GENERAL SPECIFICATION OF RESIDENTIAL BUILDINGS (PRIME QUALITY)

Project: Smart Villas, CSC

Sr# Description
1 Sub Structure
1.1 Excavation for all types foundation as per structural design in all type of soil which can be cut with excavator without jackhammer up
to lift of 12 ft. Removal of extra material to lead of I km. i/c dressing and compaction with plate compactor of foundation bed. In case
of rock in foundation bed the contractor will raise Variation order request as per agreed volume and cost to be approved by Engineer
In charge. In case of unsuitable foundation bed the depth of foundation will be increased a complete Variation order request to be
raised by the contractor as per agreed items, quantities and cost to be approved by Engineer In charge.
1.2 Back filling in foundation and under ground floor etc. in 12 inch compacted layer i/c compaction up 90% FDD, dressing and
compaction with suitable material free of roots and vegetation etc. Removal of extra material from site and complete house keeping to
the satisfaction of engineer in charge.
1.3 Termite treatment under foundation and floor surface by anti termite proof as per standards and specification of IS:6313,4015 (Part I
&II) IS:6430, 1307, 2682. Contractor will provide Technical Data and specification for approval of Chemical , the chemical will be
brought on site in sealed containers with inspection of engineer in charge, the chemical is to be applied by certified applicator as per
approved specifications. The Applicator will provide 10 year guarantee certificate of applied area with date of application and expiry
date of guarantee. Proper code of safety of environment will be responsibility of contractor including all risk attached. Removal of
extra material from site and complete house keeping to the satisfaction of engineer in charge.

1.4 Lean concrete for foundation or floor of 1000 Psi (PCC 1:4:8) machine mixed laid on prepared and dressed wet surface free of debris
etc. and with proper edge formwork. Concrete is laid in line and level as per design. Concrete is compacted and shaped with heavy
wooden trowel and finished with steel trowel. Minimum 3 days curing to take structure on it. Removal of extra material from site and
complete house keeping to the satisfaction of engineer in charge.

1.5 RCC footing slab, columns and beams of 2500 Psi (PCC 1:2:4) plant mixed laid in proper formwork as per ACI 301-20. Concrete is to
be laid as per design, plumb and line I/c proper vibration, slum and temperature control, allow for proper testing and check request.
Minimum 7 days proper curing, allow for Hessian cloth, water etc. Removal of edge forms after 2 days minimum and bottom formwork
of slab after 15 days. Removal of extra material and debris from site and complete house keeping to the satisfaction of engineer in
charge.
1.6 Brick work in foundation using 1st class bricks with minimum strength of 1000 Psi, Approved Cement and Lawranspur sand in CM 1:6
as per ASTM C62. Bricks is to be laid as per design, proper jointing, plumb and line I/c Sample approval of bricks and allow for proper
testing of 3 bricks each delivery and quality check requests etc. Minimum 7 days proper curing. Removal of extra material and debris
from site and complete house keeping to the satisfaction of engineer in charge.

1.7 Damp Proof Coarse (DPC) to be laid at finish floor level on full width of foundation brickwork or above plinth beam except door or
other openings. Horizontal DPC 2 inch thick PCC 1:1.5: 3 steel trowel finished using proper frame formwork laid as per design, line
and level with One coat of hot bitumen 150 gm per Sft and 500 gauge polythene sheet. Vertical DPC between two horizontal DPC or
outer face of Brick walls 3/4 inch thick as per design width in cement plaster in CM 1:3 One coat of hot bitumen 150 gm per Sft and
500 gauge polythene sheet. Minimum 7 days proper curing. Removal of extra material and debris from site and complete house
keeping to the satisfaction of engineer in charge.

