The Caracasbaai peninsula is a 267-acre browneld located along the southwest coast of Curacao and
administered by the islands government and the Curacao Ports Authority. The master plan calls for a balanced
redevelopment of the site, committing 40 percent of the area for establishment of an active, economically
selfsupporting mixed-use waterfront development with the remaining land area established as environmental
preserve. Developed areas are to offer a host of highly integrated uses, inclusive of hospitality and resort nodes,
marina and yachting facilities, a commercial and residential district, andthrough reuse of exiting marine facilities
a cruise pier and shopping village. The vision plan incorporates a series of low impact development (LID) elements
and other sustainable design features to create a development unique in Curacao and the Caribbean region.

While an extraordinary site certainly contributes to the success of a waterfront project, the creation of a truly unique place
requires the desire to embrace the natural setting and integrate it into a human-scaled setting that engages the senses.
This is achieved at National Harbor, an ambitious 300-acre urban mixed-use project perched along the Potomac River in
Prince Georges County, Maryland. With the rst phase completed, the plan for National Harbor will ultimately encompass
nearly 500,000 square feet of ofce space, 2,500 residential units, 4,000 hotel rooms, a convention center, luxury resort
with marina, and over one million square feet of retail, dining and entertainment offerings aligned with scenic parks, public
spaces and a magnicent collection of public art. National Harbor is oriented toward the river, with the street pattern
and building placement designed to provide physical and visual access. Signicant views and prominent landmarks are
framed, including famous monuments around the Washington DC metro area. The public can take full advantage of the
river since the 1.5 mile waterfront is accessed by Harborwalk, a trail that is part of the Potomac Heritage National Scenic
Trail, as well as a marina, a beach, an outdoor multipurpose stage area and two public piers.

The Baha Urbana project is an expansive, 100 acre redevelopment of underutilized industrial, port and other waterfront
properties situated along the northern edge of Canal San Antonio and found within the historic Isleta de San Juan
in Puerto Rico. The project calls for the return of the waterfront to the people of San Juan and Puerto Rico through
creation of a series of vibrant and diverse neighborhoods supporting commercial, residential, hospitality and civic uses
interlinked by a unique paseo and green park system. Residential neighborhoods will be comprised of an eclectic and
varied product mix. Connectivity and accessibility is a key component of the projects sustainable development approach;
residents and visitors will be able to get to and from the San Juan Waterfront by foot, bicycle, car, light rail and water taxi.
LandDesign, with project partners 505Design, is also embarking of a series of additional planning efforts for the broader
San Juan Bay, inclusive of planning for redevelopment of cruise homeport and port-of-call facilities and other attractions.

Memorable. Historic. Welcoming. Each expression encapsulates the spirit and scale of the City of Washingtons
downtown and its waterfront presence along the Pamlico River. In the creation of a vision plan and strategy for this
unique small town waterfront, LandDesign along with project partners 505Design, channeled results from a series
of citizen outreach and charrette gatherings into a focused, unied approach for economically and socially activating
the Citys waterfront. The plan reinforces and builds upon the strengths of Washingtons waterfront and downtown by
enhancing the maritime, commercial and recreational character of the area. To this end, the plan supports the creation
of an expanded maritime quarter and marina area providing marina slips and vessel oats, dockmaster area and other
amenities; establishes a broader network of waterfront parks and venues; strengthens connectivity with downtown
through the opening of street ends and roadway reconguration; and introduces strategic new development initiatives
inclusive of a new Downtown Hotel.

Sugar Point is a mixed-use waterfront development project located along the coastline between the Port and
City of Bridgetown, Barbados. Sugar Point will serve as the new home for Barbados growing cruise business,
providing modern marine infrastructure for cruise operators and an eclectic, engaging series of onshore amenities
for passengers. The project includes a 16 acre reclamation area, three marine piers and related infrastructure.
The development is also designed to invite and encourage land based guests and local residents to enjoy the
many shops, restaurants, entertainment venues, cultural attractions and public spaces proposed for the site.
Construction of the rst phase of the project is scheduled to commence in 2011.

ZHUHAI, PEOPLES REPUBLIC OF CHINA
Since Chinas economic reform and opening, the physical and cultural dynamic of Zhuhai, the Pearl River Delta and
the country overall has witnessed an unprecedented 30 year period of expansion and change. For Zhuhai, what was
once a series of small shing and trading communities has now emerged as a thriving coastal city, a key participant in
Chinas economic progress, and a sought after destination for travel and leisure. To ensure Zhuhai, and most notably, its
coastline continues to evolve and promote quality growth, the Zhuhai Municipal Government commissioned LandDesign
and a series of other practices to generate creative ideas and a broad vision for the Citys key coastal road corridor and
seashore. Our design approach looked holistically at all elements of the coastal road and coastlineactivities by district,
development node visions, development controls, vehicle trafc, mass transit facilities, parks, public services, landscape,
signage, maritime activities and others. Our comprehensive vision focused design ideas that emphasized community
building at a human scale while at the same time encouraging development nodes that are incubators of commerce and
the next great ideas.

