CONTRACT OF LEASE

KNOW ALL MEN THESE PRESENTS:

This instrument made and executed by and between:


JAIDISON AGUSTUS G. DIEGO, of legal age, and a resident of Caritan Highway, Caritan
Sur, Tueguegarao City, Cagayan, hereinafter called LESSOR;

-And-
MARIA DONNA. FUGABAN, of legal age, a resident of Caggay, Tuguegarao
City, Cagayan, herein after called LESSEE;
WITNESSETH: That

WHEREAS, the LESSOR is the owner of that commercial stall located at Caritan
Highway, Caritan Highway, Tuguegarao City, Cagayan and has agreed to lease auto the LESSEE
The said commercial stall under the following term and conditions, to wit:

TERM: The term of this leases shall be for period of two (2) years starting on
___________________, 2018 and end on____________, 2022, subject to renewal for a similar
Period of (3) years upon mutual agreement of the parties;

RENTALS: The monthly rental of the aforesaid leased premise shall be P 3,000
Philippine Currency and payable on or before the 30th day of the month and every month
Thereafter without further demand;

PAYMENT OF ELECTRIC BILLS, ETC- The LESSEE shall pay for defray a their
Own expense the consumption of electric light or other services on the leased premises;

USE OF REMISES – THE LESSEE shall use the commercial stall exclusively for
Business purpose and not for any unlawful activity;

REPAIR AND MAINTENANCE- for ordinary wear and tear upon occupancy will be
Borne by the LESSEE. Any improvement on the commercial stall should in no way affect the
Architectural and structural design of the commercial stall;

IMPROVEMENTS – NO major improvement or, revision, shall be made by the LESSEE


On the commercial stall without the approval of the LESSOR;

VISITATION ON THE LEASED PREMISES: The LESSOR or his authorized agent


Shall by previous arrangement with LESEE shall have the right to enter the leased premises at
any reasonable time to examine the same or to make any alternations or repairs, or for the
purpose which it may deed necessary for the operation or maintenance of the commercial stall.

PROHIBITION ON SUB-LEASE; THE LESSE are prohibited to sub-lease the leased


Premises during the term of these lease.

RECISSION OF CONTRACT- In case of non-payment of the rental herein stipulated, or


Violation of any condition of Contract, the lease shall be considered rescinded and the LESSOR
Shall have the right to demand the LESSEE to vacate the premises within five (5) days from
demand.

VENUE OF COURT ACTION – Any court action arising from the violation of this
Contract shall be filed in the proper court at Tuguegarao City, Cagayan.