1.8 Sub Floor Base in Stone or Brick ballast of nominal size 2.5 to 1 inch I/c dressing and compaction of subgrade, spreading, leveling
and compaction with plate Compactor. Allow for sample approval and testing check request etc. Removal of extra material and debris
from site and complete house keeping to the satisfaction of engineer in charge.
2 Super Structures
2.1 Brick work in walls and columns at all levels of building, using 1st class bricks with minimum strength of 1000 Psi, Approved Cement
and Lawranspur sand in CM 1:6 as per ASTM C62. Bricks is to be laid as per design, proper jointing, plumb and line I/c Sample
approval of bricks and allow for proper testing of 3 bricks each delivery and quality check requests etc. Allow for work bench,
scaffolds, arch formwork, design and shapes. Minimum 7 days proper curing. Variance in plumb, line and level +/_ 1/4 inch. Removal
of extra material and debris from site and complete house keeping to the satisfaction of engineer in charge.

2.2 RCC footing slab, retaining and parapet walls, columns, beams, stairs, arches and cornice of 2500 Psi (PCC 1:2:4) plant mixed laid in
proper formwork as per ACI 301-20. Concrete is to be laid as per design, plumb and line I/c proper vibration, slum and temperature
control, allow for proper testing and check request. Concrete is compacted and shaped with heavy wooden trowel and finished with
steel trowel. Minimum 7 days proper curing, allow for Hessian cloth, water etc. Allow for formwork, scaffold, workbenches, special
molds. Allow for water ponding test of water retaining structures. Removal of edge forms after 2 days minimum and bottom formwork
of slab after 15 days. Variance in plumb, line and level +/_ 1/4 inch. Removal of extra material and debris from site and complete
house keeping to the satisfaction of engineer in charge.

2.3 Cement Plaster Rendering work internal and external on walls, ceiling, tanks, beams, columns and cornice at all levels of building.
Approved Cement and Ghazi sand in CM 1:4 as per ASTM C926-21. Properly hand mixed in plumb, level and line I/c Sample
approval of each plaster team. Allow for provision and fixing of expanded metal mesh on concrete bottom and brick joints of external
walls etc. Making edges, corners and groove etc. Allow for work bench, scaffolds, arches, design and shapes. Allow for quality check
request of fresh plaster finished surface and replaster of rejected surface. Minimum 7 days proper curing. Variance in plumb, line and
level +/_ 1/8 inch. Removal of extra material and debris from site and complete house keeping to the satisfaction of engineer in
charge.

2.4 Cement Terrazzo Rendering work internal and external on tanks. Approved Cement, Marble chips and Lawrencepure sand in mortar
concrete 1:1:4 steel trowel water proof finish. Properly hand mixed in plumb, level and line. Making edges, corners and groove etc.
Allow for work bench, scaffolds and shapes. Allow for marble strip jointing and Chemical polishing for roof top. Allow for quality check
request of fresh plaster finished surface and replaster of rejected surface. Minimum 7 days proper curing. Variance in plumb, line and
level +/_ 1/4 inch. Removal of extra material and debris from site and complete house keeping to the satisfaction of engineer in
charge.
2.5 Roof Treatment i/c waterproofing and heat insulation. Cleaning of roof surface free of lose material and application of two coats of hot
bitumen 150 gm per Sft per coat and 500 gauge polythene sheet. 12mm Jumbolon Closed Cell Polyethylene foam sheet. 2 inch 1000
Psi (PCC 1:4:8) machine mixed laid on prepared surface' 3/4 inch Terrazzo finish on roof top and 6 inch skirting on walls with Marble
chips and cement mortar 1:4 steel trowel finish water proof finish. Properly hand mixed in plumb, level and line. Making edges,
corners and groove etc. Allow for work bench, scaffolds and shapes. Allow for marble strip jointing and Chemical polishing for roof
top. Allow for quality check request of fresh plaster finished surface and replaster of rejected surface. Minimum 7 days proper curing.
Variance in plumb, line and level +/_ 1/4 inch. Removal of extra material and debris from site and complete house keeping to the
satisfaction of engineer in charge.

