My thoughts in a nutshell
This is my second book by the author, and I failed again. The first read was hilarious, even though it was a horror. Now, I realized Darcy Coates just couldn't write a great horror story. It's a sad fact.

The story is about…

Daniel gets a housekeeper job in an old, abandoned house. He needs money, so he accepts the offer. He starts to see a ghost, and he finds out that Craven Manor is not as empty as he thought.

What I don't like at all ☹️
I liked the beginning. When Daniel arrived at the mansion, he got a letter from the employer. The message includes the rules what Daniel has to follow. The rules were pretty exciting.

I show you:
„No strangers are allowed onto the property.
Do not enter the tower.
Do not leave the groundskeeper’s cottage between midnight and dawn. Draw your curtains.
Keep the door locked. If you hear knocking, do not answer it.”


I was happy because I thought I would definitely love it.
Unfortunately, my excitement quickly faded away.

I have so many issues with this book. Let's see an instant summary for the troll's sake.

What is my main problem with it?
The plot doesn't make any sense at all.

So, this book is a dumb, illogical, poorly-written hot mess.
The character is stupid as hell, the whole plot is like a bad horror movie.

I don't recommend it to anyone. Please don't read this, please don't waste your precious time. I gave it 1 stars, and I will never read from Darcy ever again.

I really enjoyed this one. It was an interesting ghost story with lots of mysteries involved. I enjoyed the twists and turns to Craven Manor in regards to the Myrick family and what’s really going on at the estate.
I loved how the beginning of the book instantly pulls you into the mystery and atmosphere of Craven Manor.

This is the first book that I’ve read of Darcy Coates and I was impressed. I enjoyed her writing, the plot of the book and how she kept me guessing as the book moved along.

Craven Manor starts off with the main character, Daniel getting a strange note slid under his apartment door. Inside the note, it’s offering him a job as a groundskeeper at an old, run down estate. He’s given a location and a set of rules to follow if he takes the job.
Will he take the job and follow all these rules?! He's in a tough spot because he really needs the job and some sort of stability. He's presently renting a room from his asshole of a cousin, Kyle and needs a better situation.

I liked Daniel! He’s a bit naïve but he means well. I think his character was meant to be this naïve, but I did get a bit frustrated with him at times.
I would think, “Don’t do that Daniel and do you really believe Kyle?!” Oh Daniel…
He’s the guy you love but want to hit over the head because he doesn’t have a mean bone in his body.

I liked how the book ended and the resolutions that came about from the mystery of the Myrick family. I liked that part along with some of the supernatural elements added to the book.

I will read more books by Darcy Coates in the future! I was impressed!
Recommended to fans of ghost, supernatural and mystery genres!

This was an excellent ghost story. I loved the main character’s attitude; although he was a bit naive, Daniel was delightful. It’s nice to see his type of character. In a lot of ways he reminded me so much of someone close to me and he was hardworking, so I bonded with him instantly. It was very refreshing. I loved the entire premise and legacy of the family at Craven and the story surrounding it all. I loved reading this a lot. I received an advance copy and read it right away and could not put it down. This is something I would even read again. Everyone has their type of ghost story and this was definitely mine.
This is a clean story, but spooky, full of the paranormal, some mystery and suspense thrown in. Would love if it continued though it ended well.

This was another awesome ghost story by author Darcy Coates and I have added it to my favorites shelf.

The mystery begins when Daniel receives a note under his door to become a groundskeeper of an old mansion called "Craven Manor". He is wary of who sent him the note and why they would want him to take care the mansion. But as mysterious as it sounds he sets off to find out if the note is for real or if someone is playing a trick on him.

But it is not a trick as when he arrives at the mansion, he finds there is an envelope inside with strange kind of money. He becomes more intrigued as he also has instructions not to enter certain rooms in the house and to never enter the tower.

The only living creature in the house is a cat which looks kind of poorly, so Daniel decides that he will take up the offer and do what he can around the mansion. He also moves into the groundskeeper's cottage so that he can keep an eye on the estate.

There are loads of twists and turns throughout the book along with plenty of ghostly mystery.

