SECTION 10615

DEMOUNTABLE PARTITIONS

PART 1: GENERAL

1.1 SECTION INCLUDES:

A. Furnish all materials, labor, tools and equipment and supply all operations and services
necessary to fabricate, supply and install demountable partition systems throughout office
areas as indicated on the drawings, as scheduled, as specified hereinafter.

The work shall include but will not necessarily be limited to the following:

1. Demountable acoustical metal faces partitions including door units, glazed panel
and service panels.

2. Co-ordination of interface with compatible integrated ceiling system.

3. Installation of partitions over finished carpet tile or resilient tile on access flooring.

B. Products installed but not finished under this section:

All demountable partition doors shall be supplied with a typical hardware set which
includes; pair of hinges, lockset and close as specified elsewhere:

1.2 SUBMITTALS FOR REVIEW:

A. SUBMITTALS FOR REVIEW

1. Program for Submission: On award of Contract, The Contractor shall agree


with the Engineer a program for submission of requirements of all materials
required, ensuring that all units are provided to suit the main construction
program.

2. Shops drawings for the demountable wall partitions shall be submitted to the
Engineer for review.

a). Shop drawings shall incorporate dimensioned plans, elevations,


sections and full-size details for all work of this section. The full-size
details shall show insulation and specify all metal and glass
thicknesses, types and finishes, sealant materials, gaskets, direction
and magnitude deflections and uplift of thermal expansion, types of
construction including joinery, fabrication and erection
Tolerances for the work in this section and the layout of all anchors.
Include all details to adjacent construction.

b). Shops drawings for demountable partitions to be certified and sealed


by a registered Professional Engineer.

c). No work shall be fabricated until the shop drawings and all other
related submittals, documentation, certification, samples, have been
reviewed by the Engineer.

d). The actual sequencing of such submittals and reviews shall be


scheduled and co-coordinated to expedite the start of fabrication and
allow work to progress to suit the construction schedule.

3. By submission of shop drawings, Contractor thereby represents he has


determined and verified all measurements, field construction criteria,
materials, catalogue references and similar data and he has checked the co-
ordinate of each drawing with requirement of work and Contract Documents.

B. SUBMITTALS FOR INFORMATION:

1. Written certification: for the Engineer’s review, stating that all partitions and
glazing materials and requirements as detailed and specified on the shop
drawings have been reviewed and approve for use relative to their specific
application, dimensional design and profile parameters, and conformance to all
requirements as detailed and as specified in the drawings and specifications.

2. Manuals: Submit four (4) copies of detailed procedures for the periodic
inspection, maintenance, methods of demounting, erection and relocations and
cleaning of all applicable elements of the demountable metal partitions system
including glass and finishes at completion of the work.

3. Color Samples: Submit duplication color samples of specified and selected


finishes to the Engineer for final approval of color.

1.3 SYSTEM DESCRIPTION:

A. The demountable partition system shall provide a modular and fully demountable and
relocatable partition system co-coordinated with the integrated ceiling grid which
varies according to the grid lines at various locations. The metal faced partition
system combines insulation, reinforcements, uprights and glazing all in a single unit.
The partition uprights are universal panels interchangeable and all precision
assembled to ensure module compliance to the ceiling grid as detailed.

Acoustic and fire resistance properties are factory installed and fully guaranteed and
provides high performance levels for a low surface/mass ratio. Acoustic seals and
gaskets further reduce lateral sound transmission.

The upper and lower channels of the head and sill units and the service panel allow
for wire and cabling runs. Venetian blinds could be installed to space between
double glazed units as scheduled.

1.4 PERFORMANCE RQUIREMENTS:

A. Performance Criteria:

1. Interchangeability: Standardized units of metal panels, glass panels and door


panels which can be arranged in almost any desire combination within given wall
space.

2. Extension: Non-progressive system, extendable in any direction without


removing adjacent units.

3. Erection: Erected over finish floors, including carpeting, and below finish ceilings.

4. Salvability: Exceed 95% recovery of installed materials with negligible damage to


adjacent floors, walls and ceilings.

5. Anchorage: Provide concealed fasteners throughout

6. Strength: Design size, fabricate and install demountable partitions so that the
total installed unit will withstand the following loading.

a) Maximum load deflection, normal to the plan of the panel unit shall not
exceed 1/240 of the span of the panel height, based upon full panel loading
of 15 Kg. per m2 uniformly disturbed on entire panel assembly.

7. Sound Control: Provide units which have been tested by an approved


independent testing laboratory in accordance with ASTM E90 and developing the
following STC Rating: 45dB when tested through 125 to 4000 Hz.

B. Design:

1. Partition system to be an integral or Monobloc design. Stud and


Clip-on panel system is not acceptable, except for Glass panels set in
2-span.

