MUTUAL RENTAL AGREEMENT

Mr. Ejaz Ahmad S/o Mushtaq Ahmad R/o Circle No.8 H#319 St#8 Mohallah Muhammad
Nagar Faisalabad, CNIC#33102-1782918-9. (Hereinafter called 1st Party /tenant).

And

Mr. Sharjeel Ishaque S/o Zia Ul Haq Shahid R/o 19-Y-106 Madina Town Faisalabad,
(hereinafter called the 2nd Party / Authorized Property Lender via Stamp Paper). Whereas
the 2nd Party being an absolute authorized property lender of this Commercial Shop with
covered area (approx 100sqft) by Jhanzeb Petroleum, PSO Petrol Station, Opposite;
Kohinoor Flats, Jaranwala Road, Faisalabad. 2 nd Party agreed to let out above said property
to the 1st Party under following conditions.

1. That rent of the property fixed Rs. Fourty Thousand (Rs.40,000/-) per month and
will be paid within the 1st to 5th of every month.

2. That Party 1st will give security Rs. One Lac Twenty Thousand (1,20,000/-)
which will be refundable after the deduction of any outstanding dues or bills after
completion of tenure.

3. The agreement of rent will start from 01-06-2020 and duration of rent agreement
is for some of three years (3 Years). However, the rent will increase by 10% on
annually basis every year till the fulfillment and duration of the agreement.

4. That 2nd Party have given possession of above property to 1 stParty on 01-06-2020
and the 1st Party will not add or change/construct/damage or vandalize, the
structure of the property and will hand over the possession of the said property to
the 2nd Party in the same condition as it was taken at the time of the possession at
the time of expiry of rental agreement.

5. That the 1st Party will not mortgage the above said property to any bank or
authority. That 1stParty will not sublet to any other person/ company.
6. That if any Party wants to vacate above said premises before the duration of rental
agreement then he/she will serve three months (3 Months) prior notice to each
other.

7. That the 1st Party will pay the charges of all utility bills regularly. The electricity will
be provided by 2nd Party to 1st party through a sub electric meter. 1st Party will pay
the electricity dues within (3 days) of receiving the bills from the 2 nd Party and
property tax will be paid by 2nd party.

8. That the 1st Party will not file any legal civil or criminal case or any law suit in any
court of law against 2nd Party/Jhanzeb Petroleum/ above mentioned property.
Neither for the grant of any kind of stay relevant to this property in any court of law.

9. That the 1st Party shall deliver in acceptable/peaceful and vacant possession of the
premises after the expiry or termination of rental contract through (3 month) prior
notice time.

10. That the 1st Party will not indulge into or perform any illegal business or activity
within the mentioned property. (If so the rental contract will be immediately
terminated without any prior notice & 1 st party will be solely responsible for
everything. Moreover, legal action will be taken against it).

11. That the 1st Party will not place any Advertising Holdings/ Material Goods/Electrical
Goods outside the premises and will always ensure the rules of the petrol station set
by the 2nd Party. Advertising Holdings/Material Goods/Electrical Goods should be
placed at their allocated locations.

Both the Parties will abide by the terms and conditions of the said agreement.