Darcy Coates has done it again with pulling haunting stories out of her imagination and taking the reader into her ghostly world. Giving this one five Spooky Scares stars.

I can't believe this book is nominated for a Goodreads Choice Award. It was a very average story.

I decided to edit this review a little bit after talking to a few people and after thinking more about the story. Things make a little bit more sense to me now, but I'm still not sold on this book.

The story starts out with Daniel getting a job offer to be the groundskeeper for Craven Manor. He decides to take the job because he really needs the money. Little does he know this manor is very haunted. He begins to see ghosts, hear weird sounds and he starts to get bad vibes from Craven Manor...

This book made no sense to me for multiple reasons.
I still don't get the characters initial reason for taking this job. I also don't get the relationship between Kyle and his cousin. I feel like the author was trying to make some big twist in her book, but I felt like they were a little out there.



There are only a couple of pros about this book.
1) I feel like Daniel is a very likable guy so I dig that.
2) The book did have a couple of creepy parts.

I would not recommend this book to anyone, but I would love to hear more opinions about it. If you want to read a good Darcy Coates book then I would suggest Hunted .

CRAVEN MANOR, by Darcy Coates, is a supernatural novel with a rather unique scenario. In the beginning, we are introduced to a young man--Daniel Kane--who is searching for odd jobs every day just to survive. His cousin, Kyle, allows him to stay in his cheap apartment--providing Daniel can get together enough money to pay half the rent. Immediately, Coates is able to show us the intrinsic differences between the two. Daniel is something of a rare anomaly nowadays; a gentle, caring person who would give his meager earnings to others in need, rather than buy food for himself. Kyle is obviously one who feels that world owes him, and thinks nothing of walking all over people like Daniel. Not one to complain about his situation, Daniel would remind himself: ". . . He lived in a home for desperate people, and desperate people couldn't be choosy . . . "

I found myself very impressed with Darcy Coates' writing style. In some places, her words flow with such a graceful ease, yet their meaning is so full of conviction and leaves you thinking on them for some time afterwards.

". . . No one said hello or even made eye contact . . . that sense of non-existence had left him with a permanent fear of being forgotten by the world . . . "

Our adventure begins when Daniel finds a curious note addressed to him, informing him that he has been hired as a groundskeeper for a place called Craven Manor. The barest of directions are left for him, and Daniel probably would have not given it another thought if not for his cousin suddenly complaining about him "not contributing enough".

Coates continues to use some great scenes to further characterize the individual people in this novel. Now, she adds the most perfect balance of atmosphere to immerse the reader completely into the story unfolding. Once we see Craven Manor in our minds, there is no going back. I found that I didn't want to leave this novel for even a moment.

". . . The manor wasn't a cheerful place . . . But it felt secure . . . "

The balance of human, supernatural, and environmental surroundings make for the perfect combination here. Craven Manor-- ". . . A manor to strike fear into people who saw it . . ." --is a major presence--almost a character all of its own. The neglected--yet somehow still striking-ediface stands as a testament to the past that never really . . . left.

"Things that die here have a tendency to linger."

The twists and revelations create a story that keeps you riveted to every page. The emotional pull of not only Daniel, but of the other characters and elements, intensifies as the story goes on and more of the historical events are slowly revealed.

"Ghosts are real . . ."

Darcy Coates has written a story that stuck with me long after I finished my first reading. This is most certainly a book I see myself returning to in the future for re-reads.

". . . I've found that death and I don't agree too much . . ."

The mystique, characterizations, revelations, rumors, unlikely friendships, and betrayals were especially "real" feeling to me, and I give the author a great deal of credit in coming up with a tale that seems so "new", when the vast majority I read often appear as variations of the same theme.