3 Finishes Works
3.1 Tile internal and external works on wall and floors etc. at all levels of building. Porcelain Ceramics Tiles of Master or equivalent brand,
sizes from 36" to 12' as per design, shade and color Allow for Approved Cement and Ghazi sand bed plaster in CM 1:4 and fixing of
tiles by Master, stile or equivalent Tile Bond Mortar using plastic Gap blocks and grouting with Master or equivalent Tile grout in
matching color or as specified. Allow for Samples approval of tiles, bonding mortar and grout. Allow for cleaning and protection of
fixed tile surface etc. Making edges, corners and groove etc. Allow for work proper cutting, grinding and edging. Allow for formwork,
workbench, scaffolds, arches, design and shapes. Allow for quality check request of fresh tile finished surface and removal and
refixing of rejected surface. Minimum 3 days proper curing. Variance in plumb, line and level +/_ 1/16 inch. Removal of extra material
and debris from site and complete house keeping to the satisfaction of engineer in charge.

3.2 Granite or Marble Tops internal and external works on stairs, vanity, counters and sills etc. at all levels of building. As per sizes,
color, shade and thickness 10mm to 20mm with cutting, edging, polishing and fixing. Allow for Approved Cement and Ghazi sand bed
plaster in CM 1:4 and fixing with Master, stile or equivalent Tile Bond Mortar and grouting with Master or equivalent Tile grout or
marble epoxy jelly in matching color or as specified. Allow for Samples approval of Granite (Black or equivalent), Marble (Boticena,
Parlino or equivalent), bonding mortar and grout. Allow for cleaning and protection of fixed surface etc. Making edges, corners and
groove etc. Allow for work proper cutting, grinding and edging. Allow for formwork, workbench, scaffolds, arches, design and shapes.
Allow for quality check request of fresh finished surface and removal and refixing of rejected surface. Minimum 3 days proper curing.
Variance in plumb, line and level +/_ 1/16 inch. Removal of extra material and debris from site and complete house keeping to the
satisfaction of engineer in charge.
3.3 Paint on walls internal and external at all levels of building. As per type, quality, specification, color and shade. I/c preparation of
surface by cleaning, sanding and removal of all lose materials, Apply minimum one coat wall Primer (ICI, Berger or equivalent)
applied with brush to close plaster pours and absorption, Apply on internal walls only PVA based wall Putty (ICI, Berger or
equivalent) minimum two coats or more to achieve polish Marble touch and look, Apply minimum two coats or more of paint with roller
to achieve proper shade and homogeneous look of finished painted surface. Allow for Paint material brought on site in sealed
containers and placed in custody of site supervision, Allow for Samples approval of Primer, Wall putty, Paint on proper sample board
for comparison of finished surface. Allow for cleaning and protection of finished painted surface, floors, counters, windows, doors,
electrical switches or any other fittings or fixtures with masking tape or cover cloth etc. Making edges, corners and groove etc. Allow
for, workbench, scaffolds, good quality brush, rollers etc. Allow for quality check request of fresh finished surface and removal and
refixing of rejected surface. Removal of extra material and debris from site and complete house keeping to the satisfaction of
engineer in charge.

3.4 Polish on wooden surface at all levels of building. As per type, quality, specification, color and shade. I/c preparation of surface by
cleaning, sanding and removal of all lose materials, Apply recommended coat Anti Termite chemical (ICI or equivalent) applied with
brush or spray, Apply PVA based Putty filler for wood (ICI, Berger or equivalent) to fill gaps and joints and sanding to smooth the
surface, Apply Wood stain (ICI, Berger or equivalent) as many coats to achieve approved shade and color, Apply minimum two coats
or more of Hardener Lacquer (ICI, Berger or equivalent) to achieve homogeneous shine of finished painted surface. Allow for final
finish of seven or more thin coats of High Quality Clear Varnish Resin (ICI, Berger or equivalent).Allow for Paint material brought on
site in sealed containers and placed in custody of site supervision, Allow for Samples approval of all materials and a finished wooden
surface as a sample board for comparison of finished surface. Allow for cleaning and protection of finished painted surface, floors,
counters, windows, doors, electrical switches or any other fittings or fixtures with masking tape or cover cloth etc. Making edges,
corners and groove etc. Allow for, workbench, scaffolds, good quality brush, rollers etc. Allow for quality check request of fresh
finished surface and removal and refixing of rejected surface. Removal of extra material and debris from site and complete house
keeping to the satisfaction of engineer in charge.

