OverallMarketComment: MembersoftheGreaterLouisvilleAssociationofRealtorsposted975salesduringthemonthof September2011.Thismonthssalesfigurescontinuedthetrendofoutpacingthesameperiodlastyear, whichposted826salesduringSeptember2010.TheSeptember2011saleswere18%strongerthan September2010,continuedevidencethatRealtorsaresurvivinginapostHomeBuyerTaxCredit market.Thelatesummer2011salesquarter(JulyAugSept)posted3,156units,up14%from2010,but downfrompeaklevelsnotedinprioryears.Realtorswereencouragedbythestrengthofthesummer salesperiodwhichistraditionallythemostproductiveoftheyear.Theaveragesellingpricefor September2011was$163,908,down3%fromAugust2011,butnearevenwithSeptember2010s figureof$165,562.Theyeartodateaveragesalespricefor2011,$164,344,isvirtuallyunchangedwhen viewedagainstasimilaryeartodatefigurefrom2010,$164,871.Inventory,orthenumberofhomes forsale,declinedslightlyto8,704unitsinSeptember,from9,046unitsinAugust.Butthenumberof homesforsalecontinuestoexceed2010levelsandremainsneara9monthsupply;inventorylevels neara6monthsupplyareoftenassociatedwithaninbalancemarket. Overall,GLARmemberswereencouragedbythestrengthofthelatesummerquarterbutwilllook cautiouslytowardthefinalquarteroftheyearwhichtraditionallytrailsthemoreproductivespringand summerquarters.Despiteweakeconomicfactors,inventoryconcernsandcontinuedpressureonsales prices,alowinterestrateclimateandsignsthatyeartodateaveragehomevaluesremainstableare toolsRealtorswelcome.

OldhamCountyMarketComment: ThenumberofclosedsalesinSept2011was44%higherthaninSept2010(whenthebuyertaxcredits hadended),bringingtheYTDtotalup10%comparedtothesametimelastyear.Theaverageand medianpricesinSept2011vs2010werebothupby21%,reflectingthesaleofsomelargerhomes.The YTDaverageandmedianfigureswereupamoremodest10%and5%respectivelyandarelessvolatile thansinglemonthdatapoints.Ontheonehand,thenumberoflistedhomesgoingundercontractwas up24%;butontheotherhand,theinventoryofunsoldhomesremainedhigherthanlastyearby9%. Continuedlowmortgagerates,improvedlocalemploymenttrendsandconsumerconfidencewillbethe keyfactorsthatcanallowfortheabsorptionofthecurrentinventoryofhomesandtheresumptionofa balancedmarketinOldhamCounty.
