It examines the design variants for the revitalisation of the marketplace, in particular, investment in their modernisation in order to find the most optimal model for transforming these public spaces to have a significant impact on the city’s development. The research is a comparative analysis of the implementation of regeneration design models on the marketplace within the Oliwa district of Gdansk (Poland).The data for the case study design models includes analysis based on various optimisation criteria, taking into account the urban and economic aspects of the city landscape when selecting a specific space revitalisation design model. The implementation of regeneration investment includes a number of complex processes that must be sustainable and so require rational social and spatial planning, as well as proper organisation in terms of cost and time.

The questions how to delineate its character and how it is possible to objectively compare two spaces is a matter under consideration. This was the reason for creating new theories about the structure of space. Space syntax analysis (SSA) or simply Space Syntax defines a number of theories and research areas devoted to the analysis of space configuration. Ongoing research and observations of the configuration of spatial settlements and human behavior within in the past years has shown a close relationship between the physical structure of space and the quality of life of its inhabitants. SSA is used as an academic and commercial tool to analyze projects on an urban and building scale. It is a tool of sustainable development used to study movement of space users, crime in the city, antisocial behavior, economics and viability of service, transport or health behavior.
This paper summarises the results of the research carried out at the University of Ljubljana, Fac... more This paper summarises the results of the research carried out at the University of Ljubljana, Faculty of Architecture, Slovenia, during the PhD visiting period of the first author from the Gdansk University of Technology, Poland, in the framework of the PhD course "Sensitive urban places", leaded by the second author. Focusing to the specific problems of the Gdansk Osowa district in Poland, this research develops the idea of sensitivity levels of public places, requiring respectful modes and levels of design interventions. In order to bridge the gap between the spatial potentials and the actual situation it demonstrates the dichotomy using two evaluation methods: the first representing abstract (the 'space syntax' method), the second starting from the experiential point of view (the 'spatial sensitivity' method). The results include the incremental methodological contributions to the methods used as well as the interpretation of place sensitivity as the starting point of the intervention potentials of the case study itself. The discussion shows the diverse levels of the transferability and relevance of the results.
