. NOTE: This simplified specification is prepared in concise manner which intention
is to save time and to simplify specifications elaborateness. All work covered in
this contract shall be executed in the highest form of workmanship and quality of
materials.

102. The drawings and specifications are intended to explain each mutually, and
anything shown or called for in one and not in the other shall be executed as part of
the contract as though both are shown and specified.

The Contractor shall be responsible to check all the numbers and units as may be
indicated on the specifications or drawings and shall supply the actual required
units called for. The contractor shall be responsible for seeking the DENR
Clearance & Approval of permits from the proper government authority and should
also secure other necessary permit of this project.

103. Precautionary Measures - The Contractor shall take precautionary measures for
the protection of the adjacent properties from injury, damage or loss arising in
connection with this Contract. He shall be responsible for all damages to persons
or property which may occur in connection with the prosecution of the work.

SFM 200: EARTH WORK:

201. Include cut and fill, compaction and grading to acquire finished grade as required in
the plan.

202. Site Clearing:

a. All obstacle within the premises shall be disposed and cleared as directed by
the Supervisor. Existing plants to remain shall be protected from damages.

b. All plants obstructing the work shall be removed to the designated places,
unless otherwise directed by the Supervisor. All plants roots shall be
disposed.

203. Backfill & Fill:

a. Backfill of suitable excavated soil shall be placed in horizontal layer of 30 cm

thick, compacted by hand or mechanically as required density. Fill shall be as
shown in the drawings unless otherwise directed and shall be compacted by
mechanical means to require density of 95% optimum.

b. Excess earth - surplus earth from cut portion shall be placed in lower ground
as desired by Supervisor to the nearest depressed area.

SFM 300: DEMOLITION, CLEARING & GRABBING:

301. Examination of Site:

The Contractor shall visit the site of the work and examine the premises so as to
fully understand all of the existing conditions relative to the work. No increase in
cost of extension in performance time will be considered for failure to know its
condition.

302. Demolition of work in general shall consist of removing all existing structures &

capping of all existing water and electrical lines for reconnection to new
Construction.

303. Protection of Structures and Property:

a. Execute demolition work with such a manner as to insure adjacent property

and premises of building against damage of which occur or might occur from
falling debris or other cause.

b. Repair damage done to property of any person or persons on or off premises

by reason of required work. Provision of proper enclosure within the perimeter
to insure safety to possible damage on adjacent properties.

304. Debris, Cleaning &Disposal of Materials:

All surplus materials shall become the property of the Contractor and shall be
removed promptly from the premises.

a. Remove as it accumulates, wood & other debris resulting from demolition

operation may not be burned on the site. Upon completion of work, remove all
barricades, tools, materials, plants, apparatus and debris. Leave premises
clean, neat and orderly. Leave premises clean, neat and orderly.

SFM 400: SIDEWALK, CARPORT SEPTIC VAULT:

401. Include septic vault as per design. Refer to Plumbing plans.

402. Include driveway, parking space and sidewalk.

Sidewalk/ ramp slab shall be of 0.125-meter-thick R.C. 2,500 psi concrete
Reinforced with No. 10 mm Ø bars at 0.30 o.c.b.w. Parking slab shall be of 0.20
m. thk. 2,500 psi concrete w/ 12 mm Ø bars at 0.45 o.c.b.w. Provide 2" thick
compacted gravel under slabs. Note: if spec. & plan is differing higher design
should govern.

SFM 500: FOUNDATION AND EXCAVATION WORKS & SOIL POISONING:

501. Gravel Bed - 2” thick compacted on bottom of foundation and or footing trenches.
Excavation and Grading - Visit site and accept as is, include all excavation and
grading as shown on the drawings.

502. Minimum depth of excavation - verify from natural grade line, refer to Structural
sheet. All excavation work for foundation based on drawing shall be from natural
grade, no foundation shall rest on fill. Drain water in trench as may be directed
during pouring time.

503. Soil Poisoning -Pre-Construction Soil Treatment

- Conduct thorough soil treatment in the entire perimeter of building footprints
including 2-meter setback of building after the subject area is compacted already
but prior to addition of gravel bedding and prior to slab preparation. Use termiticide
with a minimum of 2-year warranty like BASF stedfast (active ingredient-
Alphacypermethrin) with solution rate of 4.0 Liters per square meter. Provide PVC
cleancut as inlet point for termiticide during re-treatment period after 2 years.

SFM 600: FILLING, GRADING AND SLABS ON FILLS:

601. 1-part escombro, 2-part lastillas or Barrow earth for all filling job, done in 6” layers,
compacted. Filling shall be confined on building area as shown on plan,

602. Damproofing - Provide high density Super DPM polyethylene damp proof membrane
laid beneath ground slab by Builder’s Aid.

