A good planning for a project needs a good building of the building without planning

there would be problems during the construction process


should understand or should have a comprehensive knowledge of in order for them to
understand what lies ahead of them before they embark on any design project

Site Analysis
-particularly important for the architect because the architect cannot reach the other
particular phases without seeing, feeling, and analyzing the site
-goes to the site with the accompany of the owner and analyze the site in terms of
vegetation, sun paths/orientation, prevalent wind, views, natural habitat, neighboring
buildings, site services
-very important to communicate with the client
-first step of design process
Zoning Review
-done usually by the architect or the consultant
-is about checking whether your zone of town/city/neighborhood applies or held certain
regulations that deal with your property, whether you can build in the first place that
particular utility
-it is here where you check the validity of your application of your program
-a crucial stage, upon this stage you would be able to know exactly whether you can
build or not in the first place, whether you can borrow money to build that project or it’s
not feasible to start the whole process that follows
-Lot Coverage and Gross Floor Area
Program
-list of spaces that the owner would like to have in their vicinity
-program of spaces and requirements that fulfill the needs of a client the need of a
certain design/design problem
-to define the problem. If the client/owner comes up with their own design proposal or
their own statement of requirements we sit down together and we start to refine that and
make it clearer and more defined and more specific
-defining the problem is half the solution already so without the defined problem you will
not be able to notice where the problem is therefore you would miss the solution
eventually or you will design something that hopers around the problem that doesn’t
really tackle it, doesn’t answer to it
-to optimize the building size, to reach a conclusion about all the spaces and the
optimization of these spaces so that there is an optimization of the building size so that
there wouldn’t be extra areas that are unnecessary or do not help the functional
program
-optimization is another major important outcome of the functional program

Conceptual phase
-distinguish between the concept, conceptual design (grasping the concept aesthetically
and philosophically), schematic design
independent or integrated with the site
-the phase within the schematic design phase where the architect and the owner sits
down together and explore the philosophy of the owner and the approach of the
architect and the message or the statement that the building should give out to the
society or to the urban neighborhood such that the message would be compatible to the
identity of the owner whether it’s an individual, family, or company

Schematic Design
-the stage where we take care of two elements the concept (inspirational elements) and
physical requirements (layout, site, systems, etc.)
-certain requirements need to be fulfilled in order for that face to be signed off by the
owner
-there are four elements that we take into considerations: site (nature of the site), space
planning (comes from the functional program), client’s self-image (what they want to
see: personal image or business image), architect’s approach
-idea of design approach: conventional approach (the design decisions are made by the
architects or the head and trickled down to the other team members like a pyramid) and
integrated design approach (interactive and cyclic, making shared decisions as a group)
-space requirements layout has two components: bubble diagram (talks about the
importance and interrelationship of the spaces) and building efficiency (net area over
the gross floor area)
Design Development
-code issues and things that have to do with the building code would be fulfilled
completely here including the zoning requirements will be specifically implemented and
noted at this stage
-most important issue at this phase: coordination
-the coordination between the systems (architect, structural engineer, mechanical
engineer, electrical engineer) are very important so the architect can try to work on its
schematic design, work on them, refine the spaces and sizes, include the furniture and
equipment layout, and supervise the interaction between these entities in order to
create a comprehensive system that works with architectural concept
-more detailing: review with the said jurisdictions (authorities’ jurisdictions that might
impact the design)
-drawings’ requirements: site plan, all floor plans, mechanical, structural, and electrical
layouts, furniture and equipment, design features and details, and presentation
Permit
-group of requirements among which is the working drawings of technical drawings that
the architect provides
Requirements of other authorities
