    DEED OF SALE

    This DEED OF SALE (the “Agreement”) executed this__________________, in


    _______________________, by and between:

    MARY JANE L. LUCERO, of legal age, Filipino citizen, single and a resident of #222 Bisita
    Street Libtong Meycawayan, Bulacan, hereinafter collectively referred to as the “SELLER”,

    -AND-

    ERWIN BRIAN TIU TAN, of legal age, Filipino, single, with postal address at 40-11 San Jose St., Villa
    Belen, South Barangay, Sto. Cristo, Angeles City, Pampanga, Philippines, hereinafter known and referred
    to as the “BUYER”,
    WITNESSETH;

    WHEREAS, the SELLER is the registered owner of the parcels of land situated at Barrio of
    Sto. Cristo, City of Angeles, Island of Luzon, covered by Transfer Certificate of Title No. 176151,
    and Transfer Certificate of Title No. 176152 issued by the Registry of Deeds for the Angeles City,
    and which is more particularly described as follows:

    “A parcel of land (Lot 9, Block 40, of the cons.-subd. plan Pcs-035401-

    Island of Luzon, containing an area of ONE HUNDRED FIFTY
    (150sqm) SQUARE METERS, more or less”; and,

    Transfer Certificate of Title No. 176152


    Registry of Deeds for the Angeles City

    “A parcel of land (Lot 10, Block 40, of the cons.-subd. plan Pcs-
    035401-003862, being a portion of the cons. of Lots 1 & 6 (LRC) Psd-
    289688, LRC Rec. No. ), situated in the Barrio of Sto. Cristo, City of
    Angeles, Island of Luzon, containing an area of ONE HUNDRED
    FIFTY (150sqm) SQUARE METERS, more or less”;

    WHEREAS, the BUYER agrees to buy and the SELLER agrees to sell the above
    mentioned properties for the amount of ONE MILLION SIX HUNDRED FIFTY THOUSAND
    PESOS (Php1,650,000.00) Philippine Currency;

    NOW THEREFORE, for and in consideration of the sum of ONE MILLION SIX
    HUNDRED FIFTY THOUSAND PESOS (Php1,650,000.00) Philippine Currency, paid by the
    BUYER to the SELLER, receipt of which is hereby acknowledged the SELLER DO HEREBY
    SELLS, TRANSFERS, and CONVEYS by way of Absolute Sale unto the said BUYER, his heirs
    and assigns, the parcels of land, free from all liens and encumbrances of whatever nature including
    real estate taxes as of the date of this sale.