4 Windows Work.
4.1 Windows are to be as per approved material, design and shape etc. at all levels of building. Aluminum Windows (Typical 1.6 mm
Chawala, Prime, Itehad, Pakistan cables or equivalent or otherwise as specified) Iodized or color powder coated in all sizes and
shapes ( Typical Sliding or otherwise as specified) with Local 5 mm Glass (Ganj or equivalent , Typical normal or otherwise as
specified). All Hardware Imported China Standard Quality available in market. Allow for sample approval of all items. Allow for shop
drawings of all windows. Allow for a mock up exact sample to be installed on site for comparison with finished work. Allow for quality
check request of supply of windows before installation i/c removal and refixing of rejected material. Removal of extra material and
debris from site and complete house keeping to the satisfaction of engineer in charge. ( In Case of UPVC similar matching
specifications will apply)

5 Wood Works.
5.1 Wooden Doors i/c Frames, shutters, beading or architrave etc. at all levels of building. Main door solid paneled polished ( Ashwood or
equivalent as specified ) Internal Doors Semi Solid Polished ( Ash Wood 6 mm Ply with Ash wood lipping Infill with Partal Termite
treated wooden battens and 3" frame, Steam pressed Engineered or equivalent ) Allow for China or Imported Hardware, Italian type
locks, handle, hinges, door closers, door stopper, One tower bolt . Allow for fitting with SS Rawal anchor bolts. Allow for sample
approval of all items. Allow for shop drawings of all doors. Allow for a mock up exact sample to be installed on site for comparison
with finished work. Allow for quality check request of supply of doors before installation i/c removal and refixing of rejected material.

5.2 Wooden Closets for Dress, dining and kitchen as per design i/c Frames, shutters, lipping etc. at all levels of building. Shutters, box,
shelves in MDF Sheet 20mm ( Alnoor or equivalent) i/c lipping, back board with Imported Hardware, Italian type locks, handles,
hinges, shutter closers, stopper, bolts and drawer fittings . Allow for fitting with SS bolts. Allow for sample approval of all items. Allow
for shop drawings . Allow for a mock up exact sample to be installed on site for comparison with finished work. Allow for quality check
request of material supplied before installation i/c removal and refixing of rejected material. Removal of extra material and debris
from site and complete house keeping to the satisfaction of engineer in charge.

6 Metal Works.
6.1 Railing for stairs, porch and terraces etc. design i/c Main structure in non magnetic stainless steel pipe medium gauge with brush
finish or as specified. Imported Hardware, clips and attachments. Allow for fitting with SS bolts. Allow for sample approval of all items.
Allow for shop drawings . Allow for a mock up exact sample to be installed on site for comparison with finished work. Allow for quality
check request of material supplied before installation i/c removal and refixing of rejected material. Removal of extra material and
debris from site and complete house keeping to the satisfaction of engineer in charge.
6.2 Grills, Design Pergola, Fence and Gates i/c Main structure in mild steel pipe 14 gauge with texture paint finish or as specified.
Imported Hardware, clips and attachments. Allow for fitting with SS Rawal bolts. Allow for sample approval of all items. Allow for shop
drawings . Allow for a mock up exact sample to be installed on site for comparison with finished work. Allow for quality check request
of material supplied before installation i/c removal and refixing of rejected material. Removal of extra material and debris from site
and complete house keeping to the satisfaction of engineer in charge.
6.3 Stairs i/c Main structure in mild steel pipe 14 gauge with texture paint finish or as specified. Steps in Checkered Steel plate 2mm bend
in shape. Imported Hardware, clips and attachments. Allow for fitting with SS Rawal bolts. Allow for sample approval of all items.
Allow for shop drawings . Allow for a mock up exact sample to be installed on site for comparison with finished work. Allow for quality
check request of material supplied before installation i/c removal and refixing of rejected material. Removal of extra material and
debris from site and complete house keeping to the satisfaction of engineer in charge.
6.4 Manhole cover and gratings i/c CI manhole cover Medium weight or Mild steel Angel 1.5"x1.5"x 1/4", tee, round or square bar, with
two coats roller paint finish or as specified. Allow for fitting with SS Rawal bolts if any. Allow for sample approval of all items. Allow for
shop drawings . Allow for a mock up exact sample to be installed on site for comparison with finished work. Allow for quality check
request of material supplied before installation i/c removal and refixing of rejected material. Removal of extra material and debris
from site and complete house keeping to the satisfaction of engineer in charge.