". . . Sometimes, a drastic loss can herald a new start . . . "

Why does it take these characters so long to realize that there is something really, really wrong here? I guess it would be a very short book if they got it as quickly as we...the readers...do. The overall tone of this book is creepy and off-setting as it’s certainly not lacking in the gross and gory element. The main character, Daniel... is a delightfully compassionate and very ethical young man with a surprisingly open mind in the face of extremely bizarre circumstances...in other words “ghost fodder”. I have read almost everything that Darcy Coates has written and loved them all but this one just my hold the top place of “The Best One Yet”. Craven Manor sinks its claws into you from the eerie cover, to the well-drawn, easy to like characters. Daniel's fate remains uncertain throughout the story and this, if anything, is what will keep you reading and rooting for this young man.

Suddenly, he felt as though his whole world were a second away from crumbling, as though the shadows were alive, creeping towards him, their long, cruelly sharp fingers twitching as they stretched towards his throat.

Craven Manor is an intriguing ghost story with an atmospheric setting. It was an excellent choice for my October reading!

Young Daniel thinks the handwritten job offer for the groundskeeper of Craven Manor must be a joke. Sure, he is desperate for a job, any job. And he is close to being homeless, but is he hopeless enough to accept a job (from an employer unseen) and move into the rustic cottage at the abandoned manor?

If the sight of the neglected manor and overgrown grounds were not enough to deter Daniel, the bizarre rules included in the letter should have been enough to give pause.

Naïve, trusting, kindhearted Daniel gives himself good advice, he just does not listen to it. Of course, if he did listen, this would be a short and boring book. Regardless, he finds the courage to overlook or explain away things that would cause normal people would run.

I was invested in Daniel from the start. His ability to care for others was encouraging. He never shied away from demanding work or challenges.

This book is definitely creepy and full of suspense. It has century old secrets surrounding the Craven family and supernatural beings. I’m a lightweight when it comes to horror, and I would call this book mild to moderate on the horror elements. If it were a film, the imagery would be too much for my comfort. There are some gross descriptions (heads up for eating while reading fans). While the mystery propelled the story forward, it was a little predictable, but I never lost interest. From start to finish, I was invested in the book. And I really enjoyed the ending.

My first book by this author was good-old-fashion spooky fun. I have already marked other books by her to read. If you are looking for wholesome Halloween vibes, look no further.

This was my first Darcy Coates book and I buddy read it with my good friend, Mindi (@gowsy33)
This author came recommended to me by Destiny (@howlinglibraries) the last time I mentioned loving haunted house tales.
CRAVEN MANOR is one of those books I would buy as a book present for a large swath of readers. I think it would be appealing to a lot of different people with varied tastes. It would be perfect to read on the plane or on vacation; I can see myself getting a few more of her titles to bring with me on my next beach house trip-simply because the writing style is easy to pick up and put down.
I hesitate to say it's a young adult book--because I don't like to pigeonhole like that, but it does read like some young adult books I've read; sharing some of those defining attributes.
The writing is accessible and engaging-I found myself turning the pages quickly.
I enjoyed getting to know the protagonist, Daniel. He was a sweet, good natured boy that finds himself in a dark, gothic storyline--the reader knows what's going to happen to him but naive Daniel doesn't seem to see the forest for the trees. It was kind of endearing.
The plot trope is classic and fans of haunted house/ghost stories will be treated to a well-written, well traveled story with some fun, creepy scenes and a few unique characters to make it interesting. Sometimes I felt like that plot was skirting the edge of falling off into ridiculousness but the author is so good at what she does, I found myself wanting to stay in the game.
Certain supernatural aspects of the plot seemed a little formulaic. Seasoned horror fans will be able to guess at all the plots twists because the author drops clues and hints frequently--lots of smoking guns. And while these comments might sound like complaints, they're really just in this review to set up the proper expectation.
I wouldn't go into this book with the same list of wants you bring to mature horror reading material. This is more, "lean & clean"--which can be refreshing sometimes. Like I said, I will be getting more of her books for vacations and such--perfect poolside/plane reading. I highly recommend this book for readers who enjoy dabbling in horror or want some quality, entry level horror books to get their toes wet before jumping headlong into the deep end. Also perfect for parents who have young readers looking for some darker reads but you're not quite ready for them to be reading anything explicit--this would be excellent for that!