2. Bases, ceiling channels and vertical reveal strips shall all be recessed.

C. Performance Requirements:

2. Flame Spread – Class 0

4. The design of the partition shall allow for fixing on floor and to integrate with
compatible metal suspended ceiling system.

5. Partition System shall be designed, fabricated and installed in the manner


indicted in this specification and as indicated on the drawings.

6. Co-ordinate the located and method of fixing and our mounting, but not
necessarily limited to cabinets, shelving, frames and electric switches.

7. Design calculations shall be carried our and signed by a Professional Structural


Engineer.

8. Tests: The partition system shall comply with the following test requirements.

D. Shape: Tolerances in overall shape of partitions are specified as a dimensional


requirement on the drawings and as specified hereinafter.

E. Moisture Movement: The partitions and any parts of which it is composed shall be
capable of complying with the performance requirements stated in this section when
subjected to variation of humidity. The requirements hall apply where the extreme
relative humidifies may be 30% and 100% on opposite sides of the same partition.
Gypsum board components are not permitted

F. Thermal Movement: Any partition and the parts of which it is composed shall suffer
no deterioration in performance when subject to variations in thermal conditions
within the limits specified below (combined with moisture movement as described
above).

G. Strength:

1). Any partition and the parts of which it is composed shall be capable of
withstanding such temporary applied bending forces as may occur during
normal use, without deterioration of its performance as described in this
Section.

2). Any interior partitions shall be designed to withstand a permanent horizontal


force of 240N/m2.

H. Sound Transmission: Partitions shall provide acoustic separation between occupied


spaces. Requirements for sound direction measured at 43dB at 100-3150 Hz at 1/3
octave levels throughout this range for nominal 83mm partitions and as specified in
Clause C.

I. Effect of Fire: The Partitions apart from applied finishes shall be constructed on non-
combustible elements and shall not contain any substance which, under combustion,
will emit excessive smoke or toxic fumes. For fire resistance and rated partitions
exclusive of final finishes, requirements will be specified for the following properties:

1. Smoke developed : 10 or less


2. Surface spread of flame : 25 or less

J. Maintenance: The manufacturer shall be required to state the period of maintenance


free life of the total assembly and the parts.

1.5 QUALITY ASSURANCE:

A. General: Provide demountable partition and integrated ceiling system manufactured


by a single firm specializing in the production and installation of this type of work
unless otherwise approved by the Engineer.

B. Manufacturer: Provide demountable partitions as manufactured as specified and


detailed on the drawings.

C. Manufacturer: Provide demountable partitions as manufactured as specified and


detailed on the drawings.

D. Compatibility: Partitions system should be similar or at least totally compatible with


the existing system used in the University so that any modification or
interchangeability can be done without any additional equipments or accessories.

E. The Demountable Partition System H Line (Known as P.86) as manufactured by


CLESTRA HAUSERMAN S.A. as generally detailed and indicated on the drawings is
specified herein to establish minimum standards of design, dimension and quality.

1.6 PRE-INSTALLATION MEETING:

Convene a pre-installation meeting six (6) weeks prior to the commencement of this work to
review the material selections, installation procedures and coordination of the work with other
trades. The meeting shall be attended by the Contractor, the Engineer, and any other
Contractors whose work requires co-ordination with the work of this trade.

1.7 JOB CONDITIONS:

A. Co-ordinate and verify by field measurement all dimensions affecting the work of this
section. Submit written notification to the Engineer documenting any and all
conditions which are at variance with those on the reviewed shop drawings and the
Contract Documents which are detrimental to the proper and timely erection of the
work of this section. The decision regarding corrective measures shall be obtained
from and approved by the Engineer. Ensure the compatibility of existing and adjacent
items in relationship to this work.

B. Starting work shall imply acceptance of existing conditions and surfaces.

1.8 JOB CONDITIONS:

A. Delivery:

1.). Be responsible for the proper scheduling of delivery and installation of


components all in accordance with the construction schedule in the ample
time to avoid delay in job progress and for proper co-ordination.

2). Deliver materials to Project site in original.

3). Prepare and package units to ensure no undue stresses are caused in
transportation.

4). Protect corners and edges of units.

5). Secure units with proper spacers to ensure that metal or glass surfaces do
not come into contact with one another.

6). clearly mark units to indicate their location in the building, marking must not
appear on finished surfaces.

B. Storage:

1). Store units in a protected area away from construction activities and weather.

2). Store units with spacers in place until immediately prior to fixing.

C. Handling:

1). Do not remove packaging and protective coverings until instructed by the
Engineer.

2). Protects edges and corners until units are fixed in position.

1.9 WARRANTY

A. Submit a written warranty signed by Manufacturer and Contractor that the work
involving demountable wall panels are of good quality, free from defects and in
conformance with the requirements of the Contract Documents for a period of 2 years
following Substantial Completion of the Works.

