The analysis of the processes of urban growth and sprawl should be conducted taking into account ... more The analysis of the processes of urban growth and sprawl should be conducted taking into account the temporal evolution of a plurality of parameters: economic, demographic and socio-cultural. These factors are so related that the complex territorial system sometimes seems indecipherable. Thus, as the quantitative modeling suggests, the real phenomenon is simplified, identifying a limited number of exogenous variables and researching the effect that these variables generate on the simplersystem, object of the study. The goal is to find the functional relationships that govern the events.

The globalization processes promote the development of a society characterized by housing needs a... more The globalization processes promote the development of a society characterized by housing needs and life rhythms different from the past, whose times and distances contract in favor of a faster circulation of information, people and goods. If it favors, on the one hand, the economic growth of the cities, on the other hand it weakens small towns, depopulating them and consequently impoverishing them in their heritage of material and immaterial identity. Starting from reflections on the specific characteristics of the small town, in light of the different definitions that are recognized in the literature, the study intends to provide a general framework on the actions in progress, in Italy and in Europe, for the revival of these communities. With a double perspective: to prepare a panel of indicators useful for expressing the social, economic, environmental and historical-architectural values of the small urban core; therefore to formalize a multi-criteria analysis model able to support the public decision-maker in the implementation of valid strategies for its recovery and valorization

The paper establishes the measure of the diachronic correlation between market values of the land... more The paper establishes the measure of the diachronic correlation between market values of the land and variables able to affect the mechanisms of price formation. Geographic Information Systems (GIS) are used to process cartographic representations useful for visualizing the spatial distribution of data, which pertain to the vast area of the Province of Salerno (Italy). The analytical path starts from the collection of information and construction of the datasets, passes through the selection of parameters and for the processing of the maps and can establish quantitatively the levels of correlation between market values and territorial variables. Thus, it provides useful elements for future research, with the aim to generalize the functional relationships between agricultural land values and socio-economic variables through the writing of a value function.

The evaluation of alternative scenarios of urban and territorial transformation is complex decisi... more The evaluation of alternative scenarios of urban and territorial transformation is complex decision problem, the resolution of which requires the simultaneous consideration of issues not only technical, but also social, cultural and environmental, based on a pluralistic and systemic vision of the problem. The Multi-Criteria Analysis (MCA) techniques offer an effective help in this direction, which provide a rational methodology of choice capable of taking into account multiple objectives to be pursued. The aim of the paper is to define a multi-criteria evaluation model useful for selecting the best compromise combination of projects that must make up an integrated urban regeneration program. The novelty of the research consists in combining the Analytical Network Process (ANP) with the Zero-One Goal Programming (ZOGP), where the ANP allows to express the interdependence relations between the criteria, as well as between criteria and projects, while the ZOGP allows to consider requirements and constraints of the reference system. The actual application of the model may have repercussions on the processes of allocating public resources, thus constituting an economic policy tool.

The characteristics of location include the location of the building relative to the center of town, the level of infrastructure, the presence of community facilities and shops, etc. It is evident that the location parameters are strongly influenced by land-use policies and technical and economic value of investment projects, in turn dependent on socio-demographic factors and the financial resources that characterize the urban area. Starting from the collection and analysis of market data on the vast area of Naples, assets datasets and cartographic representations are constructed through GIS. The research aims to highlight the logical-dimensional relationships existing between the land values of a cultivated quality widely spread over a large area and the variables population density and average taxable income, representative of the socio-demographic and income conditions of the population. The elaborations are carried out through spatial correlation analysis, which also makes use of Geographic Information Systems (GIS). An application is developed with regard to the average land values of irrigated arable land in the Campania region (Italy).

Secondo la disciplina estimativa, i valori di mercato degli immobili urbani dipendono dalle carat... more Secondo la disciplina estimativa, i valori di mercato degli immobili urbani dipendono dalle caratteristiche di localizzazione, riconducibili all’ambito territoriale di riferimento, e dalle peculiarità del singolo cespite. Le prime sono fortemente condizionate dalle politiche di pianificazione territoriale e dalla valenza tecnico-economica dei progetti d’investimento, a loro volta dipendenti da fattori sociodemografici e dalle disponibilità finanziarie che connotano l’ambito urbano. A partire dalla raccolta ed analisi di informazioni mercantili che attengono all’area vasta di Napoli, sono costruiti dataset ed elaborate rappresentazioni cartografiche dei valori patrimoniali secondo logiche GIS. Le mappe sono poi messe in correlazione con tavole predisposte su parametri socioeconomici in grado di incidere sui meccanismi di formazione del prezzo delle abitazioni residenziali. These orientations and guidelines are methodologically consistent with the study protocol that is proposed and from which emerges the centrality of both the compositional and technical solutions that are planned for the property, and the results from the economic-financial evaluation. The case study of the Convento dello Spirito Santo in Pellezzano (SA), developed in relation to the selection of interventions that are technically compatible with the historical and architectural value of the building, highlights how on-site tests are essential so as to create a database that may be useful for improving the general intervention principles as part of a continuous feedback process and source of any subsequent correction
