d) That the tenant shall not sublet the scheduled premises to third party. He
shall not allow any person wh o could be stay and reside in the recorded
owner of Flat no A-3 in Jaya Paradise Apartments, Behind Hotel
Tamarind , Dudhline Port Blair-744101. South Andaman District
consisting of a flat in triple storied RCC building.(specifically described
in the schedule appended to this agreemen t). He/she shall not enter into
any agreemen t of lease with any third party. He/she shall not handover
the possessio n of the the recorded owner of Flat no A-3 in Jaya Paradise
Apartmen ts,Behind Hotel Tamarind , Dudhline P011 Blair-744101. South
Andaman District consisting of a flat in triple storied RCC building.
e) specifically described in the schedule appended to this agreement) to any
person by executing power of attorney. All these actions would be
considere d as subletting.
f) That the tenant shall be responsibl e for keeping the schedule remises in
perfect condition .
g) That tenant shall not mortgage/ hypothecate the schedule premises
without the pe1mission of the landlord.
h) That the water and electricity charges shall be paid by the tenant.
i) The tenant shall keep the premises clean and tidy and shall also refrain
himself from causing pollution to any kind to the premises
j ) That the tenant agrees to pay the rent regularly and punctually w ithout
the least delay or single defaul t.
k) That the tenant shall permit the landlord to inspect the premises upon a
written notice to be given by the landlord to the tenant.
1) That in the event if the tenant want to vacate the tenanted premises for
any purpose, then he shall give two months prior notice in advance
inti mating his intention to vacate the said premises to the landlord and if the landlord
intends to get the said tenanted premises vacated then she/ he shall give two months
prior notice in advance intimating her intention to get the said premises vacated.
m) That the tenant shall be liable to pay damages to the landlord in case of any damage is
caused to the premises by the act of the tenant.
n) That the tenant shall not carry out any ki nd of alteration or add ition in the tenanted
premises without the wri tten consent of the landlord and the entire expenditure!
towards maintenance of the Flat no A-3 in Jaya Paradise Apartrnents,Behind
Hotel Tamarind , Dudhline Port Blair-74410 I. RCC bui lding (specilicnlly
described in the schedu le appended to this agn.:c1m:nt) shall be borne by the tenant.
2. THE LANDLORD COVENAN TS AS FOLLOWS:-

a) :lrnt ~h~ landlord is r~sponsible for payment of all rates, taxes, charges except the
dect11c1ty and water m respect of the sched ule premises.
b) Tha~ the la_ndlord has all liberty to enter into the premises as and when required
for u_1spect1on and the tenant shal I not raise any objection to such entry however
provided, the landlord info rms the tenant about the same in writing before two
weeks of carrying out such inspection.

3. THE LANDLORD AND THE TENANT COVENANT AS UNDER:-

a) That the premises shall be used exclusively fo r residenti al purpose.

b) That the premises shall not be used by the tenant for storing any substance which is
dangerous, perishable and which would cause health hazard to the nearby population
and which would pollute the environment and disturb the landlord and other persons
in the said locality.

IN WITNESS WHEREOF both the parties have here to set their hands at Port Blair
