THIS AGREEMENT OF TENANCY is made and executed at Bangalore on this Feb 01,
2011
AND
Hereinafter called the “LESSEE” WHEREAS, the terms the LESSEE requested the
LESSOR to let out
1. The LESSEE shall pay a monthly rent of Rs. 16,000/- (Rupees Sixteen
Thousand Only) per month on or before 5th of every after completion of month.
2. The LEASE shall be for a period of 11(Eleven) Months from Feb 01, 2011 and
the month of tenancy being the English calendar Month.
3. The LESSEE has deposited with LESSOR a sum of Rs.1,00,000/- (Rupees One
lakh (by the way of Rs. 95,000/-(Cheque # ) dated on Feb,01 2011
& the cash of Rs 5,000/-) being the security deposit, the said sum shall carry no
interest but refundable to the LESSEE on the termination of the lease.
4. The LESSEE shall keep the said premises in clean, tidy and tenantable
conditions. The LESSEE shall be using the said premises only for residential
purposes.
5. Any alteration to the said premises shall not be carried over by the LESSEE.
6. The LESSEE shall not sub-let the said premises in part or whole.
7. The LESSOR shall have the right to terminate the tenancy if the LESSEE fails to
pay the rents regularly for a consecutive period of two month or commits breach
of any of the terms herein and take possession of the residence.
8. The LESSEE should hand over the premises in the same condition as it was
given for rent. If any damages Lessee shall pay the charges on replacement
(Sanitary, Electrical and other fittings and fixtures). And at time of vacating the
said premises Lessee shall pay the painting charges to the LESSOR.
9. The LEASE shall be renewed for further period/s mutually agreed between the
parties the terms and conditions to be specified.
10. The LESSEE shall pay Electricity Charges Based on readings. And the
LESSOR shall pay the property taxes.
11. The LESSEE shall pay one sixth of Electricity & Kaveri charges on common
usages.
12. The LESSEE will not create any hindrance or nuisance to other
occupants/residents in the building.
13. It is hereby agreed that one-month notice on either side is required for the
termination of the tenancy.
14. After expiry of 11 months the LESSEE hereby agrees to pay 5% of increase in
the enhancement of the existing rent.
15. The Jurisdiction for all legal matters shall be the Bangalore City.
