    AGREEMENT WITH TRANSFER OF RIGHTS

    KNOW ALL MEN BY THESE PRESENTS:

    This agreement, made and executed, by and between;

    PAMELA A. BANKES, Filipino, married to ROBERT JOHN BANKES, British Citizen,


    both of legal ages, with residence and postal address at Lot 6 Block 32 Diamond St., Plaridel,
    Bulacan, hereinafter named as the TRANSFEROR;

    -and-

    SPS. REYGIE S. BATAWANG and BEVERLYN A. BATAWANG, both of legal ages,


    both Filipino with residence and postal address at #66 Sumapang Bata, Malolos City, hereinafter
    named as the TRANSFEREE;

    WITNESSETH, THAT;

    WHEREAS, the TRANSFEROR is the purchaser of a house and lot, located at Lot 7 Block
    20 Phase 3 within St. Agatha Homes in Tikay, Malolos City;

    WHEREAS, the TRANSFEROR has already paid the total sum of TWO MILLION TWO
    HUNDRED THOUSAND (P 2,200,000.00) PESOS, as full payment of the said house and lot
    excluding interest and penalties payable to Archer Realty & Development Corporation.

    WHEREAS, the TRANSFEREE has offered to pay the amount of TWO MILLION TWO
    HUNDRED THOUSAND (P 2,200,000.00) PESOS;

    NOW THEREFORE, in view of the foregoing premises, the stipulations herein stated and in
    consideration of TWO MILLION TWO HUNDRED THOUSAND (P 2,200,000.00) PESOS, in
    Philippine Currency, receipt of which is hereby acknowledged, TRANSFEROR hereby CEDES,
    TRANSFERS, and CONVEYS, by a manner absolute, unto the TRANSFEREE, his heirs and
    assigns, that certain parcel of land with improvements known as Lot 7 Block 20 Phase 3 of St.
    Agatha Homes Tikay, Malolos Bulacan subject to the following;

    The parties further expressly authorize ARCHER REALTY & DEVELOPMENT


    CORPORATION to effect the transfer and conveyance of the rights of the TRANSFEROR in
    favor of the TRANSFEREE;

    IN WITNESS WHEREOF, the parties have hereunto set their hands this _______ day of