 SFM 700: CONCRETE AND REINFORCED CONCRETE WORKS:

701. Test - Steel bars, cement, gravel and concrete samples, shall be tested as required
by the ENGINEER’S OFFICE OF ANTIPOLO, samples and fees to be borne by the
Contractor.

702. SCHEDULE OF CONCRETE:

a. Columns, footings, reinforced concrete walls, stairs, & footing tie beams.
f’c = 27.60 MPa (3,000 psi) at 28 days.

b. Suspended slabs, beams & girders f’c = 27.60 MPa (3,000 psi) at 28 days

c. Ground floor slab on fill: f’c’ = 17.25 MPa (2,500 psi) at 28 days.

d. Others not specified - f’c = 20.70 MPa (3,000 psi) at 28 days.

e. Cement - approved brand. Portland cement. Gravel - G-1 crushed, ½” to ¾” in

size Sand - “Porac” sand only.

f. Reinforcing bars: Use Steel Asia or Pag-Asa Steel

1.) All mild reinforcing bars shall be round Deformed Structural Grade”
conforming to ASTM A-615 all materials specs. Shall be in accordance w/
ASTM specifications.

2.) All 16mm to 25 mm Ø bars & larger shall be fy = 276 MPa 40,000 psi Grade
40 All 10mm Ø to 12mm Ø shall be fy = 228 MPa 33,000 psi Grade 33.

g. Forms - Use metal form works w/ formoil to be coated with “FORMFILM” only.
All exposed concrete surface are not to be plastered, only rubbing shall be
allowed.

SFM 800: WATERPROOFING & INSULATION:

SFM 900: MASONRY WORKS:

901. Concrete Hollow Blocks - 6” thick for wall with pipe line along surface perimeter. 4”
thick for all interior partitions unless otherwise noted. Both 1” thk. Cement
plastered, with compressive strength of 700psi. Custom built or approved by
architect.

902. Reinforcement - 10 mm Ø bars at 0.60 m. on center bothways for all concrete hollow
blocks wall. Mortar mixture shall be 1:2 for plastering & 1:3 for block laying.

903. Exposed pipes of S.S., D.S. & others beside the column shall be covered with wire
mesh & plastered w/ groove. The Contractor shall determine the number of position
basing on plumbing plan.

SFM 1000: SCHEDULE OF LUMBER & PLYWOOD WORKS: GLASS AND

GLAZING:

1001. Yacal, sun dried free from defects - For all wood plate in contact with concrete,
Solignum treated. Guijo, sun dried free from defects - Use from 3” x 8” Guijo door
jamb for 6” CHB. Use from 3” x 6” Guijo door jamb for 4” CHB.

SFM 1100: DOORS AND WINDOWS:GLASS & GLAZING;

1101. Aluminum Projected, casement, fixed & sliding window

Use Aluminum frame on all sliding window

1102. PVC Door- SMD series w/ louver.

1103. Provide aluminum sliding insect screen w/ complete locking mech. & accessories at
all aluminum windows and Doors

1104. Use ¼ thk. clear glass for all aluminum windows. All glass & glazing works by
respective manufacturer. Refer to plan for further details.

SFM 1300: FLOOR & WALL FINISH SCHEDULE:

1301. All Bedrooms, Living area, Dining area and Kitchen use 60x60 Porcelain Tiles

1302. Toilet and bath use 30x60 Ceramic Tiles and 30x60 Non-Skid Floor Tiles

SFM 1400: CEILING FINISH SCHEDULE:

1401. 10 mm thk. Gypsum Board - on suspended metal system w/ 3 coat latex paint finish
for all residential except for toilets, multi-purpose hall, laundry and altar

1402. 12 mm thk. Moisture resistant gypsum Board - on suspended metal system w/ 3

coat latex paint finish for toilets.

SFM 1500: CLOSET KITCHEN CABINETS AND BUILT-INS:

1501. Closet work - As per details, complete with 0ne drawer locks (1-per closet inside),
closet door design or panel type, refer to details.

1502. Kitchen\Toilet counter - use 3/4” thk. black galaxy, blue pearl or raw silk solid
granite slab by Perfect Option or Samitrade. Provide complete accessories
including water sealer w/ 11/2” bull nose & 6” splash board for T4,5,6,7 & K1,2
submit sample for approval.

