PROPOSED FOUR-STOREY RESIDENTIAL-COMMERCIAL BUILDING

The proposed building will be a residential-commercial building, a mini grocery store at the ground
floor and a boarding house at the second to fourth floor. It has a total dimension of 20 m x 15 m. It is
composed of a parking area, the mini grocery store, four comfort rooms, two for female and two for male
at the ground floor. It is also composed of 6 bedrooms and each room has one comfort room. The bedroom
has a dimension of 5m x 5 m, which is enough to accommodate at least 4-5 occupancies. A door is
provided in each bedroom that served as the entrance and exit of the occupants. The fourth floor will be
roof deck where in the occupants can access it whenever they want to rest, hang their laundry or have a
breather or any other activities. Fire exits are provided each floor to be served as a compliance for safety.
Ramp is provided in the main entrance and exit of the building in order to make it more accessible for
persons with disabilities.
The following are the identified provisions of National Building Code (NBC) and the Batas
Pambansa Blg. 344 (BP 344) and compliance made by the group in the architectural design of the
proposes four- storey residential-commercial school building.

Section 401: Types of Construction

(5) Type V buildings shall be fire-resistive. The structural elements shall be of


steel, iron, concrete, or masonry construction. Walls, ceilings, and permanent partitions shall be of
incombustible fire-resistive construction.

A residential (boarding house) 4-storey building to be constructed. This building


will be made of concrete and iron-steel reinforcements and horizontal beams. Masonry will
be applied in construction.

Section 601: Fire-Resistive Rating defined

Fire-resistive rating means the degree to which a material can withstand fire as
determined by generally recognized and accepted testing methods.

This building will be made of concrete to be resistive to fire.


Section 701: Occupancy Classified

(2) Group B Residential, Hotel and Apartments

Group B Occupancies shall be multiple dwelling units including boarding or


lodging houses, hotels, apartment buildings, row houses, convents, monasteries, and other similar
building each of which accommodates more than 10 persons.

This building can accommodate 105 persons. There will be 6 bedrooms on the
second floor and 6 bedrooms on the third floor, each bedroom can accommodate 4 persons, so two
floors have a total of 48 habiting persons. The grocery on the ground floor can accommodate 50
persons and 7 habiting persons on the “botika”.

Section 708: Minimum requirements for Group A Dwellings

(b) Light and Ventilation

Every dwelling shall be so constructed and arranged as to provide adequate light and ventilation
as provided under section 805 to Section 811, of this code.

This building is purposely made for students so good lighting and enough
ventilation is a must.

(c) Sanitation

Every dwelling shall be provided with at least one sanitary toilet and adequate washing and
drainage facilities.

Each bedroom will have 1 toilet and 1 sink for proper sanitation and health
control.
Section 805: Ceiling Heights

(a) Habitable rooms provided with artificial ventilation shall have ceiling heights
not less than 2.40 meters measured from the floor to the ceiling. Provided that for buildings of
more than one-storey 2.40 meters and succeeding storeys shall have an unobstructed typical head-
room clearance of not less than 2.10 meters above the finished floor. Above stated rooms with a
natural ventilation shall have ceiling height not less than 1.80meters above and below it.

The distance between a floor to the above or below floor will be constantly 3
meters so that if beams, flooring, and ceiling will be applied, the distance between the floor and the
ceiling will not be less than 2.7 meters as permitted for this code.

Section 806: Size and Dimension of Rooms

(a) Minimum sizes of rooms and their least horizontal dimensions shall be as follows

1. Rooms for Human Habitations 6.00 square meters with a least dimension of 2.00
meters;

2. Bath and Toilet 1.20 square meters with a least dimension of 0.90 meter.

The rooms design has a bathroom and toilet and a sink an open bedroom. The area
of these rooms will be used as minimum area and dimensions of the design. Bathroom and toilet
will be designed as permitted in this code where minimum requirements in bp 344 will be used.

Section 1207: Stairs, Exit, and Occupant Loads

(b) Exit

(1) Number of exits: In all occupancies, floors above the first storey having an occupant load of
more than 10 shall not have less than two exits.

The building will accommodate 24 persons per floor, 1 exit will be provided each
floor.
(2) Width: The total width of exits in meters shall not be less than the total occupant load served
divided by 165.

The total population of the building will be 105 persons, 2.5 m. width of exit is the
minimum requirement. A swing double door with a width of 2m. will be provided at the end of the
corridor in each floor that will result to 4.5m.

(4) Distance to exits. No point in a building without a sprinkler system shall be more than 45.00
meters from an exterior exit door, a horizontal exit, exit passageway, or an enclosed stairway,
measured along the line of travel.

Automatic sprinklers will be provided. Distances of exits are met in this code.

