SPA Template 2.10.16 LPPI
1. To negotiate, enter into, sign and/or receive the reservation agreement, contract to sell,
deed of absolute sale, and any and all documents, contracts, acts transactions, and
things necessary or appropriate for the purchase, acquisition, sale, use, operation,
and/or maintenance of Unit No. ______ of _________________________________________, including
any and all contracts and transactions with Lapanday Properties Philippines Inc., the
condominium corporation of ______________________________________, and/or relevant parties.
2. To administer, apply for and sign applications, requests, permits such as but not limited
to the renovation or construction permits, turn-over/acceptance of the above-
mentioned property, and the like which are necessary, related to or involving said
property;
3. To maintain, mortgage, transfer, assign, lease or sell aforesaid property and to sign the
appropriate contracts and any and all documents, transactions, acts and things
necessary or appropriate therefor, subject to the relevant deed of restrictions of
__________________________________________, the requirements of Lapanday Properties
Philippines Inc. and/or the condominium corporation of __________________________________,
and relevant contracts and laws;
5. To claim and receive the certificate of title of said property and other documents arising
from the purchase, mortgage, transfer of rights, or sale of said property, as well as to
claim and receive funds of reservation fees, registration fees, deposits and others of
whatever nature and kind from Lapanday Properties Philippines Inc., the condominium
corporation of ____________________________________________, and/or relevant parties, provided
that my said Attorney-in-Fact may receive said funds/fees in his/her/its name;
6. To bring or pursue any action of whatever nature and kind against any person,
corporation, partnership or any judicial entity in any matter which affect or might affect
my interests over the subject property; and/or
7. To receive notices, letters, summons, and other court processes in my behalf. Any and
all communications and notices sent to the address of my Attorney-In-Fact shall be
considered notice to me/us.
I hereby give and grant my Attorney-In-Fact full power and authority to do and perform all
and every act and thing whatsoever requisite, necessary or appropriate to be done in and about
the premises as fully to all intents and purposes as I might or could do if personally present. I
hereby confirm. affirm and ratify whatever acts were done or to be done by virtue hereof,
including those pertaining to the acquisition, purchase, maintenance, mortgage, transfer of rights,
lease or other disposition or encumbrance of the above-mentioned property and the registration
of any of the aforesaid transactions.

I hereby undertake to hold free and harmless and indemnify Lapanday Properties Philippines Inc.
and any and all of its subsidiaries, affiliates and agents from any and all claims, demands, damages,
causes of action, expenses, liabilities and obligations, which any one or all of them may, at any
time, sustain or incur, as a consequence of, or, arising in connection with this instrument.