1503. Kitchen & toilet interior counter shall be tiled with 8” x 8” unglazed tiles by Eurotiles
or Mariwasa.

1504. Hardwares- use Rosett concealed hinges for party wall use HE001, for inset use

HE002 for all closet and cabinet doors 3 pcs. per door. Metal drawer guide for all

Drawer, both by Asiaco Merchandising Corp. Fit complete drawer and cabinet &

closet door handler, use 8” to 12” solid stainless or Japanese brand handle or
13/4” Aluminum strip handle on full length of the cabinet or closet door by Dexterton
or Alumix design to be selected.

1505. Bedroom closet, toilet & kit. cabinet door. Use ¾” particle board in post form
laminate wood fin. at back side use melamine fin. w/ 1/8” PVC edging submit
sample for Arch’t approval. Interior of closet partition shall be paneled with 2 pcs.
particle board w/ ¼” plyboard backing both in melamine fin. this include drawer &
shelf by J & J enterprises, Heidee Chu or MiMi Sy interior works. See closet,
kitchen cabinet, door for detail.

SFM 1600: FINISHING HARDWARES:

1601. Hardwares for counter, shelves, cabinet, drawer, etc. - All necessary hardwares for
all type of wood work such as bolts, automatic catches, cylinder locks, drawer pull,
cabinet and closet door pulls, knobs, push or cover plates, strikes, holders,
indicators, push or pull bar, drawer locks, metal drawer guide etc., shall be of satin

 chrome fin. Approved samples shall provided for operative function. All shall be of
Japan made or its equivalent.

1602. Butt Hinge - 5 pcs. for PD-1 & the rest 4 pcs. use stainless hinges Phoenix Brand
by Megawell or Chuanhing

1603. Lockset by Klacci c/o Metrotech stainless finish use lever type,
Escutchelon design ME model #D3 (entrance lock ANSI F21 front & back.) For
bedroom, offices use lever type LI Series. For toilets privacy lock ANSI F76. for
pump room use storeroom lock ANSI F86,

1604. Steel Gate & sliding Door – Singleface provide 1” dia. Stl. barrel bolt with 2x2
tubular stl. Handle 24” long w/ padlock, provide heavy duty nitelatch w/ mail box &
magic eye and complete accessories & locking mech.

SFM 1700: MISCELLANEOUS:

1705. Air Conditioner Hole - Contractor shall provide fitted holes for all air conditioners.
Verify Owner for ACU dimension with window casing design & temporary ¼”
Hardiflex enclosure on both side.

1706. Note: The Contractor is responsible in seeking zoning clearance and approval of
permits from the proper government authority, and should also secure for the
approval of the building permit as per plan with the parking space.

SFM 1800: PLUMBING FIXTURES:

Drawings- In general, drawing for the work are diagrammatic and show the
location, type and size of piping, plumbing fixtures, accessories & equipment. The
Contractor shall furnish all fittings necessary dimension before installing any of the
work and shall check his layout to allow clearance required for other work as
shown in the drawing.

The Contractor shall also furnish the Owner three (3) copies of the plumbing
layout as built upon completion of the project.

1801. General - All fixtures shall be installed complete with accessories, shut off valves,
angle valves, pressure relieve valve, etc. accessories made in Germany

1802. Lavatories, faucet, shower mixer & watercloset supplied with complete accessories

a. Use Squire AMR-04W Wall Hung Lavatory for.T&B-1. Use tuscany lavatory
Pedestal for T&B-2. Use AM-1539264C single lever lavatory faucet for all
T&B.

b. Use Europlus lav. Faucet 33153001, shower mixer 33577001, shower set Rain
shower 28756000 w/ shower rail 28770000 for all T&B.

1803. Water Closet, Bathtub, Urinal supplied with complete accessories

a. Use Basel or Squire two-piece lever type watercloset for all T&B by Artes Myer.

1804. Kitchen Sink

a. Use Franke stainless steel double bowl kit. Sink w/ Europlus 33933000 for
Kitchen and Main Kitchen

1805. Bathroom Accessories

a. Use AMBA-7285C Soap Holder, AMBA-7286C Paper Holder & AMBA 7224C
Towel bar by Artes Myer. For all T&B. Use Essential towel ring, Hand towel
bar, 2 sets robe hook, bath towel bar, toilet roll holder 7 glass holder w/ soap
dish, by Dexterton for all T&B

SFM 1900: PLUMBING MATERIALS, PIPES AND FITTINGS:

1901. NOTE: All underground pipes to be coated with hot asphalt and wrap with jute

 sack soaked with coaltar as protective cover against rust and cover with concrete.