(c) Door

(1) Swing: Exit door shall swing in the direction of exit travel when serving any hazardous areas
or when serving an occupant load of 50 or more.

Exit doors that will swill in the direction of exit travel will be provided in the
design of the building.

(3) Width and Height: Every required exit doorway shall be of size as to permit the installation of a
door not less than 900millimeters in width and not less than 2.00 meters in height. When installed
in exit doorways, exit doors shall be capable of opening at least 90 degrees and shall be so
mounted that the clear width of the exit way is not less than 700millimeters

The width of the exit door has met the minimum requirement of this code, 2.1 m
height and 180 degrees opening of the door will be design as permitted. The width of the exit way
including the stairs of the exit will be 2.5 m.
(d) Corridors and Exterior Exit Balconies

(1) Width. Every Corridor or exit balcony shall not be less than 1.10 meters in width.

The width of corridors in every floor will be 2.5m as were adjusted by the minimum
requirement of the exit doors installed as double doors at the end of the corridor.

(e) Stairways

(1) Width. Stairways serving an occupant load of more than 50 shall not be less than 1.10 meters.

Stairways on every floor will be 0.9 meters as this building will only occupy 24
persons per floor.

(2) Rise and Run. The rise of every step in a stairway shall not exceed 200millimeters of the
stairway.

The rise and run of every flight will be computed based on the vertical distance of
floor to floor and given horizontal distance where the stairs will be placed with respect to the
maximum rise and minimum run permitted in this code.

The entrance stairs from will be designed based on the maximum rise and minimum
run permitted in this code.

(5) Landings. Every landing shall have a dimension measured in the direction of travel equal to the
width of the Stairway. Such dimensions need not exceed 1.20 meters when the stairs have a straight
run. There shall be not more than 3.60 meters vertical distance between landings.

Landings will be discussed after drafting the stairs.


(8) Handrails. Stairway shall have handrails on each side and every stairway required to be more
than 3.00 meters in width shall be provided with not less than one intermediate handrail for each
3.00 meters of required width. Handrails shall be placed not less than 800millimeters nor more
than 900millimeters above the nosing of treads, and ends of handrails shall be returned or shall
terminate in newel posts or safety terminals. Stairways 1.10 meters or less in width and stairways
serving open on one or both, sides shall have handrails provided on the open side or sides.

Handrails will be provided since the stairs will be placed beside the wall. The
height of the handrails will be 0.9m from the nosing thread.

The height of the handrails for entrance will be 0.7m and 0.9m with accordance to
the bp344.

(f) Ramps

A ramp conforming to the provisions of this code may be used as an exit. The width of ramps shall
be as required for corridors.

A ramp will be provided in front of the shops with minimum width of 0.1 m and a
length of 1 m, minimum landing of 1.8m and maximum slope of 1:12 as stated by bp 344.

PROVISIONS FOR THE SHOP

SECTION 701: Occupancy Classified

GROUP 5 Business and Mercantile

GROUP 5 Occupancies shall include:

Division 2 Wholesale and retail stores, office buildings, drinking and dining
establishments having an occupant load of less than 100 persons, printing plans, police fire
stations, factories and workshops using not highly flammable or combustible materials and paint
stores without bulk handlings.

Ground floor is composed of a parking area and two shops, shop 1 would be a
small “botika” and shop 2 would be a grocery store.
Section 708: Minimum requirements for Group A Dwellings

(b) Light and Ventilation

Every dwelling shall be so constructed and arranged as to provide adequate light and ventilation
as provided under section 805 to Section 811, of this code.

Good lighting and enough ventilation will be provided for these two shops
required. Medicines and other health product and also groceries needed proper ventilation and
enough lighting.

(c) Sanitation

Every dwelling shall be provided with at least one sanitary toilet and adequate washing and
drainage facilities

There will be 1 toilet per shop and an adequate washing area to have health
control.

Section 1207: Stairs, Exit, and Occupant Loads

(b) Exit

(1) Number of exits: In all occupancies, floors above the first storey having an occupant load of
more than 10 shall not have less than two exits.

Estimated number of occupants on the ground floor would be 57 persons. Two exits
will be provided

(2) Width: The total width of exits in meters shall not be less than the total occupant load served
divided by 165.

The total population of the building will be 105 persons, 2.5 m. width of exit is the
minimum requirement. A swing double door with a width of 2m. will be provided at the end of the
corridor in each floor that will result to 4.5m.
This 4-storey building is proposed to be located at the middle of Robinson’s Mall and
Antique Medical Center (AMC) purposely for it’s easier for students if ever they got sick or buy the
things they need that are not in the grocery store of the boarding house.

B. Floorplan, Elevations and Details

Below shows the floorplan and elevation of the proposed four-storey residential-
commercial school building and the details regarding the stairs, doors, windows, ramp,
comfort room and parking lot.
