What you need to know?

Read comprehensively and study carefully lesson 1 then find out how much you
can remember and how much you learned by doing the activities below.

To avoid headaches and unnecessary expenses, make sure that all necessary permits
are secured from local authorities concerned before conducting activities in the
construction site. The following should be taken into considerations.
1. A type of authorization that must be granted by a government or other regulatory
body before the construction of a new or existing building can legally occur.
2. Relocate the boundaries of the construction, especially lots without existing reference
point or adjoining structures. This job is to be given to a geodetic engineer.
3. Clear all sites of any existing structures, trees and elements that will obstruct the
construction activities. Cutting of trees requires permit from the Department of
Environment and Natural Resources.
4. Allocate space for warehousing, workers’ quarter and construction office which are
usually requirements in the construction embodied in the specification contract.
5. Apply and secure temporary electric power connections and water supply.
6. The site of the construction must be securely fenced to protect the construction
activities from onlookers and passersby and to also protect the materials from pilferage
both from the outside and the inside.
7. Determine the building set back from the road line. Install the stake on the ground at
a reasonable spacing that will fit into the length of the batter board available.
Types of permit that are necessary to secure before constructing a building
1. Building permit is a document issued by the building official to an owner/applicant
to proceed with the construction, installation, addition, alteration, renovation,
conversion, repair, demolition or other work activity of a specific project/ building/
structure after the accompanying principal plans and specifications and other pertinent
documents that are found satisfactory and substantially confirming with the
Implementing Rules and Regulations of the National Building Code.
2. Electrical permit is a requirement for installing, replacing, removing, connecting,
disconnecting or repairing electrical works except replacing fuses, receptacles, switches
and utilization equipment. On the other hand, a Certificate of Electrical Completion
formally marks the completion of the project where the electrical inspector had
inspected and agreed with the proper installation of electrical wirings.
3. Sanitary and plumbing permit is a requirement in application of any plumbing
system which includes all potable water supply and distribution pipes, all plumbing
fixtures and traps; all sanitary and storm drainage systems vent pipes, roof drains,
leaders and downspouts; and all building drains and sewers, including their respective
joints and connections; devices, receptacles, and appurtenances within the property~
water lines in the premises: potable, tap, hot and chilled water piping potable water
treating or using equipment: fuel gas piping, water heaters and vents for same.

4. Zoning clearance also known as Locational Clearance is one of the prerequisite


documents before a person can get a Building Permit. This is to ensure that
construction of the building follows the Comprehensive Land Use Plan and Zoning
Ordinance of the city or municipality.
5. Fencing permit a requirement for the construction of fences which are greater than
3 feet in height, measured from the finished grade which are also 10 feet of any street
right of way or access easement or within 20 feet of a corner.
6. Permit to cut trees a certification issued by the Municipal/City Environment and
Natural Resources Office or by the barangay to cut trees in the area of construction.

Other permits needed are as follows:

What is the importance of building permit?
If you do not have a permit, it can present a serious problem because the
construction of your house will be stopped. You need a building permit, not only
because it is a requirement but also for it will give you assurance of safety and
protection. You are the one who will benefit from its positive effects. The construction of
your property and your house structure and design will conform to the restrictions
which are required by the community. It will also aid the property value and help you
save money since building a house without a permit can double fees in the long run. In
addition, it makes selling your property easier (if you decide to) since it follows the code
and ensures the quality of your house, and if your house has some modification, it
greatly affects the value of it too, in contrary to building without permit where you will
be instructed to tear down the modifications and do the expensive repairs.

A blueprint is a type of paper-based reproduction usually of technical drawing,


documenting done by architecture or an engineering design. Generally, the term
"blueprint" refers to any detailed plan of a building. The literal meaning of a blueprint is
a paper — which is blue — with plans for a building printed on it. You can also call
other guides or plans blueprints.
Building plans and specification form part of the working drawings needed in any
construction project. These are the set of drawings which consists of floor plan, site
plan, cross sections, elevations, electrical, plumbing and landscape drawings for the
ease of construction at site. Drawings are the medium of passing the views and
concepts of an architect or designer into reality.
There are at least three very good reasons why you should have building plans prepared
for your project:
✓ First, the plans provide a method for you to determine if the project you are
proposing meets your needs and to allow you to determine the cost of materials
and other construction costs.
✓ Second, the Inspections Division will require plans be submitted as a condition of
receiving a building permit for certain types of work.
✓ Third, if you are having a number of contractors bid on the job, which is
recommended, you can provide them the same plans and you will more easily be
able to compare bids.
A working drawing should include the following:

1. Site Plan
Site plan is comprehensive detailed drawing of the building or an apartment
representing whole plan of a building. It shows property boundaries and means of
access to the site, and nearby structures if they are relevant to the design. For a
construction project, the site plan also needs to show all the services connections like
drainage and sewer lines, water supply, electrical and communications cables, exterior
lighting etc.
These drawings should comply with the local development codes, including
restrictions on historical sites. It acts as a legal agreement for the permission of
construction from the government body. For this, it is required that the site plan is
made by a licensed professional like architect, engineer, landscape architect or land
surveyor.
It includes the following:
✓ lot number
✓ distance of the house from the site boundaries
✓ name of the road on which the site is located
✓ actual size of the site
✓ compass direction

2. Floor Plan
A floor plan is a type of drawing that shows you the layout of a home or property
from above. Floor plans typically illustrate the location of walls, windows, doors, and
stairs, as well as fixed installations such as bathroom fixtures, kitchen cabinetry, and
appliances. Floor plans are usually drawn to scale and will indicate room types, room
sizes, and wall lengths. They may also show furniture layouts and include outdoor
areas.
It shows the following:
✓ arrangement and names of the rooms
✓ location of all external and internal walls
✓ room sizes
✓ length and width dimensions
✓ position of doors and windows
✓ built-in furniture
✓ sectioning lines and labels in alphabetical order
✓ eaves lines
✓ roof structure as shown by broken diagonal lines to represent hips and valleys.

Floor plans are important to show the relationship between rooms and spaces, and
to communicate how one can move through a property. Floor plans are an essential
part of real estate marketing and home design, home building, interior design and
architecture projects. Creating a floor plan is the best way to start a home design
project of any sort.

Types of Floor Plan


a. 2D Floor Plans A 2D floor plan is a type of diagram that shows the layout of a
space from above including the walls and rooms. 2D means that the floor plan is
a “flat” drawing, without perspective or depth. A 2D floor plan can be a sketch, a
blueprint or computer drawing.

b. 3D Floor Plans a 3D floor plan is a type of diagram that shows the layout of a
home or property in 3D. 3D means that the floor plan shows both perspective
and height. Unlike a 2D Floor Plans, a 3D Floor Plan has more detail and makes
it easier to understand the space.

3. Elevation is a scaled drawing of the front, rear or side of a building. It includes


dimensions that cannot be shown on a floor plan such as the height dimension. In
addition, elevation drawing is an orthographic projection drawing that shows one
side of the house. The purpose of an elevation drawing is to show the finished
appearance of a given side of the house and furnish vertical height dimensions.
Types of Elevation
1. External Elevation is the outside representation of a building. It consists of
details of type of finish, floor height and projections if any.

2. Internal Elevation Interior elevations are very similar to exterior elevations in


purpose. Elevations are extremely useful when constructing a room such as a
kitchen or bathroom, which require visualization of built in elements. Usually
interior elevations are made in 3D that show your furniture in your space. The
inner elevation effects a lot on the living condition and peaceful mind. These days
great importance is given to interior elevation than exterior elevation. Interior
elevation has the paint color, lightning types, furniture design and floor patterns

4. Specification is a written document prepared by an architect which serves as a set


of instruction or guidelines that accompanies a working drawing. It describes how
certain aspects of building construction are to be done and which materials are to be
used. It also describes their desired quality and the expected standard of work.
Knowing how to read and interpret a working drawing saves time, money and effort in
the construction of the building.

Importance of blueprint or building plans


It is important and necessary to purchase blueprints before construction begins. Below
is a list of reasons why a new homeowner should purchase pre-drawn house plans
when building a new home.
✓ Buying blueprints gives the homeowner permission from the designer to build
the designer’s original, copyrighted plan without breaking any copyright laws. It
grants the homeowner legal permission to build the home.