1902. Cold and Hot water line - by Othman. Use Polymutan pipes and fittings embedded
in CHB.

1903. G.I. valves and fittings - U.S. made 125 lbs. working pressure, Red & White, Kitz
or Crane brand.

1904. Water Meter – Multijet Super Dry water meter by Eurobrass Products Inc.

1905. Downspout & Sanitary, Sewer & vent line - Use Emerald series 1000.

1906. Clean out cover & Roof Drain - Use stainless cleanout PHO-108 by Megawell. Use
PHO-109 roof drain by Megawell

1907. Floor drain cover - 4 x 4 stainless finish heavy duty, rustproof perforated w/ hinge &
Sediment screen BT-22A by Megawell.

SFM 2000: ELECTRICAL WORKS:

2001. General - furnish and provide all times, articles, materials, operations or methods
listed, implied mentioned or scheduled on the drawings and/or therein, including all
labor, materials, equipments necessary and required for their completion.

2002. Scope - Complete electrical system, service entrance, application, and installation
of electrical meters, fixture mounting, electrical computations and riser diagrams
subject to Architect’s approval. Furnish all fuses, wires, boxes, conduits, and
circuit’s breakers and make test.

2003. Materials:

All materials and workmanship shall follow all provisions as provided by the latest
edition of the National Electrical Code.

a. Wires and Cables - Philflex or Columbia brand. Underwriters approved,

required gauge. Must be color coded.

b. Rigid Conduits color coded - Alasco pvc conduits, required SRE inside
diameter.

c. Circuit Breaker & Panel Board - recessed type, standard gauge by Switchgear
or circuit breaker by Terasaki, approved by Architect.

d. Exterior & interior switches, convenient outlets & receptacle plate, use Akari
TG series w/ Universal outlet or National.

e. T.V. antenna, outlet & coaxial cable - series, National cover, complete antenna
wire and terminal at roof top, coaxial cable RG-6 Belden brand. Maspro or DX
Japan antenna. Provide empty conduit for cable T.V., entrance sized
according to requirement. T.V Coaxial Cable - RG - 6 Belden Brand.

2004. Wiring Methods - All wiring shall be in concealed UPVC color coded pipe conduits
pull box, outlet box, junction box by Alasco, including those in double walls inside
ceilings, all underground conduits shall be properly water proofed.

2005. Size of Wires: No wires shall be smaller than AWG gauge No. 1.6 mm Ø for all
lighting circuits with a run of less than 100 ft. For circuits with a run of more than
100 ft., minimum size shall be AWG Ga. No. 2 mm Ø only.

Use A W G gauge No. 2.6 mm Ø wires for water heater circuits. Use A W G gauge
No. 8.0 mm Ø wires as per design for electric range circuits.

2006. Limit of Outlets - No more than fourteen (14) outlets shall be allowed per circuit of
30 amperes.

2007. Stand By or Extra Circuits - For future expansion at two (2) extra circuits per
apartment or a proportion of one (1) extra circuit to six (6) working circuits.

2008. Telephone System - Strict compliance with provision and requirements of the local

 telephone company. Complete telephone connections and outlets in PVC
underground conduits from entrance outlet shall be with plug in Modula Jack.

2009. Door Bell System - Provide one (1) waterproofed type plus button and strategic
location w/ TW wire connected to bells or buzzers inside residence use Ticino by
Avesco. Or Akari.

2010. Electrical Fixtures - Electrical fixtures, lights, water pumps, heaters, lamps, bulbs,
fluorescents chandeliers shall be furnished by Owner. Mounting and installation of
fixtures shall be done by the Contractor.

2011. Pull Box, Outlet Box, Junction Box - rust free steel sheets, standard locknuts.
Painted with red GA no. 1.5 mm (16) quality products corp.

2012. Metering - Contractor to secure meter base from Local Electric Company, but the
Owner shall pay the corresponding deposits.

SFM 2100. PAINTING WORK:

2101. MATERIALS - BOYSEN PAINTS

2102. APPLICATION - All applications and methods to be used shall follow strictly
manufacturer’s instructions and specifications.

2103. SURFACE TREATMENT - All interior surface include masonry plaster shall be
thoroughly cleaned & treated first prior to painting w/ Dura-Plus for interior &
exterior wall & skim coat Dura-patching compound for Hardiflex and concrete soffit
no neutralizer needed serve as paint primer ready for painting, use sandpaper to
smoothened after application

2104. SCHEDULE OF PAINTING FINISHES:

a. Use texture in fine to medium sand float or texture roller finish in liquid tile paint
fin. by Davies semi gloss to low sheen top coat, finish at exterior building
façade. Use Davies semi-gloss to low sheen fin., 3 coat Latex finish for all
interior wall & ceiling. Additional 1 layer top coats - shall be applied to achieve
desired finish.

b. Doors, jambs, base board, casing, in oil stain finish to achieve desired finish
dark cherry, wengue fin. or Duco varnish finish.
