CHAPTER I

The Problem and Its Background

1.1 INTRODUCTION

A mixed-use development can be broadly defined as any piece of property – be it

a single building, a substantially large urban or suburban community, or anything in

between – that combines residential, commercial, cultural and/or industrial usage within

a relatively small and dense area, while the convention center is a large building that is

designed to hold a convention, where individuals and groups gather to promote and

share common interests. Convention centers typically offer sufficient floor area to

accommodate several thousand attendees. People who live and work in these

constructs, enjoy easy access to a wide range of amenities.

Pasig has experienced substantial suburbanization over recent decades and

substantially falling urban population densities, from terrible traffic to putrid pollution,

Pasig, like many other mega-cities, has many urban problems and the government is

having difficulty keeping up with the rapid growth of the mega-city.

One of the worst problem of Pasig City is a flood prone area in Metropolitan

Manila and regularly experiences floods of different magnitudes following heavy rain,

mainly due to the big river discharge from the Marikina River which drains flood waters

from Pasig-Marikina river basin.

Another urban problem is the traffic congestion. There are too many cars on the

road of Manila, and the disregard of traffic laws mean that traffic problems in Manila are

increasing. P2.4 billion daily the Philippines loses because of the traffic according to the

Manila Review, 2013 research from the Japan International Cooperation Agency (JICA)

and one of the reason of this is the poor infrastructure, the biggest hindrances to

Philippine competitiveness. Therefore, – A Pathway Beyond Sustainability A Proposed

Condotel and Shopping Mall + Convention Center, that holds venue for local and

national meetings, conventions, exhibitions, social and corporate events. It also aims to

develop a fully integrated mixed-use property and promotes a walkable built environment

that can help to revive the city of Pasig, increase economic growth and private

investments, lead to higher property values, promote tourism, and support the

development of a good business climate. It designed to bring connected living through

accessibility, innovative infrastructure and eco-efficient facilities.

In line with the trade and industry product, companies can introduce their new

product, but they need a place for exhibit, for entertainment and relaxing. The state-of-

the-art convention center will provide the finest facilities and services. Flexibility and

simplicity are other elements that permeate the design of the proposed state-of-art

convention center. The proposal will also provide elements like green space that will

engage people and resonate with their tastes and needs. Striking the right balance of

commercial, workplace and community uses helps ensure people arrive for one reason

—and stay for the rest.

1.2 BACKGROUND OF THE STUDY

Pasig is a highly urbanized city, with a population of 700,331 as of 2015. The

land use in the city is predominantly residential and industrial, but commercial activities

are rapidly increasing, rivalling nearby Makati City in business development and

employment. Almost 50% of the city’s income comes from taxes, particularly real

property and business taxes, while about 19% comes from the internal revenue

allotment (IRA) and the rest from operating and service income revenues. Pasig remains

the third best-performing city in Metro Manila with 22,000 active business establishments

and a gross income of PhP 528,965,957.46 for 2015.

Moreover, the city is strategically located at the heart of Metro Manila, where it

serves as a point of convergence for the major transportation networks such as the

MRT-3, LRT-2, EDSA and the C-5 highway. Most of Pasig’s financial institutions,

including numerous factories, warehouses and commercial facilities, are located along

the eastern part of the city. The city’s Central Business District (CBD), popularly known

as the Ortigas Center, with an area of 108.3 hectares, hosts major companies providing

BPO services, software development firms, several international multilateral

organizations, premier hotels, residential condominiums, and shopping malls. Exclusive

gated communities, government institutions, and prominent academic institutions are

found along the western part of the city.

1.3 SIGNIFICANCE OF THE STUDY

Through this study, the proposed hotel condominium and shopping mall +

convention center will boost and improve the city of Pasig. It will also benefit the

following:

To the community members of Pasig, the proposed hotel condominium and

shopping mall + convention center will provide more job opportunities. Improving their

way of life and prospering their economic growth will be endowed to the locality.

To tourists and guest, the project proposal will give a sustainable modernized

facility for them to enjoy and relax that reduces stress, anxiety and depression.

To the future occupants, the study will provide an improved transaction for trade

and commerce, public health benefits like walkable spaces for an improved lifestyle

within a busy and productive environment while being attractive, convenient, and may

also contribute to a sense of place that reaps economic rewards.