7 Water Supply Works.

7.1 Polypropylene (PPR DIN-8077 & 78 PN-20) pipeline ( Master, Master fit or equivalent) i/c all fittings DIN 16962 PN-25, KITZ or
Equivalent valves and controls, hooks and anchors for fixing with wall etc. as per design and specification complete. Allow for
Pressure testing and disinfection before commissioning. Allow for sample approval of all items. Allow for shop drawings . Allow for a
mock up exact sample to be installed on site for comparison with finished work. Allow for quality check request of material supplied
before installation i/c removal and refixing of rejected material. Allow for commissioning. Removal of extra material and debris from
site and complete house keeping to the satisfaction of engineer in charge.
7.2 Water Pump Type Mono Block, I.5 inch suction, 1 inch delivery, 1.5 HP (KSB or Golden or equivalent) i/c all fittings and fixtures,
controls, valves, connections and civil works etc. as per design and specification complete. Allow for Pressure testing before
commissioning. Allow for sample approval of all items. Allow for shop drawings . Allow for a mock up exact sample to be installed on
site for comparison with finished work. Allow for quality check request of material supplied before installation i/c removal and refixing
of rejected material. Allow for commissioning. Removal of extra material and debris from site and complete house keeping to the
satisfaction of engineer in charge.

8 Sewerage Works.
8.1 PVC (ASTM-D1788 Schedule-40) waste water pipeline ( Master fit or Dura) i/c all fittings and traps, hooks and anchors for fixing with
wall etc. as per design and specification complete. Allow for leakage test by ponding. Allow for sample approval of all items. Allow for
shop drawings . Allow for a mock up exact sample to be installed on site for comparison with finished work. Allow for quality check
request of material supplied before installation i/c removal and refixing of rejected material. Allow for commissioning. Removal of
extra material and debris from site and complete house keeping to the satisfaction of engineer in charge.

8.2 Man hole, Hand hole, Gully trap etc. in PCC 1:2:4 or bricks I/c benching, internal plaster and all civil works etc. as per design and
specification complete. Allow for Cast Iron (CI) manhole cover (Medium Weight), Allow for Ponding testing before commissioning.
Allow for sample approval of all items. Allow for a mock up exact sample to be installed on site for comparison with finished work.
Allow for quality check request of material supplied before installation i/c removal and refixing of rejected material. Removal of extra
material and debris from site and complete house keeping to the satisfaction of engineer in charge.

9 Toilet and Kitchen Fixtures Works.

9.1 Water Closet (Porta model# HD 427 WH) wall hung i/c Concealed Cistern (Porta model # 8801-05-1 ) with all accessories, fittings
etc., Seat Cover Hydraulic (Porta) as per design and specification complete. Allow for sample approval of all items. Allow for a mock
up exact sample to be installed on site for comparison with finished work. Allow for quality check request of material supplied before
installation i/c removal and refixing of rejected material. Removal of extra material and debris from site and complete house keeping
to the satisfaction of engineer in charge.
9.2 Vanity Bowl (Porta model# HDL 505) Art Vanity Washbasin i/c all assures, fittings etc., SS anchor bolts etc. Allow for Chrome Plate
Vanity mixture ( Porta ), CP bosal trap, as per design and specification complete. Allow for sample approval of all items. Allow for a
mock up exact sample to be installed on site for comparison with finished work. Allow for quality check request of material supplied
before installation i/c removal and refixing of rejected material. Removal of extra material and debris from site and complete house
keeping to the satisfaction of engineer in charge.

