The study aimed at evaluating the contents of tenancy agreement entered into between lessors and ... more The study aimed at evaluating the contents of tenancy agreement entered into between lessors and lessees in Osogbo, Owode-Ede and Ede Metropolis in Osun State (Nigeria) from 2011 to 2020 in order to determine its adequacy in the face of the Post-COVID-19 pandemic in Nigeria. A questionnaire survey approach was adopted to achieve aim of the study. Findings of the study revealed steady dwindling of rental market transactions with deteriorating landlord/tenant relationship caused by disagreement on tenancy agreement related issues leading to default in rent payment, rent review period and renewal. Findings also indicated a low ebb experience in the rental market due to the economic downturn resulting from, among other factors, the lockdown policy, which impoverished Nigerians to the extent of struggling to make ends meet. The paper determines the influence of property use conversions on residential property rental val... more The paper determines the influence of property use conversions on residential property rental value performances in Ikeja, Nigeria. Previous studies have shown that a multiplicity of use conversion characterizes Nigeria urban centres, hence, threatening the cordial relationship among the property market participants, rental value performances, distorting city aesthetic and morphology. The rapidity of this trend is alarming, thus call for the urgent attention of land/city managers, spatial planner, government and other stakeholders to address its attendant problems. Quantitative data, using questionnaire survey, were collected and used for the study. The influence of property use conversion factors on residential property rental value performances in the study area was determined using a predictive model. Findings of the study show that about 67% of use conversion activities in Ikeja can be explained through the fusions of the conversion factors in the predictive model with 96% influence on residential property rental values. It was further observed that there exist increasing cases of default in rent payment due to the conversion activities and intensive competition for property uses especially properties with locational advantages. The paper advocates for strict implementation of all relevant sections of urban property use related laws in the state to ensure compliance with existing laws and appropriate monitoring of property development and uses that will help in the achievement of sustainable city development and liveability in the post pandemic era.

The inclusion of real estate subsector in the global investment intellect of the modern smart contract perspective is imperative. Real estate investment as a special investment option is a core aspect of the global investment market that requires huge initial capital outlay specifically in the current volatile global market variability caused by the covid-19 pandemic. Disentangling the degree of awareness, adoption and the usage as an innovative real estate smart transaction modality have become a subject of serious policy concern in the country. This study seeks to assess the level of awareness, adoption and usage of digital currency in real estate transaction in Nigeria since the introduction of the eNaira with a view to advance the understanding of the property market dynamics in Kano metropolis, Nigeria. Primary data were sourced with the aid of questionnaire survey technique administered to real estate practitioners and their clients domicile in Kano metropolis. Descriptive and inferential statistical approaches was used for the data analysis. Findings from the study shows that despites the trend in the digital currency, mutual knowledgeability in terms of awareness and adoption, its usage is low in the Kano metropolis real property market subsector of the national economy. It is on these findings that the study recommended an all-inclusive awareness campaign among the real estate practitioners and the public domain through national and state conferences, print and the social media on the benefit of utilizing eNaira. This will help in increasing government tax collections base that will engender growth and development of Kano especially in current post covid-19 pandemic era.

During periods of high inflation, it has been observed that certain investment asset classes not only do not protect the investor’s earnings, but actually perform as perverse hedges. Real estate has traditionally been perceived as a good hedge against inflation; however, fears have been expressed recently about whether it really is a hedge against the background of economic volatility and recession that has characterized many economies. This scenario may not be unconnected with the global demand for skilled workers and the search for greener pasture. This research identified why professionals leave the Nigerian Construction Industry in droves and explored the effect of these on project delivery in the Nigerian Construction Industry. A survey research design was employed for the research and the research objectives were achieved through the use of percentile and relative importance index method of data analysis. It was gathered that there was an external economic pull on the Nigerian Construction Industry as a result of better wages, political stability, social stability, health insurance etc. To arrest and reverse this development it was recommended that economic, political and social climate be made conducive so that qualified hands can be retained and those in diasporas can be encouraged to return home.

This study aims at examining the risk-return characteristics of commercial real estate investment... more This study aims at examining the risk-return characteristics of commercial real estate investments in Osogbo Nigeria. Primary data used for this study was obtained through questionnaire survey. A total enumeration survey of all the estate surveying and valuation firms in the study area was carried out. The data collected was used to calculate the income, capital and total returns on investments in commercial properties in Osogbo. Furthermore, descriptive statistics was used to determine the asset returns and asset risk of the selected investment assets. This involved the use of weighted means, percentages and Standard deviations. The study revealed that investments in commercial properties in the study area provided a continuous positive rate of returns ranging between 3.12% and 34.35% while the corresponding risk ranged between 1.50% and 10.11%. The investment information provided in this study has significant implication for both local and foreign investors desiring to invest in the Nigerian property market.