Loved it. Even if the story was a little predictable, I could not put it down. It's definitly my kind of ghost story with lots of spooky atmosphere and mysteries. I really liked the characters (especially Bran!) and loved to find out about the backstory of the owners.
I definitly recommend reading it if you like a good ghost story without too much blood and gore :)

somewhere between 3 & 3.5 stars. some good atmosphere yet i found the writing style so straightforward, which in itself isnt a negative but it wasnt quite as atmospheric as it may have been with a little more flourish. the ending also seemed a little draggy to me but overall an enjoyable read.

This was so much fun! I think this might have been the least "scary" and most fantasy-heavy book of Darcy's I've read, and I'd say it would be a perfect book for someone looking for some spooky vibes without reading full-on horror. I really enjoyed it, as I always do with her books. ♥ RTC!

As always my reviews are based off of my true and honest opinion and I do my best to keep all reviews spoiler free.


Daniel lives with his cousin and works odd and end jobs while trying to find a steady one. He is a caring person who gives what little he has to help others. He's a trusting soul but smart and doesn't scare easily. Now his cousin basically gives his room away and expects even more money out of him. So when Dan recieves a note with job offer as a grounds keeper, he is hopeful, even if a little doubtful. Craven Manor is an old run down building.

There is no one there to greet him but a note is left in the dusty unused house. Informing him of his duties, directions to the groundskeeper cottage that he is allowed live at, and his first weeks pay, two gold coins, as well as list of rules. The list of rules leaves Dan feeling wary and a bit scared. He considers not taking the job at first, but in the end, desperate people can't be picky.
1. No strangers allowed on the property.
2. Don't enter the tower
3. Do not leave the cottage between midnight and dawn. Keep the door locked and the curtains drawn. If you hear knocking, don't answer it.

I loved this book. It was so intriguing. I wanted to know what was next making this book almost impossible to put down. It was scary and heartwarming. Lots going on in this book. It kept me guessing. I loved the characters, (exept Kyle, hate him) they were sweet and caring and really made you feel for them. The end was action packed, scary, and sad, and finally satisfying and heartwarming. I wanted to read this book since the very first time I saw it and it did not disappoint at all.

This was a 'middle of the road' Darcy Coates book for me. It didn't hold the creep factor of Ashburn House or the fun Carrow Haunt, but it was quick and enjoyable.
And I loved the end!

Two sad lil stars for what I genuinely thought would be pretty good.



I think I have a problem. (Well, I actually have many because, life you know?) But I have a book problem when it comes to Darcy Coates. I read Hunted last year and it was SO GOOD! And I think that's part of my problem. It exceeded expectations and I keep wanting her other books to wow me the same way. Both The Carrow Haunt and Craven Manor are fine ghost / haunted house stories. I didn't hate them. But when I KNOW she's capable of more exciting and creative books, it's frustrating to read one that just coasts along.

Which is what Craven Manor does. It's technically okay, I can't call it bad. It's a fast read and there's an occasional spook, but the story itself is GhostStory101. Balls to the wall predictable.

Like it checks ALL of the horror movie cliches:

-ghost of a child
-strange noises
-forbidden doors not to be opened
-ignoring blatant signs / warnings
-characters making dumb choices despite knowing better
-predictable location (why can't we have a haunted roller coaster or a ghostly townhouse in the city?)



So I can't say I hated Craven Manor, but I sure as heck didn't love it. I've definitely encountered worse main characters and less entertaining plots, which is faint praise, but it's all I've got.

I don't understand the high ratings and reviews of this book. This book is very poorly written. The concept could have been really interesting but the execution was poor. The characters were flat and unrealistic. The supernatural aspect of the book could be interesting but again, poorly written full of cliches!

A couple of my friends picked up some books by Coates a while back, and I was intrigued, especially because the covers were so striking, so I bought the same books. This is Women in Horror Month, so my friend Sadie invited me to buddy read this one with her. I obviously agreed. Anytime Sadie gets excited to read a book her enthusiasm is infectious. So we both started Craven Manor on the same day.

