Mandate to Sell Immovable Property

I/WE Mahendra Kumar Jhunjhunwala C/O M. P. Udyog Ltd, 117/K/13, Gutaiya, Sarvoday Nagar, Kanpur,
Uttar Pradesh, INDIA, Do hereby give CUROSO CONSULTING PRIVATE LTD.(an Agent) sole/general
rights/Mandate for a period of 75 days from date of instruction to dispose my property known as ( being
residential apartment) : TPD-M-PH-PH-04, a Penthouse, located at The Premiere Terraces, at The Palm
Drive, Sector 66, Golf Course Extension Road, Gurgaon, Haryana, PIN-122018, INDIA.

My asking Price : Rs. 3,20,00,000/-, (Rupees Three Crore Twenty Lacs Only)
Negotiable : Non Negotiable, lower side sale price is at the discretion of sellers only.

Permissions and consent: The seller permits, approves and gives explicit consent to the Agent to advertise,
arrange visits, hold open house and propose the above said property on our behalf to the prospective buyers.

Commission– The Seller(s) have agreed to pay a commission of 1% of total sale consideration as stated above
plus 18% GST to M/s CUROSO CONSULTING PRIVATE LTD.

The commission is due: -


(a) On presentation of a “firm offer at the asking price” from a willing and able purchaser at the Sellers stated
asking price, or
(b) A lower price if the Seller signs acceptance of the offer.
(c) If the Seller withdraws the property after the Agent has presented a valid offer as in (a) above.
(d) In the case of a Sole and Exclusive Mandate, if the Seller sells to any person not introduced by the Agent
during the Mandate period, or agreed extension to such period provided that the offer is compliant with any
special conditions stated below.
(e) If the buyer had visited the property earlier thru any other source/ agents but did not get any firm offer and
Curoso Consulting Pvt Ltd. revives and brings the similar buyers along with firm offers.
(f) Any offers that is accepted thru any source between 10th October 2020 to 25th January 2021.

Incentives: In addition to the commission, the Seller agrees to incentivise the agent only if the sale offer
exceeds the asking price, the incentive agreed is 50% of incremental amount.

The Seller has explicit intent to sell the property on above sale consideration, also represented that the property
do not have any loans/mortgage/encumbrances or any pending legal suits etc.

In the event of any dispute, the same is subject to the jurisdiction of Court at Gurgaon (Haryana).

IN WITNESS WHEREOF THE SELLER(S) AND THE AGENT(S) HAVE SET THEIR RESPECTIVE
HANDS TO THIS AGREEMENT ON THE 10th, October & 2020 AS MENTIONED ABOVE.