Situated along the southern coastline of Cyprus, the MedMarina development envisions creation of a mixed-use
waterfront and yachting center supportive of over 150 residential units, a boutique hotel, yacht club, and 180 slip
marina facility. The MedMarina Community draws on the most fundamental principals of town planning. The plan
creates a series of compact blocks. It emphasizes public life and spaces at a human scale. Part of the joy of the
MedMarina Community is its organization around walkable paths, plazas, and waters edge. Walkable communities are
destinations. These livable neighborhoods and towns are talked about, celebrated and loved for their uniqueness and
ability to champion the natural environment and human spirit.

Havensite Point is envisioned as the new center of dining, entertainment and leisure in St. Thomas. The project is
designed to take advantage of the sites waterfront location and proximity to the WICO cruise docks and already
successful commercial center. It consists of two- to three-story restaurant and entertainment venues organized around
a series of public spaces and unique sport and activity zones, such as the Flowrider surng venue. The Havensite Point
plan also includes a 120 room, limited service hotel and additional time share units. To encourage use of the projects
varied offerings and amenities, a small marina allows vessels to pull up during the day or evening.

Fiumicino Waterfront

The Fiumicino Waterfront project area is situated along central west coast of Italy adjacent to the Leonardo da Vinci
International Airport and with a 30 minute drive of the historic center of Rome. LandDesign is currently leading a
comprehensive planning effort involving creation of a mixed-use waterfront within a 1,000 acre coastal reclamation
zone. The project involves creation of a series of harbors and marine operational basins supported by a 112 acre upland
area. Planned marine facilities include: Four multi-purpose berths supportive of cruise and ferry vessels and linked to a
complex of passenger terminals and logistical zones; a yachting harbor; and, a shing industry harbor with supporting
off-loading, transport and logistics zone. Upland development includes a permitted 4.73 million square feet at an average
Floor Area Ratio (FAR) of 1.0. Uses planned for the area include several ofce and residential areas with ground oor
retail; a retail shopping and entertainment complex; four hotels totaling 1,350 rooms; a Maritime History Museum; and
multiple park and open space venues. Both marine and upland uses work together to create an intricate, sustainable
canvas of waterfront life and activity.

South Africa Maritime Tourism
SOUTH AFRICA
Cruise travel is one of the fastest growing sectors of the global tourism industry. Following a series of local and regional
discussions in 2009, growing cruise travel and leisure activities was elevated to a national discussion by the Government
of South Africa and its respective Department of Tourism (DOT). LandDesign, along with a team of consultants, prepared
a comprehensive analysis of cruise and related maritime tourism industries to help foster and guide industry growth.
This effort included a complete analysis of global and regional cruise industry and related maritime markets; assessment
of the current and potential future economic impacts associated with these industries to South Africa; review of
environmental and other impacts associated with current and projected cruise and other maritime tourism levels; and,
preparation of an overall strategic approach to growing of South Africas cruise and maritime tourism business. Part
of the assembled strategy included positioning South Africas coastal destinations to be better prepared to welcome
increased maritime activities associated with FIFA 2010.

Istanbul Seaport will be a new, mixed-use, waterfront destination conveniently located near the Istanbul
Central Business District and International Airport. As part of a team of consultants, LandDesign
is responsible for the planning and early schematic design of the cruise homeport and port-of-call
facilities. The current fully phased plan calls for the creation of two piers to accommodate up to ve
large cruise vessels, as well as a supporting passenger terminal and ground transportation facilities.
LandDesign is also working to integrate cruise amenities within the broader retail and entertainment
components of the project. Construction is slated to begin in 2012.

Cagliari is the seaside capital of the Island of Sardinia and a place rich in maritime history and activity. At the request of
Royal Caribbean Cruise Lines (RCCL), LandDesign was retained to prepare a waterfront vision plan for areas situated
along the central stretch of Cagliaris downtown. The plan calls for creation of two active, economically self-supporting
mixed-use waterfront developments. Proposed development within the western zone is organized to offer a broad mix
of cruise, yachting, retail, entertainment, residential, ofce, hospitality and civic uses arrayed around a central waterfront
activity basin. This area becomes the new heart of downtown. For the eastern redevelopment zone, the plan is focused
on the creation of a new waterfront neighborhood and expanded marina and yachting area. Regional sporting facilities,
inclusive of an aquatic and tennis center, kayaking zone and other elements are also located within this second zone.

Maritime Center at Gruz Harbor

Dubrovnik has emerged as the third largest cruise port-of-call in the Mediterranean. With recent improvements and
expansion of marine berthing facilities at nearby Gruz Harbor complete, the effort for the Port and City of Dubrovnik
now turns to establishment of a redevelopment strategy for over 30 acres of adjacent upland area in support of
cruise, ferry and other maritime operations as well as the emergence of this area as a modern commercial and
residential center. LandDesign is currently preparing a comprehensive development plan for this zone which seeks
to create a number of commercial, residential, ofce and entertainment districts along with required maritime terminal
and ground logistical areas. The plan allows for continuous access to the waters edge as well as several other park
and open space elements.