Last month I read The Carrow Haunt by Coates, and I have to admit I was surprised by the ending of that novel. The book was genuinely creepy, and then the end happened. So I was eager to pick up another book by Coates to see if it went in a similar direction.

Sadie and I discussed this book just now, and we both agree that Coates writes a certain brand of horror. I don't think "Cozy Horror" is an official subgenre, but that's exactly what I would call her books. Both Sadie and I grew up reading John Bellairs, and I feel like Coates is Bellairs for adults. For those of you familiar with Cozy Mysteries you know that the stakes are a bit different. The same is true with both of the books I read by Coates. And while I love some hardcore horror, reading a book like Craven Manor is a nice break in between the buckets of blood I normally read. Although, I honestly prefer my horror dark.

So this was an enjoyable read. However, I wouldn't recommend this to most of my friends who read the books that we all normally like. I can see myself grabbing a book by Coates on a rainy day when I just want to relax and fall into a story that I can zip through and that makes me feel comforted and content by the end. That's not typically what your average horror lover is looking for.

As far as Craven Manor goes, I had a couple of issues, but nothing that really bothered me. The protagonist is overly generous with people who don't deserve his kindness, and very naive. All of the ghost tropes went right over his head. It actually became sort of funny after a while. As someone who reads horror and watches horror every day, I was admonishing him out loud for not understand why he needed to make a salt line in front of a door. But despite these things he's a likable character, and at least Coastes included a character that is the polar opposite. In horror, you always need a character that you loathe and hope they die terribly. I know that sounds awful, but it's true.

So pick this one up if you want a little bit of horror lite in your life. Otherwise, stick to the gore you're used to. Coates definitely has an audience, and they know who they are.

Daniel put the lamp down and reached towards the door. He couldn't stop himself. He had no intention of touching any of the four locks, but he wanted to understand the mystery. His fingertips brushed the wood in the centre of the painted cross, and he instantly recoiled. Something had thrummed through the wood, like a low electrical current. With it came an immense sense of malaise. Suddenly, he felt as though his whole world were a second away from crumbling, as though the shadows were alive, creeping towards him, their long, cruelly sharp fingers twitching as they stretched towards his throat.
Do not enter the tower...


Daniel is out of cash, a job, and almost a home - everything, really. Which makes it the perfect time for a mysterious letter offering an opportunity that sounds too good to be true: restore the gardens at Craven Manor, and not only will he be paid in gold, but he'll be able to live in the groundskeeper's cottage, too. All he has to remember is never to bring anyone to the property, or be outside between midnight and dawn - oh, and if anyone knocks in that time do not answer.

So of course he takes the job, because this is the world we live in now, and Daniel's reached the point where it's starve or deal with obviously haunted gothic mansions. And sure, things may go bump in the night, but he's actually enjoying the work, there's a cute cat for him to try and help, and his absent boss is actually pretty understanding, if the notes he leaves are anything to go by. Then, of course, he makes the mistake of trusting his (living) awful cousin, user and just general asshat Kyle - and it's there things start to go downhill.

I did actually really enjoy this, particularly the unexpected tone it took on as we got into it, but there were a couple of down points that almost knocked another star from the rating. The writing is fine, straightforward and easy to breeze through, but it's no great shakes; Daniel is a sweetheart but for someone at the end of his rope he's managed to hang on to a LOT of his naivete; and in a couple of points suspending disbelief has to work just a bit too hard. I'm all for completely out of the box ideas, but they have to keep internal logic.

Overall though, definitely happy I read it.

DNF at 31%

I'm sorry but I can't read this now. Daniel, our main character is flat and stupid, the plot seemed far-fetched and the story was full with clishes. I hoped this would be a good horror book but no. 😢 It was not creepy at all. At least, not for me.

CRAVEN MANOR is definitely one of my favorite books this year. I absolutely loved it! The premise was so intriguing, and that cover fantastic! And once I read the rules of the manor, I knew this story was going to be a haunting page turner! And it was!

