Whether you are moving out of student accommodation or away from home, finding a decent, affordable
and safe place to rent as a student is no easy task. Fortunately, new laws and regulations have been introduced
which make the student rental market less risky than it used to be. A number of challenges still remain,
however, and being aware of them from the outset is crucial.
The best place to start your search is your university’s accommodation office. They know the most reliable
rental agencies, and are aware of owners that over-charge or areas you should avoid. (1) ___ Online student
forums can also be a good source of rental opportunities.
Before homing in on any specific property, make a checklist of essential features as well as any features you
might find desirable but could live without. Location is, of course, one of the key features. The closer the place
is to your university, however, the more expensive it is likely to be, so give yourself some leeway when it comes

to the part of the city it is in. (2) ___ You should also consider access to social activities outside of school hours,
as well as your academic schedule, since maintaining a social life is crucial for a fulfilling student experience.
Once you have found the place that seems right for you, whether through an agency or by directly contacting
the landlord or one of the lodgers, start thinking about the money and terms. Negotiation is sometimes
possible, but this often depends on where the property is located. (3) ___ If you object to their terms,
and the place is close to the university, they can easily find more desperate students who are willing to accept
them. In more outlying areas, you may be able to talk the rent down, or pay a lower deposit. (4) ___ This can
be a boon, especially if you are in your final year of studies and have no reason to stay on through the summer.
A If the place is further from the university, property owners may be willing to negotiate the rent, security
deposit or length of the rental agreement.

Anyone who has ever tried to buy a house will tell you that it is one of the most challenging things you are
likely to do. I (1) ___ at houses online for ages before I worked up the courage to go to an estate agent and
begin my search in earnest. I was fortunate to find an agent who was both very knowledgeable and extremely