1.10 SEQUENCING & CO-ORDINATION:

A. Sequence work so that overhead work is completed, tested and approved before
installing ceilings and partitions.

B. Co-ordinate installation of demountable partition system with other trades, suspended


acoustical ceiling and access floor Contractors.

C. Contractor must co-ordinate with Mechanical and Electrical Contractors to ensure that
electrical works are compatible and fit within the demountable partition system and
installs linear diffusers.

PART 2 PRODUCTS

2.1 MATERIALS

A. The demountable partition system must be fully compatible with the suspended
acoustic ceiling system.

B. The demountable partition supplier must provide quotation for ceiling system as a
complete integrated package to assume logistics of co-ordination and required sound
insulation values unless otherwise approved by the Engineer.

2.2 MATERIALS

A. Steel: Cold rolled, full pickled, stretcher – leveled sheet steel, free from scale, pits, walves
and other surface defects.
B. Glass: Complying with all requirements of Specification.

C. Insulation: Inorganic, incombustible mineral wool.

D. Light and Sound Seals: Dense, compressible neoprene or other acceptable flexible,
non hardening gasket material.

E. Glazing Channels: Neoprene, vinyl or other acceptable material hardness as


recommended by manufacturer.

F. Paint: Manufacturer’s standard primer and baked-on finish.

2.3 FABRICATION – GENERAL

A. Co-ordinate the work of this section with the work of other trades and ensure
compatibility with integral suspended acoustical ceiling system.

B. Fabricate units in sections shown. Assemble in the shop for trial fit, disassemble for
shipment and reassemble with concealed fasteners.

C. Details indicate the required type and quality construction. Modification to conform to
manufacturer’s standards will be considered provided they comply with the Contract
Documents, maintain the profiles shown and subject to acceptance by the Engineer.

D. Reinforce as shown and provide additional reinforcing as required to ensure a rigid


assembly. Exposed surfaces shall be free from dents, tool marks, warp age, buckle
and open joint, or other defects affecting serviceability or appearance. Accurately fit
all joints corners and miters. Conceal all fasteners. Make threaded connections up
tight so that threads are entirely concealed.

E. Provide continuous neoprene seals on each panel.

F. Factory finishes all items exposed to view. Defer final touch-up cleaning and polishing
after delivery and installation.

G. The metal monobloc partition elements have basically a modulation of 1400 mm with
variances as according to the ceiling grid. Panel thickness of maximum 83 mm and a
sound insulation of at least 42 dB for the full metal partitions.
All glazing sides must be cut 45o and completely polished to avoid injuries and also
for esthetical reasons. The dimensional tolerances of the Flush glazing must be less
than 0.5 mm. The glazing must be durable fixed to the metal frame. Between each
partition elements is a space of 6.0 mm which is closed with a joint. On request, it is
possible to provide space with a special device to enable the easy hinging of
bookshelves and lights. This can also be done after the finished installation. The
+
partition system must be able to accept tolerances of 20.0 mm at the bottom and
+
15.0 mm at the top. This is also valid for the doors.

H. The full metal partition elements are made of at least 1.0 mm steel sheet, with
invisible inside welded reinforcement profiles. Gypsum inside the partition elements is
not allowed for humidity and environmental reasons.

I. The doors must be part of the manufacturer’s system.

J. No independent studs are allowed.

K. The maximum weight of 1.0 m2 monobloc partition must be 28 Kg, for solid partitions
and 45 Kg for glazed partitions.

2.4 FABRICATION:

A. Panel Construction:
1). Partition panel units shall be 83 mm thick, insulated with 40 Kg. density mineral
wool, factory assembled into complete individual panel units. Panel faces shall
be minimum 1mm steel with internal horizontal reinforcements welded to back
face of panel to assure flatness and uniform thickness. Lower panel on solid
glass units shall have top edge formed to receive glass. Junctions of flush seal,
81 mm wide.2,3 or 4-directional junction without special parts.

B. Ceiling Trim:
Shall be 1.3 mm steel 85 mm high or as detailed, recessed 16 mm behind face of
panel. Ceiling trim shall be adjustable to variations of ceiling level and provide dual
compression continuous light and sound seal at the ceiling.

C. Base:
Shall be 1.3 mm steel 85 mm high or as detailed recessed 13 mm behind panel face
and shall be provided a preformed dual compression continuous light and sound seal
at the floor. Finish as selected from manufacturers standard color range.

D. End Filler:
Junctions of fixed walls or columns shall be provided when partition and fillers having
double steel 1 mm sheets packed with 3 lb. Density mineral wool.