Recent studies on urban structures in Nigerian cities have focused on a work trip and transportat... more Recent studies on urban structures in Nigerian cities have focused on a work trip and transportation, urban decay, population explosion and urban land use crisis in major urban centres like Lagos, Kano, Abuja, Port Harcourt and Ibadan which are the main commercial centres and industrial hubs of the nation. Studies of urban spatial structure concerning city health in medium-sized cities and towns like Minna in Niger state, Akure in Ondo state and Osogbo in Osun have received little or no attention not to talk of smaller cities like Otukpo, Ede, Otan-Aiyegbaju, Saki and others in that category. The scantiness of these studies has made it difficult to have access to adequate and appropriate information and database for any effective and meaningful planning for urban planning and the health of inhabitants of cities in this category. Hence this study examines the internal structure of Ede metropolitan city concerning its health. Ede, the traditional home of the warlord in Yoruba land, is one of the most important towns in the old Oyo Empire. As a theoretical work, secondary data sources were explored to analyse the spatial structure of the city growth, health and land use. The study recommends among others the identification and replacement of the rundown structure, the provision of basic amenities and concludes that the adherence to the abovesuggested ideas will go a long way in ensuring a fair and sustainable healthy city in Nigeria that will be in line with the demand of the Millennium Development Goal (MDG).

Purpose - The study aimed at evaluating the level of awareness, causes and attention given to real property
insurance by property owners in the protection of their premises against peril in Osogbo. It is done to expose the
factors responsible for real property owners' apathy, their level of awareness of the need to take policy cover against
perils and the attention accorded real property insurance in the study area. Design/methodology/approach- As an
exploratory study, structured questionnaires were administered on five top insurance companies operating in the
state and 350 property owners who were picked through systematic random techniques in the three study locations
in Osogbo. The study locations are Iwo-Okefia Road; Isiaka Adeleke Freeway and Obafemi Awolowo way. Every
first building fronting arterial road/street in the study locations was randomly selected, and after that, every fifth
building constituted the subsequent unit of investigation. The data collected and analysed using statistical tools were
presented for ease of understanding in tables as Frequency Distribution, Mean, percentages and Likert
Scale. Findings - The results revealed that 97% of respondents agreed that they are aware of property insurance and
its importance. Though, 2% of the respondents claimed to have insurance cover on their properties. It also found five
fundamental factors (economic, social, religion, traditional and suspicion) are responsible for client apathy in the
study area. The study further found that property insurance issues in the study area are negligible as there is
suspicion between the insured and the insurer and government has done nothing substantial to enforce real property
insurance on property owners. Practical implications - The paper suggested creating an enabling environment by
the government as a subtle means for boosting real property owner's confidence and the enforcement of real
property insurance in the country. Originality/value - The study is one of the few attempts at investigating the level
of awareness, causes and attention accorded real property insurance in the Nigeria real property market.

Purpose: The study evaluates the emerging trend of land grabbing and its probable effects on resi... more Purpose: The study evaluates the emerging trend of land grabbing and its probable effects on residential real estate development in the Owode-Ede urban settlement of Osun state, Nigeria, to expose the factors necessitating land grabbers activities in the study area. Design/methodology/approach-To achieve the purpose, the researcher embarked on a reconnaissance survey of Owode-Ede Neighbourhood settlement. The three residential neighbourhoods from where 1,230 residential sites identified were selected through purposive sampling technique, and 861 plots representing 70% were randomly picked for the study and thus formed the unit of investigation. The questionnaire designed and used targeted obtaining information on respondents' socio-demographic characteristics, residential plot acquisition and ownership security, land grabbers' (omo-oniles) mode of operation, causal factors, and their effect on real estate development. Data collected were analysed using Frequency Distribution Tables, Mean and Standard Deviation, and mean weighted values. Findings: The findings revealed that 97.6% of the respondents are male, 96.2% are married, and 3.5% are single. The respondents' age distribution shows that 61.6% of the landowners sampled are between the ages of 45-54years. The age bracket is the active, working population and productive age of the society. However, the respondents' educational profile revealed 83.7%; 15.1% and 1.2% had tertiary, secondary, and primary education. The study, therefore, concluded that the need to checkmate the demented activities of land grabbers and their emerging antics that are inimical to real property development/investment through stringent measures must be emphasised. Originality/value: The study is amongst the few attempts at exploring the challenges of real estate developer/investors in the hands of omo-onile (land grabbers) and the first bold step in the study area.

The paper therefore evaluates the efforts of the Federal Polytechnic Ede academic staff union cooperative society at alleviating poverty through housing development financing. To achieve this, the study explored both quantitative and qualitative research methodologies in order to empirically investigate the activities of the society and established the nexus between housing development, poverty alleviation and cooperative societies. Both primary and secondary data were collected and analyzed using descriptive statistical tool. Findings from the study revealed that 270 staff members have benefitted from the housing provision initiatives of the society with their properties at various stages of completions, while 24 members have also obtained their PhD and Master's degree, 18 members got exotic cars through the dedicated education and car loan options. More so, the society provided soft and flexible loan facilities at low interest rates through which staff members have been empowered. The paper concluded by recommending the introduction and sustenance of cooperative societies in government institutions as a sure means for housing ownership and urban poverty alleviation in the country.
