    DEED OF ABSOLUTE SALE

    KNOWN ALL MEN BY THESE PRESENTS:

    That I, NESTOR S. ESTEBAN, of legal age, Filipino citizen, married to Maribel P.


    Esteban and resident of Dolores, City of San Fernando, Pampanga, herein known and referred to
    as the SELLER;

    -and-

    JOHN R. DAVID, of legal age, Filipino citizen, married to Marilou D. David and resident of 15
    Prk. 3 Baliti, City of San Fernando, Pampanga, hereinafter referred to as BUYER;

    WITNESSTH:

    That the SELLER is the lawful and registered owner of parcel of land and more
    particularly described as follows:

    TRANSFER CERTIFICATE OF TITLE NO. 042-2019024991


    A PARCEL OF LAND (LOT 18, BLK.2 OF THE CONSOLIDATION SUBD. PLAN PCS-03-
    000529, BEING PORTION OF THE CONSOLIDATED LOTS 4274, 4276, 4277, 4281, 4282,
    SAN FDO. PROV. OF PAMP. LOT NO: 18-B, OF SUBDIVISION PLAN; (LRA) PSD-
    E2020002728 AREA: TWO HUNDRED SIXTY ONE (261) SQUARE METERS, MORE OR
    LESS

    That for and in consideration of the sum THREE HUNDRED THIRTEEN THOUSAND
    TWO HUNDRED Philippine Currency (₱ 313,200.00), hand paid by the buyer to the seller , the
    said SELLER by these presents transfers and conveys, by way of ABSOLUTE SALE, unto the
    said BUYER, his heirs and assigns, his share of the above-described real property, free from all
    liens and encumbrances;

    That the SELLER ACKNOWLEDGED the receipt of the consideration from BUYER of
    sum and/or currency above mentioned.

    IN WITNESS WHEREOF, the parties have signed this deed this _____day of _______ at
    the City of San Fernando, Pampanga.