To the local entrepreneur and employees, it will provide them complete facilities

that can make their work and business easier and exciting.

To the future researchers, to gain more knowledge in the requirements and

standard design of the said proposal.

1.4 OBJECTIVES OF THE STUDY

The objectives of the study are sectioned into two parts such as the project

objectives and the design objectives. This matter is presented for readers to perceive

why the study is conducted.

1.4.1 Project Objectives

The aim of the work construed in this paper is to establish a proposed hotel

condominium and shopping mall + convention center that will not only attain economic

and dynamic structures as well as the improvement of the surrounding area and the

people around the vicinity. The study objectives include:

1.4.1.1 To become a place for relaxation and recreation and to become a

place where people can have fun, and at the same time be one with

nature.

1.4.1.2 To have the high level facilities and services and class standards on

entertaining and meeting the needs public in a different approach.

1.4.1.3 To provide more opportunities and increase income for the growing

population of Pasig City and nearby cities and rather initiate to the

profitable productivity of the entire vicinity.

1.4.1.4 To strategically positioned as easily accessible and openly inviting.

1.4.1.5 To improve its resilience to climate change and river-level rise thus

reduce its negative effects through innovative solutions.

1.4.2 Design Objectives

The study is intended to provide an advanced approach in implementing design

applications that will result to an efficient hotel condominium and shopping mall +

convention center. The following objectives include provident considerations and goals

to be accomplished:

1.4.2.1 To employ a Low-Carbon design as an innovative way where nature,

life and conjecture merge to create a lively habitable edifice for the

improvement of human physical comfort to create a healthy human

life and a positive solution to the rising effects of climate change.

1.4.2.2 To utilize the given scenery, natural resources and landscape in the

design proper.

1.4.2.3 To promote rich culture and history of the city of Pasig and create a

distinct character in architecture.

1.4.2.4 To provide efficient spaces for the tourists and vacationers.

1.4.2.5 To create an innovative design for a proposed hotel condominium

and shopping mall + convention center.

1.5 STATEMENT OF THE PROBLEM

The problems for this study included three major problems and three minor

problems which were structured to further offer insights to the major problem.

1.5.1 Major Problems

1.5.1.1 How would be the researcher will incorporate the history and

culture of Pasig City in the proposed project?

1.5.1.2 What will be the design approach of the structure?

1.5.1.3 What will be the green innovation of hotel condominium and

shopping mall + convention center?

1.5.2.1 How would be the proposed project help the community?

enjoy their staycation in the hotel condominium?

1.6 THEORETICAL FRAMEWORK

It is very important to consider in planning, the Architecture and spaces must

stem from the users and provide its main purposes and function. It can be simple, but

the major objective is strictly in great demand. The needs, users, and purpose of the

project are consider the most.

1.8 SCOPE AND LIMITATION

The study focuses on the proposed Sustainable Mixed-Used Development +

State-of-the-Art Convention Center which includes physical, environmental, social and

economical aspect of the project.

This study comprises the following:

4. Site Planning and Landscaping

The study researches on different aspects will be discussed in this study through:

4. Exterior and Interior Perspectives

Limitations

The study will focus on architectural aspects and will be limited in terms of

structural design and computation, detail of the mechanical and electrical system,

although some necessary details that will support the project shall be provided. The

study will provide detailed drawings for clarity of the project’s design.

1.9 DEFINITION OF TERMS

The findings of this study were applied in a practical manner as a guide for

designing Mixed-Used Development + State-of-the-Art Convention Center. Prior to a

review of the literature relevant to the research and design project, definitions are

provided for several key terms that are used throughout this thesis. The following terms

are conceptually or operationally defined to enhance the understanding of the readers of

this study.

Sustainable Architecture. Is architecture that seeks to minimize the negative

environmental impact of buildings by efficiency and moderation in the use of

materials, energy, and development space and the ecosystem at large.

Innovative Design. Can be defined simply as a "new idea, device or method".

However, innovation is often also viewed as the application of better solutions

that meet new requirements, unarticulated needs, or existing market needs.

Conceptualization. is to invent or formulate an idea or concept. The conceptualization

phase of a project occurs in the initial design activity when the scope of the

project is drafted and a list of the desired design features and requirements is

created.

State-of-the-art Architecture. Incorporating the newest ideas and the most up-to-date
features.