Daniel, our protagonist, is incredibly likable—almost to a fault. Everyone could use a friend like Daniel!! But on the other end of that spectrum is his cousin, Kyle—a despicable human being. Whereas Daniel is kind, loyal, and selfless, Kyle is selfless, ignorant, and a waste of space, to be honest. They are absolute polar opposites, which plays to important plot points in the story. And then there is Bran, the master of the manor, and young Annalise, who become Daniel’s friends. Loved the backstory about Bran, Annalise, and our antagonist, Eliza!! Haunting!! All of the characters are wonderfully written with solid development.

Darcy Coates has a brilliant way of scaring you without even trying. The knocking Daniel heard on his door that first night at the manor — so creepy. Could have been a dream until Daniel saw the handprint on his window the following morning. And the words on the page play like a movie in your mind. Her writing has a way of transporting you into the story so you can see it play out. Such amazing imagery. Very few books cause such a visceral response, in my opinion. Sudden noises in my house late at night while reading made me jump. My heart would be racing while sitting on the edge of my seat. One of the best ghost stories I’ve ever read. And that ending - gave me goosebumps!

CRAVEN MANOR is a fabulous ghost story with not only horror, but humor and heart. It is a story of long dead secrets that time could not keep from being uncovered. It is also a story of unlikely heroes, as well unlikely friendships.

I just hated to finish the book—I enjoyed it that much! But at least I have many many more of her books to look forward to! 5 phenomenal stars!! :)

Craven Manor by Darcy Coates and narrated by Will Damron is a great ghost story but a story about an unlikely friendship too! It has mysteries, a creature or two, a ghost, greed, and compassion all in one book. I liked how it all ended up too! Narrator was terrific in his performance also! Good book all around!

This was the first book I've read by Darcy Coates and it was really good!

If you don't like very scary books, no worries, you won't have to sleep with the lights on or anything. It's just a little creepy and there's a few 'hold your breath' and 'make you jump' scenes but nothing over the top.

I'm kind of picky about ghost/ haunted house stories especially the endings but I was pleasantly surprised by this one. It wrapped up nicely and didn't leave you hanging with a million questions which seems to be the case in a lot of the ghost stories I seem to read.

I personally want to read all of her books now including her upcoming release The Carrow Haunt which sounds like it's going to be awesome too! My poor TBR is never going to decrease.

Before you stay at Craven Manor though, you need to know the Rules:
No strangers are allowed onto the property.
Do not enter the tower.
Do not leave the groundskeeper's cottage between midnight and dawn.
Draw your curtains.
Keep the door locked. If you hear knocking, do not answer it.

Underwhelming. My second by Darcey Coates and I'm giving her one more chance only because I already have another on order. Most supernatural novels are weak because the protagonist doesn't have the sense to get out when scary stuff starts happening, and this is the case with Daniel in "Craven Manor.". It's another horror novel that depends on the stupidity of the main character. And the book is full of plot holes, which seem to be a specialty of the author. "Craven Manor" has suspense and builds to an epic climax which, although incoherent, is a page-turner. But there were many times I rolled my eyes or even laughed, like when Daniel tried to take the pulse of a 200-year-old ghost. Basically it all comes down to this: If Daniel had any sense he would not have stuck around, and there would be no book and it would not be a big loss.

Main character, Daniel, has to be the weakest, dumbest, most gullible character ever put on-page. He is repeatedly used and abused by his cousin Kyle and never "gets it." The entire book he tries to figure out what it all means and if he should really do what he is told; e.g., the instructions say don't open the door if anyone knocks, "Wonder if I really need to do that or can I open that door?" Dumb, dumb, dumb. Or, after showing his terrible cousin his gold coin, "Where is my coin? Did you take it? No, well okay then, you must not have." Dumb, dumb, dumb!!!

The beginning was brilliant, I mean this was the first book that brought me chills but unfortunately the plot was unoriginal and when I get to read the exchanges between Daniel and the old lady I had to skip a lot of pages because of the missing words.


The story is actually simple: Daniel Kane is a humble young man that shares an apartment with his cousin and is very poor. One day he receives a letter that states that at Craven Manor is needed a gardener. Daniel being desperate for a job, accepts the job but day by day he starts to realize that nothing is not as it seems.