E. Door Frames:
Door Frames to be cold rolled welded steel 1.3 mm with slip fit adjustable plinth at
bottom to compensate for floor irregularities. Door frames shall have a continues
cushioned extruded PVC sound seal stop at head as well as hinge and strike jambs.
Frames shall be motorized and reinforced for specified hardware.

F. Doors:
Manufacturer’s standard, 44.5 mm thick flush hollow steel, formed of 1 mm minimum
steel face sheets turned over and fully covering vertical edges. Pack interior of doors
with inorganic mineral filled sound deadening material to effectively reduce metallic
ring. Factory prepares and reinforces doors to receive required hardware per
templates furnished with Section FINISHED HARDWARE. Install stabilizer clips for
holding mortise lock casing in alignment.

G. Hardware:
Refer to specification section and hardware schedule for hardware.

H. Fasteners:
Provide Philips-head screws and bolts, nuts, washers, grommets and other fastening
devices of appropriate type, metal and finish. Countersink all screw and bolt holes.
I. Glass:
Provide double glazing to partitions as manufacturers standards unless approved
otherwise by the Engineer.
Outer: 8 mm
Inner : 6 mm
J. Factory Finish:
Provide wall panels and door units with factory applied oven bake thermo hardening
acrylic semi matt-enamel finish. Surfaces shall be thoroughly cleaned to remove all
traces of mill oil prior to painting. Steel surfaces of panel skims and accessories shall
be phosphatized chromium passivized coated in preparation for finish painting. A
finish coat of enable. Paint approximately 50 + 5 microns of uniform thickness and

color shall be baked-on to produce a low gloss polymerized finish. Finish concealed
surfaces with manufacture’s standard prime coat. Final color shall be selected by the
Engineer from manufacture’s standard range.

Painting shall be done only after all metal work such as bending, cold rolling and
perforating has been completed.

PART 3 EXECUTION

3.1 INSTALLATION

A. General:

1). Co-ordinate installation with the work of other trades to ensure extract fit and
perfect alignment. Verify dimensions before proceeding and obtain
measurements at job site for work required to be accurately fitted to other
construction.

2). Install partitions after floor coverings and suspended acoustical ceilings as
specified in, have been installed. Co-ordinate partition work with work of other
trades which are in any way affected by partition installation. Avoid damage
to installed work.

3). Erect partitions plumb and square, accurately fitting to suspended ceiling and
over floor coverings.

4). At carpeted floors, use fasteners that rigidly secure the partition without
defacing or damaging the gird or acoustic tiles. Mechanically fasten the floor
track to the substrate at both sides of door frames, finished ends, and other
areas where additional rigidity is required.

5). Install panel clips I accordance with manufacturers instructions, Hang panels
on framework taking care to seal all panel clips or cross channels.

Cut and fit all panels to fit neatly to existing walls, and building columns. Butt
panels together to ensure a tight, single line joint.

6). Furnish and provide necessary drilling and install anchoring devices required,
and secure partitions to floor, ceiling and walls, using concealed fasteners
unless otherwise acceptable to the Engineer.

7). Install partitions rigid, level, plumb, and in alignment, with all components
secured together in accordance with the manufacturer’s instructions. Leave
partitions complete, thoroughly clean, and in perfect condition.

8). Repair damaged or defaced work or replace with new work, as acceptable to
the Engineer. Completely refinish defaced partition components with factory
finish materials or replace defaced components.

9). Install hardware in accordance with hardware manufacturer’s instructions.

Adjust door installation to provide uniform clearance at head jambs, and to


contact stops uniformly.

Remove and replace doors which are found to be warped, bowed or


otherwise damaged and cannot be properly fitted in frames.

B. Installation Tolerances:

Install work plumb, level true and straight with no distortion, Install to the following
tolerances.
a) Level and plumb: 3mm in 3m.
b) Maximum offset in flush adjoining surfaces: 1:6 mm
c) Maximum offset in revealed adjoining surfaces: 3mm.

3.2 PROTECTION

A. Repairing of damage:
Touch up marred finishes to match adjacent surfaces perfectly.
B. Damage Prevention:
Protect demountable partitions so that to ensure system will be without damage at the
time of substantial completion of the work.
C. Leave all work clean following installation. The contractor shall be responsible for
protecting the complete work from excessive dirt, misuse and damage.
Any damage shall be repaired and parts replaced, including repairs to damage in
connection with work of this section.

3.3 CLEAN UP

A. Upon completion of demountable partition installation leave work in perfect condition. As


the work proceeds, remove from the site daily all debris resulting from the work of this
section.
B. Protect adjacent surfaces and finishes from any damage caused by the work of this
section.
C. The applicator shall remove all masking, protection, equipment, materials and debris from
the work area and storage areas and leave those areas in clean undamaged and
acceptable condition.
