F all the TV programmes about buying houses has taught us one thing its that we need to be aspirational. Industrial units market is on the move


THE Worcestershire commercial property market reflects the national economic situation with manufacturing improving and the services sector flat. So says John Dillon, managing director of specialist property consultancy JP Dillon Commercial Property Consultants. He said: Manufacturing is bouncing back across the county with an increasing number of industrial units coming onto the market and being snapped up, while the office market remains slow, as the service sector is unwilling to commit to new leases. The general shortage of ready to go sites and lack of stock continues to push up industrial and distribution rents and freehold values, providing an opportunity for landlords and developers who can quickly bring the right sites and stock to market to meet the demand. In Redditch, for example, we have had a very strong response from both developers and investors in the 2.6 acre Troy Industrial Estate in Jill Lane, Sambourne, which has come to the market for the first time in 30 years. Troy Industrial Estate presently has four industrial units and an office building covering more than 13,500 sq ft, and planning permission, granted in 2005, for a further four industrial units totalling 20,000 sq ft. Mr Dillon said: At a guide price of 650,000, there have been many expressions of interest, especially when new small industrial freehold units in the area are going for about 95 psf. Service businesses seem to remain reluctant to commit to long term expenditure, including new leases, resulting in a slow take up for office space throughout Worcestershire. Mr Dillon said: Institutional investors are recognising the value in the office market and are seeking out prime office freeholds particularly in Worcester, but at present many smaller businesses are content to remain in serviced office centres rather than taking on an office and a lease of their own. Traditionally these smaller companies have provided the growth at the bottom end of the office marketbut with economic prospects uncertain they still prefer to pay higher rents for the flexible terms available at serviced office centres. Estate is sold at auction


A SMALL Worcestershire agricultural estate comprising 49 acres of pastureland, two bungalows and an intensive poultry unit has gone under the hammer at Kidderminster . The Parklands Estate, Trimpley, near Bewdley was sold in four lots by auctioneers Halls on behalf of the trustees of the late Jack Powick at the Gainsborough House Hotel. Lot one, comprising The Parklands, a detached bungalow with an agricultural occupancy condition in need of renovation and modernisation, together with 27 acres of land, sold to a local farmer for 400,000. Lot two, comprising a 12.5-acre parcel of pastureland, realised 85,000 (6,800 per acre) and was again purchased by a local farmer. Lot three, a 6.40-acre pasture paddock, sold for 50,000 (7,812 per acre) to a neighbour. Lot four was Park Attwood Poultry Farm. This was a bungalow, three big poultry houses and land, extending to more than three acres. As no buyer was found, the property, which is let on a farm business tenancy producing 22,000 a year, remains for sale at 275,000. Lot five, five-acres of pasture at Bowercourt Farm, Rock, near Bewdley, attracted competitive bidding and was sold for 52,000 (10,400 per acre). Firm takes silver


WORCESTER lettings firm Premier Places claimed the silver trophy in the marketing category of the recent Lettings Agency of the Year Awards. It was beaten to the top spot by a much larger business with 17 branches nationwide. Premier Places was also shortlisted in the Single Office Midlands category, putting it in the regions top four.