9.3 Toilet fixtures, CP Shower mixture set Concealed type, CP Trigger or Muslim Shower HD30, CP Bath Accessories Set # 40344001 of
Porta i/c all Tee Cock, Double Bib Cock, floor trap or accessories, fittings etc., SS anchor bolts etc. as per design and specification
complete. Allow for sample approval of all items. Allow for a mock up exact sample to be installed on site for comparison with finished
work. Allow for quality check request of material supplied before installation i/c removal and refixing of rejected material. Removal of
extra material and debris from site and complete house keeping to the satisfaction of engineer in charge.

9.4 Kitchen Sink Stainless Steel ( Porta HDSC 8868) Double bowl , CP Sink mixture ( Porta Tower type), i/c all Porta Tee Cock, Double
Bib Cock, floor trap or accessories, fittings etc., SS anchor bolts etc. as per design and specification complete. Allow for sample
approval of all items. Allow for a mock up exact sample to be installed on site for comparison with finished work. Allow for quality
check request of material supplied before installation i/c removal and refixing of rejected material. Removal of extra material and
debris from site and complete house keeping to the satisfaction of engineer in charge.

10 Electrical Fixtures and Fittings Works.

10.1 Electric Wiring 1.5mm PVC copper cable for light switches, 2.5 mm PVC copper cable for light and earthing circuit and 4 mm PVC
copper cable for power circuit, main cable 16mm 4C (5, 10 Marla) 25mm 4C ( I KANAL) ( Newage, Pakistan cables or Fast Brand) as
per design and specification complete. Allow for sample approval of all items. Allow for a mock up exact sample to be installed on site
for comparison with finished work. Allow for quality check request of material supplied before installation i/c removal and refixing of
rejected material. Removal of extra material and debris from site and complete house keeping to the satisfaction of engineer in
charge.
10.2 Electric Conduit, Fittings and boxes UPVC ( PLASCO, POPULAR, ADAMJEE ) maximum 4 wires for 20 mm conduits and 6 wires for
25mm conduit, Switch box 18 swg galvanized or as per design and specification complete. Allow for sample approval of all items.
Allow for a mock up exact sample to be installed on site for comparison with finished work. Allow for quality check request of material
supplied before installation i/c removal and refixing of rejected material. Removal of extra material and debris from site and complete
house keeping to the satisfaction of engineer in charge.

10.3 Electric Switches, Light Plugs, Power Plugs etc. TJ Switches & Sockets Visbo V8 Series with all accessories, fittings etc., as per
design and specification complete. Allow for sample approval of all items. Allow for a mock up exact sample to be installed on site for
comparison with finished work. Allow for quality check request of material supplied before installation i/c removal and refixing of
rejected material. Removal of extra material and debris from site and complete house keeping to the satisfaction of engineer in
charge.

10.4 Ceiling fan 56 inch and ceiling type, plastic body exhaust fan , Pak, GFC or Royal brand low sound with all accessories and fittings
etc. as per design and specification complete. Allow for sample approval of all items. Allow for a mock up exact sample to be installed
on site for comparison with finished work. Allow for quality check request of material supplied before installation i/c removal and
refixing of rejected material. Removal of extra material and debris from site and complete house keeping to the satisfaction of
engineer in charge.

10.5 Light fixtures i/c Ceiling light 9w/12w, wall light and tube light 36w (Imported or China ) with all accessories, fittings etc., as per
design and specification complete. Allow for sample approval of all items. Allow for a mock up exact sample to be installed on site for
comparison with finished work. Allow for quality check request of material supplied before installation i/c removal and refixing of
rejected material. Removal of extra material and debris from site and complete house keeping to the satisfaction of engineer in
charge.

10.6 Distribution Boards, meter box (Dispack brand) 16 swg powder coated complete with all assories, bus bars, connection strips, lamps,
gauge fittings etc. All circuit breakers ( Schneider or ABB) as per design and specification complete. Allow for sample approval of all
items. Allow for a mock up exact sample to be installed on site for comparison with finished work. Allow for quality check request of
material supplied before installation i/c removal and refixing of rejected material. Removal of extra material and debris from site and
complete house keeping to the satisfaction of engineer in charge.

Note; These General Specification of Works should be considered for overall execution and costing purpose, however the specification
given on drawings as drawing notes has priority and in case of contradiction or change please raise request for information before execution
on site.
